We spoke directly with ****** on March 25, 2025 and clarified the expected dissolution timeline for Growth REIT I. During the conversation, we explained why early liquidation is not possible at this time due to the illiquid structure of the real estate assets. He confirmed that he now understands the fund terms. Additionally, we referenced an earlier email sent on March 10, and he acknowledged that he received it.

We believe this matter has been addressed in accordance with the investment agreement and remain available to provide any additional assistance or information.

Yall told me in January of 2023 that we all had to wait until 2025 (even after ORIGINALLY saying we would only have to wait FIVE YEARS from time of original investment- which for me, was in 2018! Why all the lies and deceit??? Have you read all the complaints from people who have lost THOUSANDS to YALL? That yall keep putting us investors off every year. Ill be on board with a class action lawsuit. Im sorry- but this is DECEIT.

I have invested a total of $50,000 with the company and, despite several attempts to receive updates, I have not received any communication regarding the status of my investment. On January 31, 2025, I sent an email to DiversyFund regarding DF Growth REIT I Fund requesting an update. As we now enter the final year of **************** I, I remain uninformed about the company's liquidation plans. As investors, we deserve at least a projected timeline indicating when the properties will be liquidated and when distributions to investors are expected to begin. I urgently request a clear response on this matter and I believe all other investors are looking for this same detail. The ongoing lack of transparency and communication is extremely concerning given the significant amount of money at stake. I am deeply troubled that the company is not fulfilling its obligation to keep investors informed, and I fear this may be indicative of broader issues in the management of investor funds.

    Business Response

    Date: 04/16/2025

We attempted to contact the customer by phone on April 7, 2025, and did not receive a response. A follow-up email was sent the same day to address their concerns, clarify the investment timeline, and provide updates on our support processes.

The customer invested in *********************** Growth REIT I Fund, which was launched with a clearly disclosed investment horizon of 5 to 7 years depending on market conditions. The fund is now approaching the later stages of its lifecycle, and preparations are underway for the wind-down phase to begin in late 2025. Once this phase begins, properties will be sold and distributions will be made to investors as proceeds become available over the following 12 to 24 months.

We understand the customers concerns regarding communication and agree that greater transparency is vital, especially at this stage of the investment. To that end, we have implemented a dedicated investor support team, and we are committed to improving the frequency and clarity of portfolio updates. In addition to direct responses, we provide periodic email updates to all investors outlining the funds status and next steps.

We acknowledge the customers request for a projected liquidation timeline and are actively working to communicate more detailed information as the process formalizes. Real estate transactions are subject to various market factors, and we are structuring the liquidation process to maximize returns for all investors.

We remain available to discuss the customers account directly and provide further clarification. We believe this matter has been addressed in accordance with the investment agreement and remain committed to delivering transparent, investor-focused service as the fund nears maturity.

I invested $with DiversyFund in 2019 via their Growth REIT. After **5 years**, Ive received **zero returns** and no clear timeline for accessing my funds. Despite repeated attempts to contact support, Im met with silence, vague responses, or claims that liquidation depends on property sales (mirroring BBB complaints #XXXXXX). This harassment compounds the financial stress caused by their lack of transparency. Their portal provides no updates, and customer service refuses to explain delaysconsistent with *** charges against them for misleading disclosures and fiduciary breaches (2025). Their BBB F rating and unresolved complaints confirm systemic negligence. **I request**: Immediate clarity on my investments status and a binding liquidation timeline. Business Response

We attempted to contact the customer by phone on April 8, 2025, and did not receive a response. A follow-up email was sent the same day to address their concerns, clarify the investment timeline, and provide updates on our support processes.

The customer invested in *********************** Growth REIT in 2019. As outlined in the offering documents signed at the time of investment, this is a long term, non-liquid real estate investment with a holding period of 5 to 7 years depending on market conditions. While we understand the frustration that comes with limited liquidity, the investment does not offer early withdrawal options or guaranteed timelines for fund distribution. The fund is scheduled to begin its wind-down phase in late 2025, with distributions occurring over the 12 to 24 months that follow, as real estate assets are sold.

We recognize and deeply regret the customers experience regarding unanswered inquiries. To address this, we have expanded our investor support team and implemented a more structured system to track and prioritize all incoming messages and concerns. We are committed to ensuring that every investor receives timely and accurate updates moving forward. We also send periodic email updates to all investors to communicate major milestones and provide transparency into the funds progress.

