My wife and I lived in *****, managed by MG Properties in ********, **, for two years and really liked the spacious loft layout. Unfortunately, our experience was ruined by poor management. They consistently failed to communicate, showed little regard for residents, and lacked **************** major issue happened while we were on vacation. Water intrusion from garage pressure washing caused mold to grow in our unit. Managements solution was to cut into our den wall and run a loud dehumidifier in the living room for over 10 days. It disrupted our sleep and daily life. We got no notice about maintenance visits and had to constantly follow upespecially since we had two large dogs to manage. There was no apology, no compensation, not even for the electricity the equipment used. Before moving out, we were told during our walkthrough that touch-up painting and carpet replacement would be covered. Yet our final bill came to over $4,000including charges for those items. After pushing back, they credited $675 for paint and $692.44 for carpet. But the most outrageous charge remained: $2,537.17 to replace 500+ sq ft of vinyl flooringjust because of some rug and safety tape residue.I admit I shouldve cleaned it before moving outthat was my oversight. But instead of trying adhesive remover or a heat gun, management jumped straight to full replacement. It felt like they used it as an excuse to get new floors at our expense. No effort to find a fair solution. Ive never seen such an excessive, unjustified charge. It was infuriating and felt like pure greed. All of thisplus broken promises, poor communication, and a lack of careovershadowed any positives. There are much better apartments in the area. Do yourself a favor and stay FAR away from this management company. They may seem professional, but whats underneath is poor service and shady practices.

DO NOT GIVE THEM YOUR MONEY!!!We were absolutely taken advantage of during this application process. I was told by *** ******* of MG PROPERTIES that after paying $300 for application fee and holding deposit that if we were denied we would be refunded the $200 holding deposit. I called them to make sure this was the case. I am a single mom and I dont have the budget to just throw away money like that. I thought I was being cautious. Come to find out that they do not deny applications they do approvals with conditions instead. The conditions being a ridiculously high deposit. They know full well someone that doesnt meet the original lease requirements (ie lower income or low/no credit) is not going to be able to pay thisand my not outright denying the application they get to keep my $300. To be honest I do t know if this is legal and I will be reporting it. HOWEVER I do know that this is an immoral and disgusting practice. Please beware and do not get taken advantage of as I did. Expensive ****** learned.

Ive been living in this apartment complex for a while now, and unfortunately, my experience with the lease office has been extremely disappointing. Ive been dealing with a persistent noise issue from my upstairs neighbor for the past five months, and despite reporting it multiple timesboth through emails to the lease office and through the online assistance systemnothing has been done to resolve the issue.Every time I report the problem, the lease office gives me the same generic response, saying they will "escalate my request" and "solve the issue as soon as possible." However, their actions dont match their words. They have not once reached out to my neighbor or taken any concrete steps to address the situation. Their attitude feels completely perfunctory, as if theyre just trying to brush off my concerns without any real intention of fixing the ************** here has become frustrating because of this lack of accountability and responsiveness. If youre considering moving here, be aware that the management may not take your concerns seriously or follow through on their promises.

I do not ussually give apartments bad reviews on BBB, but I thought people should know including new clients that decide to get an apartment from them. On the day of 11/30 on Saturday I decided to come look at the apartments. I already booked a time on the third party site. When I came there I sat there for 12 minutes. I sat patiently while some guy was helping other clients. After a while he came to me in a rude manner asked what I was doing there, stated he was booked all day, and what really hit the nail in the coffin is when he told me those other people before me waited weeks in advanced to come in and see the apartment. I was not only shocked by his rude behavior but tone as well. Anyways I mentioned the third party site where I booked a time and he just told me next time go through their website and he will reach out to me. He or other agents never did. The managers there are extremely rude. I am glad I renewed at my other place of stay, but that experience sent me a bad taste in my mouth that they do not like new tenants coming there. That guy could of said in this scenario "Hi, how are you, my name is _______ I am very sorry you waited here, but we are booked for today, I will book you for a time give me your name and number so we can make that happen." Instead he just sent me away like he did not give a ****.

