07/18/2024 I received a phone call from ************ I answered and there was no response.I called the # and a male answered and said this is unison I asked what is unison he demanded I give him my SS#before he would tell me what this company is.When I refused he hung up. Rather shady operation and inappropriate behavior.

We believe that this complaint was made to the wrong "Unison," as there are many companies who have this name and we have been dealing with this issue for some time. Firstly, our records do not show any customer with the consumer's name. Secondly, it's simply not in our established practices to ask for sensitive information, such as a social security number, over the phone. Even when we help applicants for our product fill out the form over the phone. we require them to enter that information themselves. Therefore, we believe this was accidentally made to the wrong "Unison." Thank you!

Unison says I have complete control over my equity. It is a complete lie. I have a MAD limit of $157,500. My mortgage payoff is $181, ****** If you subtract $157,500 from $181, ******, you get $23,577.54. I want to open up a Home Equity Loan with my ************ for $23, 577. Which is well within my MAD. My credit union needs Unison to subordinate. They say they can't becuase $23,577 is over the MAD limit. Do the friggin math. It isn't over the limit at all. It is a breach of contract on Unison's part and I intend on seeking a lawyer to *** them.

January 19, **** I received an email from Unison declining to accept payoff from me regarding their 70% share of the appreciation of my property at *********************************************************************************************************. And they based their denial on my credit report, but the funding that will provide my ability to pay them off has no barren on Unison's opinion or qualification perspectives regarding my attaining the funds to pay them off. They just need to accept the pay off so they can officially be removed from any further consideration in my presiding over the property without anything due them as the property continue to appreciate moving forward.

I started working with Unison several weeks ago. I need roof repairs, which means I need financing rather quickly. While working with them and sending them the documents I needed, I stated several times that the bids would only be good for a thirty day period. So they started asking for insanely detailed personal information. W2s. Social Security paperwork. Pay stubs. My checking account number! All of these things were sent to them- and only after all of this process started did they then disclose that it would be a minimum of SIX MONTHS before funding could be provided. SIX MONTHS. I can't sit there with a hole in the roof for the entire winter period. It's a complete bait and switch, during a period of time which I could have been securing financing with a completely different company. My time is worth far more than that, along with the increase in heating bills and repairs due to the roof leak.

      Dear **************,

Unison is in receipt of your BBB complaint dated November 28, 2023, in which you stated that you began working with Unison several weeks ago, you provided Unison detailed information supporting your application, that you needed financing in 30 days or less to make roof repairs, and that you were disappointed to find that Unison could take up to several months to ***** an application and to fund an agreement. You also stated that during that time you could have secured financing with another company, and that you wanted Unison to modify and/or discontinue its advertising practices. We take all consumer complaints seriously, and it is our goal to address all matters in full.

We apologize and understand your frustration with the funding timeline. However, due to market conditions, including increased demand, transactions are currently taking longer than normal. In order to keep consumers informed and to set expectations, Unison attempts to disclose information about the timeline at the onset and/or as soon as practical after new information becomes available. And unfortunately, Unison may not be a good fit for everyone, and we encourage consumers to think about their needs and circumstances in determining fit.

In your case, our records show you submitted your application to Unison on November 21, 2023, you submitted supporting documents about yourself and the property the same day, and that Unison set expectations about the timeline in the first communication by your assigned representative  on November 28, 2023. Your application was closed at your request on November 28 following further communications about the timing. While we apologize you feel that your time was wasted gathering and submitting supporting documents to Unison, we believe many if not all of the requested items are commonly requested by other financial providers.

As it relates to Unisons marketing and/or advertising, we do not advertise that approval and/or funding can take 30 days or less. In fact, we believe our marketing makes it clear that approval is inherently uncertain and depends on circumstances such as the applicants credit and/or the property. Nevertheless, at your suggestion, we will take this opportunity to further review our materials to determine if additional clarity can be provided.

We appreciate the opportunity to address your concerns. If you have any further questions or require additional assistance please feel free to contact us (including me at **************************************).

Unison is a predatory lender and they need to be shut down!! they are taking advantage of people with perfect credit as well as NOT disclosing everything. They send a notary to your house late at night to sign documents who can't even answer questions or explain anything. Very shady!in 2019 I got a mailer from them stating I can ****** money with no monthly payments or credit bureau reporting. It sounds too good to be true. Their sales rep completely swayed me into it. at the time I was only looking to consolidate small debt. I understand now this was not the type of loan for me but I didn't at the time because they are not honest over the phone and don't disclose everything. I had no clue what I was getting into and didn't realize I was trading home ownership for small debt consolidation. This type of loan is probably good for people who want to buy a house but don't have enough money down I'm in over my head now with no way out other than to refinance to pay them back plus 60% of my home value and were talking a very small debt I barrowed of only 39k.I cannot refinance my home as my payments would be triple with todays loan rates. Anytime I talk with these people on the phone about my contract or ask questions they are very vague. I see no way out of this and well I guess they plan on taking my home from me. The only prey on people with perfect credit and unfortunately many are now trapped with the just as I am with no way out and in over their heads in debt with this company because they are not honest.

This company prays on seniors and based on the compliants seems to be true. This is predatory lending, terms are 30 years and never take into consideration how the homeonwer can pay back the "shared" gain in equity. I took out my loan at 58, I will be 88 when I need to refinance my house. I will be in my 80ies on socal security with no income, how can Unison expect me to pay back the "shared" equity? I will not qualify and result is foreclosure. THIS IS THEIR MODEL AND SENIOR ABUSE. I see a number people like me filing complaints. However I dont have any access to Unison responces. My complaint is what verifcations does Unison use to know if the homeowner can qualify for a loan when the term ends? How many of the homeowners will be on Social security? When will Unison start to foreclose on seniors who can't quilify. CFPB defines predatory lending as equity stripping, fraudent deceptive and unfair tactics used to dupe homeowners into mortgage loans they cant afford. CFPB defines ****** financial abuse financial exploitation

I am rejecting this response because: the educational materials are not predictive of the market value, shows no outcome for qualifying for a refinance and the payment provided to buy down the principal balance is not legal due to the terms of the agreement. The buy down of the principal is required to qualify and considered a loan by the ***** FTC and the AGs office for both ********** and Georgia.

      Sincerely,