Regarding the communications referenced in this complaint, we take such matters seriously. We are reviewing the account to ensure the customers opt-out preferences are honored and that no further calls, emails, or text messages are sent unless explicitly requested. If any automated communications occurred outside of approved hours or preferences, we sincerely apologize and will take immediate action to prevent further incidents.

Lastly, while we cannot comment publicly on ongoing regulatory matters, we remain fully cooperative with all governing agencies and operate within the guidelines of our legal and fiduciary obligations.

We are available to speak directly with the customer to provide account-specific information and resolve their concerns. We believe this matter has been addressed in accordance with the investment agreement and our internal policies, and we remain committed to providing respectful, transparent service to all investors.

    Customer Answer

    Date: 04/16/2025

I do not accept the response provided by DiversyFund, as it fails to adequately address the core issues of this complaint.

While I understand the long-term nature of the investment, my complaint centers around the lack of transparency, consistent communication, and responsiveness from DiversyFund over a prolonged period. Simply restating the terms of the original agreement does not excuse the companys failure to provide timely updates, answer inquiries, or make any meaningful effort to communicate status changes over the past several years.

The claim that a single phone call and follow-up email on April 8 constitute a resolution is inadequate. This limited attempt at contact does not reflect the numerous prior efforts I made to receive updatesmany of which went unanswered. One email after years of silence does not resolve the broader issue of poor customer support and insufficient investor communication.

Furthermore, the explanation that the fund will begin winding down in late ****************************** the dark, especially given the lack of clarity and accountability seen thus far. Your commitment to improving investor support is appreciated in words, but I have yet to see it demonstrated in actions.

Until there is clear and consistent communication, an outlined plan with specific timelines for the wind-down, and an appropriate acknowledgment of the inconvenience and concern caused by your lack of support, I cannot consider this complaint resolved.

    Business Response

    Hi ******,

Thank you for your follow-up feedback.

We sincerely apologize for the frustration you have experienced. We understand that acknowledging the long-term structure of the investment is only one part of the conversation, and we recognize the importance of consistent, transparent communication throughout the investment lifecycle.

Over the past several months, DiversyFund has taken meaningful steps to improve our investor communications, including expanding our Investor Support team, launching monthly webinars hosted by our CEO, and committing to more regular updates moving forward. We now have a dedicated support team managing all inquiries across all channels to ensure faster and more thorough responses.

Regarding the investment timeline: The Growth REIT is scheduled to begin its wind-down at the end of 2025, with property sales and investor distributions expected to occur over the following 1224 months, depending on prevailing market conditions. More detailed communication regarding this process will continue to be shared with investors through direct emails and upcoming webinars.

Additionally, to ensure your concerns are addressed personally, a member of our Investor Support team will attempt to contact you by phone again tomorrow (April 18th). We would be happy to answer any questions you may have during that call or assist you further via email at ********************************************************************.

Thank you again for your patience and feedback. We are fully committed to improving your experience and restoring confidence.

I invested $500 over two years ago and recently was laid off due to the fires. All I want is my money back which is now valued more than $500. All I want is my $500 back. They can keep the rest. I am unemployed due to no fault of my own and need my money. Thank you.

    Business Response

    Date: 04/16/2025

We attempted to contact the customer by phone on April 8, 2025, and did not receive a response. A follow-up email was sent the same day to address their concerns, clarify the investment timeline, and provide updates on our support processes.

We sincerely empathize with the customers situation and understand the hardship that unexpected unemployment can bring, especially under such difficult circumstances. The customer invested in *********************** Growth REIT more than two years ago. As outlined in the offering documents signed at the time of investment, the fund is a long term, non-liquid real estate investment with a holding period of 5 to 7 years depending on market conditions. Unfortunately, the fund does not allow early withdrawals or partial redemptions, regardless of personal hardship, due to the nature of how investor capital is allocated and committed to real estate assets.

We recognize how challenging this must be and want to assure the customer that the fund is scheduled to begin its wind-down phase in late 2025. Distributions will follow as the properties are sold over the subsequent 12 to 24 months. We also send email updates to keep investors informed on portfolio performance and timing.

While we are unable to process a refund at this time, we remain committed to offering transparency and direct support. Our investor support team is available to assist with account-specific questions and provide further guidance on the expected timeline for distributions.

We believe this matter has been addressed in accordance with the investment agreement and remain available to support the customer moving forward.

