Would give them 0 stars if possible. Bought 10 plus years ago. Sales pitch is very good (and I'm a salesperson, should know better). Very difficult to use the time- they explain by saying demand is very high. Supply is very low would also explain. Fees go up and up and up and not too long after you purchased this it is actually cheaper to just book something on your own and pay for it. Have offered to give timeshare back to them for free and they would not accept. That should tell you something. Do not fall for this offer or their sales pitch!!Breckenridge Grand Vacations, LLC

I was solicited for a weekend stay for $149.00, so I said why not. I was told I could cancel at any time and be refunded at no cost to me. After doing a little research, I found that this was a timeshare promotion. The salesperson told me it wasn't and that it was a new hotel that they were trying to incentivize people to check out. Well, I called to cancel and was told I couldn't but I could move the reservation for an additional $50.00. At this point I'm getting angry as I was lied too. However, after hanging up the phone, I was sent an email for a survey on why I was canceling and that it had been successfully canceled. I would be refunded in 7-10 days. Then I got a notification that my card had been charged an additional $251.00. This is straight-up theft, in my opinion. When I reached back out again, they referred me to the cancelation policy, which I was never presented, agreed to, or signed. There is nothing but bad reviews about this company. They ripped me off $400.00 and I've never even stepped foot on the property.Breckenridge Grand Vacations, LLC

Thank you for taking the time to provide this feedback. I apologize for the inconvenience this may have caused. As we have discussed earlier this week, our cancellation policy was quoted when you booked this package with us over the phone and is listed in all of our confirmation materials. While our reschedule/cancellation policy is extremely flexible, we do require 14 daysnotice to do so.
As for the additional $251 charge you received from us, that is what the regular cost of the room would be if you wanted to stay without taking the 90-minute vacation ownership presentation, and what our cost was for the room. You received the wrong cancelation email that promised a refund. That was a mistake on our end, and we have used this as a learning opportunity. Based on the conversation, you had agreed to being charged. However, I do see that we have refunded your additional $251 as of 3/3/25.
Due to the inconvenience and a mix-up of our policies and charges, I have refunded you in full including the initial $149 you paid for this package. As a reminder, our refunds do take 7-10 business days to process back on to your account.Review fromShelby B

Our experience with Breckenridge Grand Vacations has been nothing but frustrating and honestly, a huge financial headache. What started as a way to create special family memories has turned into stress and regret. Trying to book a trip when it works for our schedule is almost impossible, especially during busy travel seasons. The lack of flexibility has made it feel like were paying for something we can barely even use.Instead of the fun, carefree vacations we imagined, were stuck with rising costs, surprise fees, and limited travel options. Its so disappointing to feel like were tied to something that gives so little back. Honestly, this has been such a frustrating and regrettable decision for our family.If youre thinking about investing in a timeshare with this company, please think twice. It might seem like a great idea at first, but based on our experience, its not worth the stress. I had a negative experience purchasing a timeshare with Breckenridge Grand Vacations due to misleading sales tactics. We were promised benefits like a buy-back program and low fees, but these claims were false. HOA fees unexpectedly increased, and the non-existent buy-back program left us financially strained. The limited booking options and travel costs have made the timeshare unusable, especially during a divorce and income loss. I was a guest at their resort and attended the briefing about becoming a partial owner. I actually almost purchased their package. THANKFULLY I did not knowing what a SCAM it all is! I couldn't even use the $150 gift card that was my gift. I initially tried it at a local store, it was declined, tried another store, declined. At this point I thought it was due to being a prepaid card. Then a couple of months later tried it online. That is when I realized that the card I was issued on Jun 26th expired in JULY! when I called breckenridge 3 months after I was presented with the gift and said what happened I was told that is how it works! It expires in a month, you should have known! AVOID ANYTHING TO DO WITH THEM AT ALL!Breckenridge Grand Vacations, LLC