I rented from ********************** for 4 years. The last year was the absolute worst. I had the neighbors above me leak water into my unit while they were changing the water in the their fish tank. My property was damaged remotes to my television and my walking pad (mini treadmill). I contacted the office to let them know what happened sent pictures to corporate and was told I needed to follow whatever the renters insurance was asking me to do which was to pay a 250 deductible for a problem I didnt cause. They refuse to assist with holding the neighbors responsible. Second I had a problem with mice I the unit. I informed the office and pest control came and confirmed mice were biting through the wall behind the stove and thats how they got in. This ultimately made me leave this property. However there was a lot more I experienced while living there including discrimination. Every time I contacted corporate to speak to someone. They would just send my message or email to the office let to deal with. No one incorporate was willling to speak with me. Im currently seeking legal advice to see what *** be done against this horrible property management company. I do not recommend anyone renting from them.

Wish it could be zero. Initially, liked the place for the apartment layout, however, as time passed the experience got bad to worst and they kept increasing my rent (*********). The last time they raised it $400.00 about 20% at renewal which was more than typical. Maintenance did their best to resolve issues, but the turnover for front staff was terrible and not good customer service, slow/no answer for calls. Fire alarm always going off middle of night disturbing sleep, trash overflowing in the room, dog f**** in the walkways, violent fight in the parking area, cars broken into and things stolen multiple times (nothing done about it), elevator constantly down and for extended time and I got stuck in it on one occasion when it broke down, stairway smelled of urine, upstairs neighbor noise/loud music was ongoing despite complaints. Finally, I was traumatized after being stuck in the broken elevator and stopped using, but then couldnt carry all my items up stairs after my shoulder injury. I had to break my lease and move out, but they still charged and threatened if I dont pay, despite all the faults in their practices and property. I have been paying and still paying for my stay there. I wrote a review on ****** in which they responded suggesting I call a number for resolution. I called several times; left a message, not surprising, I have not been able to speak with someone. Terrible business practices which should not be allowed.

I am a resident at ******* 650 and would give a 0-star rating if possible. The property management has displayed extremely poor communication, with no responses to multiple requests. They have also mismanaged parking assignments, causing inconvenience to tenants. Additionally, recently packages have been stolen within hours of delivery, and the leasing office has taken no action to address this issue. The mail room is disorganized, and the lack of security or oversight makes it easy for thefts to occur. Overall, the management's lack of attention to these serious concerns has created a frustrating and unsafe living environment.

I had stayed at *********************************** in *************. HORRIBLE COMPANY TO RENT FROM. Worst apartment experience I have ever had. My AC leaking repair didnt come for 2 days. Never came to replace AC filter they just left it on the couch for me to handle. Infested with scorpions. The office managers dont take issues seriously. Hot tub didnt work for over 10 months and trash everywhere on the property. STAY AWAY!!!

I lived at MG Properties Carillon for the past six years. During my move out pre-inspection, the employee stated that they always replace the carpet if you have pets because of the pet smell. I was charged for a partial carpet replacement although the term of the lease exceeded the lifespan of the carpet. You pay for a ********** of ***** and Power bill as well as a Southern ************** bill. ******** adds monthly charges onto the rent for water base charge, water heating, pest control, sewer, trash, and water.Parents let their young kids run unsupervised after 10:00 pm. Residents throw their trash onto the trash room floor which is right next to the parking garage. When I was walking from the parking garage into the hallway, the smell was usually very terrible with trash piled up. There was always a large amount of silverfish and cockroaches and spiders in the apartment. I could smell cigarette and marijuana smoke coming through my bathroom vent. The smoke alarms go off regularly which ring very loudly on the outside of the property, the hallways and inside your bedroom. The alarms usually continue to ring for about 20 minutes. The office told me the reason it takes so long to shut off the alarm is because an employee has to go to the office and identify the alarm, then go and physically look at the alarm to make sure there is no fire and then return to the office and shut off the alarm. The adjacent property has a fire alarm system that has been ringing regularly Both of these alarm systems interfere with any amount of quietness or sleep you are seeking. One of the worst health issues was that residents left their dog f**** in the hallways, on the walkways and on the grass in the dog areas. The management regularly sent out notices warning residents to put the animal waste in bags and dispose of it properly. ******** has had several management changes and the property appears to continually have more and more problems.

This company acquired an apartment complex in *****************The address is ****************. South. I lived in one of these units for 11 years and two months. When I moved out, they charged me for replacing all of the carpeting, painting, and re-surfacing a vinyl tub, which had a warranty of approximately 5 to 6 years. I disputed these charges due to normal wear and tear Per Arizona landlord and tenant recommendation. I formally submitted an email to MG Properties in June 19, 2024 and they replied that by June 21, they would communicate with me. There has been no communication from them yet. Today is July 9. Very poor Customer Service!Do not rent from this company!