I invested $8,000 in 2019. The company sold customers on the idea it would take 4-5 years to begin to see a return on investment. It has been 6 years, and I am still unable to withdraw or take a disbursement. The phone number provided is a hoax. Someone will answer the phone, but they suggest the Department or individual to discuss withdrawals is not available. They then say they will have the appropriate party call you back, but I have never had my calls returned. I have also completed the "Support" submission form several times, and have never received a response. I plan to file a criminal report for a fraud investigation if this is not resolved by the end of the month (February).

We attempted to contact the customer by phone on April 8, 2025, and did not receive a response. A follow-up email was sent the same day to address their concerns, clarify the investment timeline, and provide updates on our support processes.

The customer invested $8,000 in *********************** Growth REIT in 2019. As outlined in the offering documents signed at the time of investment, this is a long term, non-liquid real estate investment with a holding period of 5 to 7 years depending on market conditions. While early marketing materials may have referenced an estimated 4 to 5 year timeframe, the legal agreement permits an extension of the holding period to ensure that assets can be sold under favorable market conditions to protect investor capital.

We regret the customers experience attempting to connect by phone and understand that delayed communication has caused concern. To address this, we have implemented a dedicated investor support team that is actively working to ensure every inquiry is responded to in a timely and consistent manner. We are also improving phone-based support and have made adjustments to our internal escalation procedures to reduce delays in call follow-ups.

The Growth REIT is currently preparing to begin its wind-down phase in late 2025, at which point properties will be sold and distributions made over the following 12 to 24 months. We also provide periodic email updates to investors to share fund progress, portfolio activity, and upcoming milestones.

We remain available to provide direct assistance and account-specific information and are committed to resolving concerns through transparent and ongoing communication. We believe this matter has now been addressed in alignment with the investment terms.

We attempted to contact the customer by phone on April 8, 2025, and did not receive a response. A follow-up email was sent the same day to address their concerns, clarify the investment timeline, and provide updates on our support processes.

The customer invested in *********************** Growth REIT in 2020. As disclosed in the signed offering documents, this investment is structured as a non-liquid, long term real estate fund with a holding period of 5 to 7 years depending on market conditions. Early withdrawals or refunds of invested capital are not permitted under the funds terms, which were clearly outlined prior to commitment.

While projected return figures such as 18 percent may have been referenced in marketing materials, these were based on estimated performance and subject to risk disclosures included in the offering circular. Actual returns depend on market conditions and asset sales, which have not yet begun.

The fund is scheduled to begin its wind-down phase in late 2025, with distributions occurring as properties are sold over the following 12 to 24 months. We send email updates to all investors with portfolio information and timing guidance and have expanded our investor support team to improve communication moving forward.

I invested in 2021 and sometime this year will make 4 years. I used to see an estimated payout and receive dividends but not anymore. The app says payouts with start this year but every time I try to contact customer service I get no response. I read where they were looking into offering early payout which is why I contacted them. Im just looking to recoup my money because it seems to me and everyone else that this company is a scam and they hold on to your money with no return to their investors and it changes the expectancy every few months. I feel as if I want to pull out I should be able to no questions asked. All these properties theyre buying and none of them actually sell is weird, youre housing people and charging rent all with the investors money and keeping whatever profits for themselves to recoup losses. Im tired of this I want out

    Business Response

    Date: 04/15/2025

We attempted to contact the customer by phone on April 10, 2025, and did not receive a response. A follow-up email was sent the same day to address their concerns, clarify the investment timeline, and provide updates on our support processes.

The customer invested in *********************** Growth REIT in 2021. As outlined in the offering documents signed at the time of investment, this is a long term, non-liquid real estate fund with a holding period of 5 to 7 years depending on market conditions. While some investors may have previously viewed estimated payout projections or received small reinvested dividends, the fund was never designed for short term returns or early withdrawals. Returns are primarily realized once properties are sold during the funds liquidation phase.

We acknowledge the customer's frustration with communication delays and the desire for early access to invested funds. To address this, we have implemented a dedicated investor support team and are actively responding to all open inquiries. In addition, we send periodic email updates to investors to provide transparency around portfolio performance and fund progress.

While we are currently evaluating the feasibility of an early redemption option for qualifying investors, no early withdrawal mechanism is currently in place. Any reinvestment of dividends or allocation of funds has been executed in accordance with the investment agreement and fund structure.

The fund is scheduled to begin its wind-down phase in late 2025, with distributions made as properties are sold over the following 12 to 24 months. We remain committed to fulfilling our obligations under the agreement and supporting investors throughout this process.

We believe this matter has been addressed in accordance with the investments terms and remain available to assist the customer further.