My wife ,me and include my two daughters was vacation long weekend week in Breckenridge, We was stay hotel *********** Breckenridge. They offer us to tour Grand Vacation Breckenridge Peak 8 , Honestly We have no idea about Timeshare it was really new thing for us , They offer us one week in fall season every year and we need to pay $23990.00 total one time payment and we paid $3599.00 down payment, and ask them we will pay off whole rest amount at a time , we dont need to apply for loan. They give us 2nd November 2024, we need to pay rest of payment. But they ask us nicely to sign loan papers just for formality. They was nicely talked and we believe them and signed the papers. But when reach home we read all the documents and watch some videos on ******* about Timesharing, we analyzed and notice that it will not work for us to manage. Before that the broker and his name was ***** ***** and ***** ******* (Contract **************************************** told us we have month for the rate they give us. We believe we have one month to cancel or keep it continue. But we notice we read documents it was only five to cancel and we calculate according US law 5 Business days and sent cancellation letter by email on 09/09/24 our signing date was 09/02/2024 , but they replied email that we are outside of the recission period documents do not allow for a cancellation.We request them many time emailed called Please cancel our contract but they dont understand and force us to take legal action or pay off loan. We have no idea about what loan they ask us sign paper for formality. And we have sent cancellation letter within 5 business but they include Saturday , Sunday and holiday. This practice is in place to legally protect us in the event that the purchaser does not fulfill their payment obligations before the first payment date. However, you do have the option to pay the full balance before your first payment date, which allows for an interest-free payoff.Our contract stipulates the following regarding your rights:"In accordance with Colorado Revised Statutes, the purchaser has the right to rescind the contract, with or without cause, at the purchasers sole option. This can be done by electronic means, telegram, mail, or hand delivery at any time within five (5) calendar days following the date of signing this contract by both parties. A request for rescission shall be considered made if sent by mail (as indicated by the postmark), by email, or by hand delivery to Grand Colorado on Peak 8s place of business. Subject: ************************** with Timeshare Ownership at Grand Timber Lodge I am writing to express my deep ***************************** with our timeshare ownership experience at ***. Despite our repeated efforts over the years to sell our timeshare, none of the recommendations provided by *** have proven effective. We have contacted numerous websites, only to be told that our ownership is essentially worthless. Our attempts to even give it away, including offering to cover the Title transfer fees, have been unsuccessful.Reflecting on our decision, I deeply regret not having read the reviews before committing to this purchase. We were misled into believing that the timeshare would appreciate in value & become a valuable asset for our children. Instead, it has become a source of worry, as we fear burdening our children with what can only be described as a colossal mistake.Vacationing at Grand Timber Lodge has become a dreaded experience, further exacerbated by the incessant harassment from ********************** to attend lengthy & painful timeshare presentations. These sessions are nothing more than attempts to push us into purchasing another regretful timeshare.Over the past decade, the *** **** have tripled, yet there is little to show for this increase. The value & benefits promised at the time of purchase have not materialized, leaving us questioning the rationale behind these escalating ******* light of these issues, we are left wondering why *** does not offer a deed back program. By allowing owners to return their unwanted timeshares, GTL could potentially generate additional revenue while alleviating the burden on dissatisfied owners like us.We urge you to consider implementing a deed back program and provide a viable solution for owners who desperately want to relinquish their timeshares.Thank you for your attention to this matter. When we lived in ** and purchased our 1st timeshare with BGV, we were happy. We used it every year and enjoyed the time there. Doing the math so many years later there is no benefit from time share ownership vs renting when you are going. Our maintenance fees are higher than we can get rentals and we haven't been able to get there for years. Fast forward we had a high pressure salesman "push" us into a floating points system at Peak 7. We have NEVER used it because we were always too late to reserve. We have approached BGV several times about how to return the units back to them for a fraction of the sales price and they said they "can't" do this. However, when we used a Timeshare broker and sold one our units BGV swooped in and used their 1st right of refusal. They are going to make SO much money doing this because they will resale for 6 times the price they bought it back from. (I know this because I have asked other owners what they paid for their units.). BUYER BEWARE: You will NOT save money having a time share. They will NOT work with you to buy back the units (unless you get the sale from someone else). I was upgraded from the Breckenridge Inn on the day I arrived to the grand timber lodge. You have to do the time share presentation, but you also can say no. It was no pressure and we left after it was done. Just remember, it is cheaper to buy your own place up in the mountains than pay for a ski in-ski out lodge. Your fractional deed can only be sold for a loss. So be a good consumer and say no thank you.Breckenridge Grand Vacations, LLC
