    Moved in on October 18th. Part of Lease is that Trash Valet would pick up my trash after 7 pm everynight, except where designated. Sent notice to ************** on November 10th that Trash Valet was not picking up Trash. No response On November 17th. I received a notice saying that I did not follow the trash rules. I did, Trash Valet did not pick up. Said that they would look into it. No reponse from leasing. On November 30th, sent another note saying that Trash Valet was continuing to not pick up my Trash and that I was resorting to having to use Trash Chute which is only open from 9 am to 4 pm. ******* office said that would sent me a note and keep me aprised of situation. No response from leasing office On December 18 to 20th, left trash and recycling out per instructions every night and no pick up. When I went to dispose of Trash in. chute on Dec 21, BEFORE 4 pm, trash room doors were locked. I therefore left packaged trashed in trash bin in rental office and asked staff to dispose. I sent the leasing office heads up. Received response that my behavior was "not acceptable" Dec 21st, was sent note saying that my behavior (ie. asking landlord to dispose of Trash) was unacceptable. Also was told that the service was not their responsibility, even though I had asked them multiple times to fix the issue. Received notice from manager, ***************************, that Trash was like PG&E (its not because I don't pay Valet directly and it is something that they force me to use) and so it is not their responsibility. He also noted that my classification of their lack of response as "incompetent" as disrespectful, rather than owning any part of the issue to mismanagement.

    *** failed to deliver $500 referral credit as promised.In August,2023, I referred a friend to sign a lease at ************ - an ******* rental property managed by CIM Group. During my friends apartment touring, application and move in, they have stressed that they are referral by me, and thus as advised I should have received a $500 referral credit within 30 days of my friends move in. During application, my friends have raise it on the leasing teams attention that there were no place for them to put my referral information and so they wrote an email to the leasing office, pointing it out to them that there indeed was referred by me and got an reply that the referral will be honored.Forward to today, 2 months have past since their move in day. The leasing office failed to give me the referral credit I deserved and refuse to communicate this matter with me or my friend.

    CIM Group, ************************** **** Wont close my (ours) account made this investment back in 2018, been trying to close it scenic 2022 they told us back then that they could not close it just give us 30 to 37 dalliers a month after filling out paperwork each month unless one of us was to pass. Well my partner of 36 years passed away in Jun and they are still giving the bank that made the investment for us the runaround they have been helping filling out the paperwork making phone calls to them even back when ***** was still with me on her oxygen we had to go into the bank so the bank could call them with the both of us there. We have lost some money over this but the way the are trying to close the account it would take a long time I'm not going to try to do the math on it . Thank you ****
