If I could give ZERO stars, I would. This is a bait and switch company. My hard pull credit scores are in the 800's; I documented income significantly over what I put on my application; I gave them EVERY document they requested; I even UNDER estimated the value of my home. In the end they reduced my offer because their own evaluation of my home came in OVER what I estimated. That didn't make sense so I asked them to clarify. They said that's just the way their automated system works and how they adjust their loan offers after they go to underwriting. Do NOT use this firm unless you are ready to take a much lower offer that originally offered even if you have excellent credit and your numbers more than pan out on your application.Review from Brett Z

They said 7 days to release my loan and came back with 60 days after my funds had cleared my bank as holding my money to property hostage for their gain. Dont recommend

However, it can take up to 60 days for the county records to reflect the recorded lien release after the loan is paid and closed. The paid in full notice that was provided to you at the time of account closing included this information. Do not give any information to this criminal enterprise. They somehow managed to pull my credit with just my address, which they said was required to get an estimated APR. Then said my credit score was a 721 but were denying my loan. Without a SSN and signed consent, it's illegal to access someone's credit.I'm going to be contacting the ** to report this fraudulent loan company and encourage anybody else they've scammed to do the same.Figure Response

We apologize for any confusion. Prequalification is based on a soft credit check only, which can be conducted with limited information and doesn't require a full SSN. Figure obtains consent from the applicant to run the soft credit check at the time the account is created. prior to the prequalification request being submitted. Final approval is determined by a variety of factors in addition to credit score, such as the applicant's credit history, property value, outstanding debt, and verified income. If our independent data sources are unable to verify some aspects of the profile, the application cannot move forward. I would give MINUS stars if it was possible. Worst company I ever dealt with in my 82 years of life. Don't waste your time on Figure. They won't even be honest and forthright enough to give an exact detailed reason for a denial.Figure Response

They advertise a HELOC, you fill out online and it gives you one rate that you are approved for, then you fill out app, surprise your rate goes up 2 points! All along it says you are approved, down to sitting up notary signing. The I get email that says my app looks like fraud!? We call they say it is email wasn't verified, we do it again on different email get verification, same result. All income was verified on those two apps. Then I apply on my non business email but this time income wasn't completely verified so my app was declined and deleted. This was a total waste of time and very misleading.Figure Response

Everything seemed to be going okay until my cosigner had multiple issues with the e-notary stage. First they said they did not have a clear image of his **, he submitted a new image, and no word from them for a week. Then they said the ** image was magically okay, but he signed the documents before the notary got on the call, which I don't even think is possible. I called the support line during normal business hours and received a recorded message that said I called outside of normal business hours (8:45 am Pacific time / 11:45 am Eastern on a Wednesday).I also received several automated emails saying I needed to verify my income even though I already completed that step, and when I logged into the platform, it said everything was submitted.I canceled the application this morning. I do not trust this company at all, given all the issues so far. I am now regretting sending them my personal information and googling current lawsuits, wondering if I have been scammed.Figure Response

This company is the worst!!! I applied for a mortgage loan to consolidate a second loan I have on my house, and was denied stating my debt to credit ration is too high. That is because they are not including what I was going to use the loan for which was to pay off the second loan, so basically an even trade. So that I could reduce the interest rate. This place is a scam and I will never try to use them ever again. They have false advertising stating they do consolidating that is a lie!!Figure Response

I got my loan from Figure last year, it was a quick and smooth experience though since I am a mortgage underwriter I knew what to provide and had reasonable expectations. Start to finish was less than a week to signing closing docs. They do require the funds go into a credit union, that was no issue for me as I already have a credit union account. Very pleased and have referred people to them who have all had good experiences. Valuation is based on automated findings so if you have an unusual property or in an area without many sales, it can be an issue. My home value was solid and reasonable based on the market and recent sales.
