      I paid for my credit report ($50) for a rental property in ********* Ca. My credit was never ran and the property was removed from the listing. Never received notification of my credit being checked. I called their office, was transferred to the voicemail of the agent in charge, never returned my call. I called again, was given her email, sent emails and she responded with the money is non refundable, that she is not obligated to refund. I asked for a copy of the report if it was ran, she refused, said they are not permitted to do so. Now both my bf and I are out this money since we both paid. I DO NOT recommend doing business with Utopia Management and ***************************** (the agent I was emailing with).

      I have worked in real estate and worked with management companies. I cant even express how unprofessional this company is. They are rude, will give you every excuse why they arent getting back to you, lead you on to get you to put down your deposit, after change the requirements for the house still lead you on. They dont care about peoples situations. Apparently everyone goes on vacation every week and will use that as an excuse. There is definitely something weird going on with this company. Try to talk to a manager or someone in charge that wont happen either. I have worked with management companies and never seen or dealt with such negligence. If I was the property owner I would be very upset that my house was sitting so long because of how this company operates. I truly think this company scams people. Even if you were able to rent from the god for bid you needed to get in contact for an issue with your home. But Im just a wanna be tenate which is what Im pretty sure the person in charge I spoke with said to me. Also way to treat your Purple Hearts knowing the situation someone was in and still took their money and wasted their time.

      They are TRASH. ***** is the branch manager. She is extremely unprofessional, is extremely condescending, very rude... I've had minimal interactions with this woman, and in no way have any been "a pleasure". Her assistant, *******, is a v2 of *****. She is there to make her money and get her job done - that's it. Same ***** attitude. You can't blame the girl with the kind of manager she has that is leading by example.***** acts like she's the *** of some billionaire company - she's a rental manager... so she needs to be humbled. She won't return calls, she's not clear.... says one thing and then changes her mind... it's just a very unprofessional establishment and I wouldn't recommend this place to anyone. Granted, sometimes people have no choice but to deal with what you have... and that's totally understandable. But if you happen to read a review, or SEVERAL reviews, about how horrible a certain person or company is, don't just take it with a grain of salt. Do your research and find out yourself.

      Hi *******,I apologize for your negative experience. You opted to end your lease early in November 2023 and we have been actively prepping and advertising the home for rent to mitigate your financial burden. We are obligated to return the house to the condition in which you received it, which means cleanings and repairs that were not done when you moved out. We have promptly responded to all of your emails and requests for documentation. Today I provided you with all invoices and photos per your request. You asked for a phone call, and I responded and asked what time I can call you on Friday. Your only response was "read your emails". Again, I am sorry that you are not happy with myself of *******, please call me directly at ********************* or email me at *********************************** so I can better understand how we can help with your situation.Sincerely,********************* Utopia Management

      Utopia took over previous PM in 2020. At that time it was satisfactory. Jumping forward to August 2023 everything changed. Units became vacant, we personally worked on them. Ready for tenants to be placed end of September. Nothing, lack of communication for updates. Basic cleaning and gas to be turned on was all that was remaining. Nothing for 5 weeks, went to check on them ourselves. Work was reported as done, yet it was not. At that time we decided to go a different direction. We were paying customers and didnt feel like it was a fit any longer. A day later Utopia took a deposit, two days later another. Units were not even move-in ready. I did not want this, when I tried calling, I left multiple messages in multiple areas within the company, I never got one single call back. I was having an immense amount of concerns and I could not speak to anybody about it. A few situations of concern were 1. withdrawing money out of my tenant's deposits that was never discussed/agreed to. Ie: plumber invoice, not for gas hook up for ******, advertising fee 149, postal charge ***** for ***** return deposit ck to tenant they said I give the discount to. I paid 520. cleaning that I had to pay for again. I had no idea they could even charge me for some of what they did. 2. Trying to find out financial responsibility. 3. Telling a tenant, that I agreed to a military discount, with out my knowledge, then I got a rude call when this tenant didnt want to proceed with new PM and Utopia needed me to release her from her contract, I never saw to begin with. Shady. I have never been treated so poorly, I cant express the amount of frustration Ive endured using Utopia PM during the time of termination. There are not enough characters in this review to explain what happened to me in its entirety or Id be happy to. I just think the community needs to know you cant reach anyone above/outside your branch. So much could have been resolved if they just used the ability to communicate.

      Hello ****,We understand you were not happy with our services (marketing, vendor, supplies, etc) outlined in the agreement you signed and you terminated the agreement with no additional penalties added. The tenants that we had approved and after they spoke with you directly decided to vacate over the $25 discount you would not agree too. This discount offered was to secure great tenants while also shortening your vacancy time before they chose another rental in your neighborhood. We are sorry that you felt providing them a discount was not worth having them as a tenants in your property and that leaving the property vacant longer was worth the additional loss of rent.       As a property owner I have mixed emotions. As a property manager finding a renter and managing repairs they did well. The contracts are scary however. DO NOT sign the clause assigning them as agent - also watch and review the lease agreement with your new renter. They insert some clauses that try to compel you as an owner to use them as the selling agent should you choose to sell.

Every owner or prospective owner has the option to review our management and lease agreements prior to hiring Utopia Management as your property manager. Our lease and management agreement have remained unchanged throughout our business relationship. As well, your agreements have always been available for your review via email and your owner portal.       Hi ***,Sorry to read your review. Utopia Management is not too large to handle "small owners". I provide the same management services to all of our owners, regardless of the number of properties they have with Utopia Management.We have been managing your property since 2019 and each time maintenance is required, you are upset with the price and do not want to move forward. We are required to move forward with maintenance that refers to habitable issues; even if you do not want to spend money and provide habitable safe environments for tenants. I have spent a lot of time dealing with the *************** and violations from your property. You refuse to fix anything and when a tenant moved out; it required work in order to secure a new tenant. Due to "temporary fixes" and deferring maintenance, the unit required an extensive amount of work. You cancelled your services with us because I moved forward with the work required for tenant placement. I kept you informed of the entire process and when it came time to make payment on the invoices, you tried to walk away. We placed a well-qualified tenant, paid our vendors and closed your account. ************************* Utopia Management PH: ******************

      Ever since I started using Utopia Management, the vacancy rate for my rental property has gone way down. Their marketing strategies and tenant placement process are seriously impressive, which means that my property is always rented out.

      The efficient customer service, user-friendly portal, and thorough tenant screening provided by Utopia Property Management are all excellent. However, there is potential for improvement in the financial report detail and maintenance service. Given the quality of the services, their prices are fair. An excellent option for property management overall.

      I am giving Utopia Property Management a five-star rating but it's not without a tinge of hesitation. While their service has been undoubtedly proficient, there's a feeling that there could be more.Utopias customer service is stellar. The team is responsive and generally able to resolve issues efficiently. The online portal is user-friendly and informative, providing easy access to essential documents and updates.Their tenant vetting process is thorough, instilling confidence in the quality of tenants they bring in. The maintenance services have been reliable, with a good response time to issues.Financial reporting, while timely, could offer a more granular analysis. For the cost, it's reasonable, but a greater detailed breakdown would add significant value.Despite these minor reservations, I am giving Utopia Property Management a five-star rating because they have consistently met my needs as a property owner. The feeling of *************** is more about the sense of untapped potential than a reflection on their current service quality. Looking forward to seeing this company reach new heights in property management!
