      My current sundae agent has not been answering any of my concerns and questions.Absolutely horrible communication and makes it clear that I am low priority.Her response when I said I am not sure about our deal was this"OK, we put a lien on it and well get our money. Thats up to you ************** that tells me she does not care and only wants her commission.She is very rude and keeps trying to scare me and pressure me into selling and then threatens me with a lien on my house because she wont do her job.SUNDAE IS ABSOLUTELY THE WORST IT HAS BEEN A HORRIBLE EXPERIENCE!

      I made a bid on a property that was for sale yesterday. They use an online bidding system where you can bid up to the last second . They had a buy it now fcfs option at $172,700 and we made a bid for 173k . After I got a message confirming I won I called Stoney W ( ***** rep for Sundae ) and he verified that I won . I told him I was going to drive by the property and he said it was ok . He verified when I would be able to close and I was just waiting for wire and assignment . A couple hours later after I got back from visiting the property I got a call from ***** rep saying we have a higher offer and if I want to offer more . I told him that’s ** and bad business. He said he would have to talk to his supervisor. The supervisor calls me today and says “ I got a higher offer and I can’t pass on 7k in profit. I was shocked at what this man said . I told him to never send me a deal again and I’ll never do business with them . Don't engage in poor practices as a wholesaler; your reputation won't survive.

      We are being harassed by this company! Don't know how they acquired our current mailing adress (probably unethicaly) but we have asked to be completely removed/unsubscribed from Sundae mailing/contact list and yet their reps keep harassing by calling, texting or sending us a ton of junk mail. We told them numerous time we do NOT want to sell our property to them and yet they keep harassing. Absolutely unethical business practice of relentless constant unwanted solicitation by Sundae and it's employees. We just want to be left alone and absolutely want NOTHING to do with this company. Ever!!

We have successfully removed you from our mailing list. Since our mailers are created 3-4 weeks in advance, it is possible that when you made the request to unsubscribe, you would have received one or two more pieces of mail from us from that date. But rest assured that no more mail will be coming by January. We also note the communication you sent to stop SMS last December 7th. This has been recorded in our system.

      These people are extremely aggressive in trying to get you to sell your property, almost to the point of full on harassment. Ive received dozens of texts from multiple numbers. Every time I get a solicitation text, I block the number and report it to the *** do not call registry, the next day Ill get another from a different number. Now Im getting letters in the mail as well. Ive been very clear with Sundae, MY PROPERTY IS NOT FOR SALE. And when I choose to list, it certainly will NOT be through Sundae. I dont know what its going to take to get this company to leave me alone but hopefully the BBB can get them to. When a person asks multiple times to stop being contacted by phone/email, that doesnt mean start sending them things in the mail.

      I had a property under contract, w the huge market change in 2022 I decided to cancel the contract and forfeit my deposit. Sundae literally HARASSED , BULLIED AND THREATENED ME until I closed on the property. Now I am **** with a property I cannot afford to hold, AND I CANNOT PAY MY BILLS EITHER because property turned out to be a money pit, the inspection/disclosures they provided were all wrong. I knew would happened if I did close on the home, reason I tried to cancel but was harassed into buying this and now I might have to file for bankruptcy Pls do not use Sundae

      Thank you for your feedback and we do understand the frustration. It is unfortunate that it was not a more positive situation for all, but in this case, with the decision to cancel the contract on the day of closing, it was not possible to create a more favorable workaround in enough time. The seller had already moved out of the property and needed the funds to close on their own new property elsewhere. As a compromise, our team cut our Sundae fee to zero and our seller cut the purchase price, which allowed you to purchase the property for much less than what was initially agreed upon. At Sundae, we pride ourselves on acting with empathy, being a partner to our clients, and working in your best interest in the fairest and most helpful way. We hope we can have a better experience working together in the future.

      I am rejecting this response because: your employee ***************** threatened me, harassed me and bullied me into closing this terrible deal where I am losing more than $20,000. On top of it she waited until the closing week to let me know I needed an LLC in the state and I couldnt buy it as an individual. Very much not professional, not helpful. Never again. Considering pressing charges against her and Sundae

      Once more, we appreciate your feedback and we are deeply sorry that you didn't have a more positive experience with Sundae. We acknowledge and apologize your frustration. Unfortunately, as we explained before, this was a situation where a contract was signed and a promise was made, and the Seller relied on that promise such that they moved out and acquired a new property relying on the proceeds from the sale since the commitment was made. A buyer deciding to back out on the last day creates great implications and losses for both ****** and Sellers, but that doesn't preclude the buyer from backing out of a deal. A contract is an agreement in which the parties have the freedom to act as they please. At Sundae we don't have the power to force a Seller to sell a property or a Buyer to buy a property. We can guide and advise the parties as best as we can on all that a Purchase Offer entails and the legal duties that arise from that Offer. 


      As we mentioned before, to make this situation work for both parties, Sundae forfeited its commission and the Seller also agreed to a much lower price which ultimately benefited the investor. At Sundae we pride ourselves on finding solutions to give our customers the best outcome possible, and again, we don't have the capability of obligating an investor to purchase a property. We do have a mission of helping investors find their best deals and also helping distressed sellers get at a minimum a fair price for their home, and we do that by understanding all our customers needs, being their partners every step of the way, and always working in their best interest. 


      We can't say enough how deeply sorry we are that this wasn't a better experience for you, and we hope that we can have a better one in the future.

      I have been receiving solicitations from this organization in the mail for months. Every time I receive a letter I go to their listed website to remove my address from their list. I have done this at least 3 times. The generic reply says I am removed, yet after the next letter. please help me with this get them to STOP sending me mail!!!!

      Sundae, has mailed several letters and made phone calls regarding selling property. I am not interested and I want this to STOP. I noticed my property was listed online as Investment Property? This is false, it has never been in Foreclosure, for Sale or Investment Property.I want this to stop, ************ is full of Scammers, that are trying to steal/take property from hard working individuals. I would not refer anyone selling property, to work with these CROOKS. Consumers do your homework before getting involved with this company. Please!!!
