Mortgage Solutions closed the branch we made our mortgage payments to. They listed our mortgage as closed on our credit reports and never showed our current account. According to our other creditors, we have been foreclosed on which is absolutely not true and can be proven. This has caused a significant drop in our credit scores. This has also caused current creditors to drop our credit line and/or close accounts. This has damaged our credit for at least seven-ten years. This was due to no fault of our own. I called my mortgage loan servicer to get a copy of my payment history transactions from 01/2022 to 05/2022. Instead of being able to receive this promptly it took almost 2 weeks to receive this information. Upon receiving it, it was information from someone else’s account and not at all what I requested. I have been having issues receiving files from my account with this company and are still having the same issues. My mortgage payments are not showing on my credit report and now I can’t get simple payment history from my account. Someone please help. I am writing to file a formal complaint regarding the failure of my mortgage provider to report my mortgage to the credit agencies after it was sold in July. Since then, I have contacted the company three times to address this issue. Each time, I have been assured that they are "working with the credit agencies" and that the matter would be resolved "next month." However, no action has been taken, and the issue persists.This ongoing failure to report my mortgage is significantly impacting my credit score, which in turn is affecting various aspects of my financial life. I have also read about others experiencing similar issues with this company, raising concerns about broader systemic problems.Given the size and financial resources of this company, such matters should be resolved promptly. Additionally, customers deserve clear communication regarding delays or issues that affect their credit reporting. They are holding 3 years of payments in an escrow account which they voided because they sent over $5,000.00 to an insurance company that no longer had the account and my home owner's insurance did not exist anymore. I sent the payment to my new Homeowner's Insurance Company to make sure I had coverage and NO longer trust them to send payments because they are incompetent. The current amount in escrow is $5106.07 AND the illegal late payments interest for being late (which has never happened) is $119.73. The Insurance payment was $1,309.00 and taxes were $1,161.41 for the year of 2025 which has ALREADY been paid. How can they keep taking money for escrow when there are NO payments due until 2026 and they are illegally keeping so much money in a no longer needed escrow account. All I receive from them is form letters and they will not correct their error. I will continue to pay MY OWN homeowners insurance and taxes.Business Response

Ive been waiting 8 weeks for my escrow refund after my loan was paid in full. I called several times, and have been told several different things. One gentleman told me to expect the check by Christmas. I called Jan 2 and was hung up on two times by ******** who told me the check has not been cut yet, there is no supervisor I can be transferred to, and that she would have a supervisor call me back, but could never tell me when to expect a call. Every time I called I got only ********, no matter what option I pressed. I keep getting hung up on and the run around. It is theft over $1,000 to keep my escrow balance from me. I have been fighting with Loss Mitigation since JUNE about trying to get my loan caught up. We submitted paperwork in June, notarized, in order to work with them to get a solution where they take what we owed on the house and put it to the back end of the loan or take care of back payments completely. We have been told several times that this issue is being resolved and we should be back to being able to pay our payment normally in a few weeks. I call again and they tell me that it is the back end and they are just waiting to release the funds and they will put a rush on it. I call again and they tell me something else. I call again and no one knows what I'm talking about. This is extremely frustrating and extremely unprofessional. We understand your concerns and we apologize for any frustration you have experienced. When your initial correspondence was received on December 4, 2024, MSF completed extensive research of your loan and discovered a discrepancy with the partial claim funds that were applied in October. We immediately started to work to resolve the discrepancy in order to correct the loan status. During the correction process, the billing statements inadvertently reflected a higher amount due, as the billing statements were generated as we processed the updates to your account. We regret any inconvenience you may have experienced related to the billing statements received.
Please note, until the full research and corrections to the loan were complete, our *********** Agents would not have been able to provide a full accounting of the status of the loan as the adjustments to the account were still being processed. Mortgage solutions took $3295.95 from my escrow account to pay my County Taxes on 10/10/2024. I sold my house on 10/24/2024 and the title company had to pay the taxes as the County stated they did not receive the taxes yet from Mortgage Solutions. I've been calling Mortgage Solutions since 10/24/2024 to let them know this and that I would like the $3295.95 refunded as the taxes were already paid. Every time I call, I keep getting the run around that they are looking into this and that I should call back in 2-5 business days. Finally, on 11/13/2024 a tax person from Mortgage solutions stated they had received a refund from my County for those taxes as it was already paid and that it would take about 2-5 business days to get sent to escrow form them to release to me. I called 2-5 business days and was told they don't see the check returned and more of the run around. The escrow department told me two weeks ago that I would receive a call from the Supervisor Geo but did not receive a call from him. Since then, every time I call, they say no supervisor is available but only a supervisor can see if a check was returned from the County. No supervisor has ever called me to date. Again, I called 11/22/2024 and a representative told me he was sending this up for an escalation and to call back today 11/26/2024. Funny enough I called today and got the same representative who said there was no supervisor available and that he didn't see an escalation done and that he would need to send an email to get it escalated. Once I told him it was him who told me on Friday the same thing and that was not okay because I am receiving the same run around answers. This business is terrible once you pay your mortgage off and need to get a refund. I'm beyond annoyed as they do not keep their word and will do anything to not refund. I filed a complaint 11/26/2024. Mortgage solutions responded 12/06/2024. Ive attached their response that said they were sending me my refund of $3295.95 by overnight service. However, to date 12/21/2024 still no refund check sent. When I call customer service they say it was not sent by overnight service even though they said they would. I want my refund asap! This is theft and this company is corrupt. Send me an over night check now for the refund you said you were going to send!!!! Below is my prior issue with mortgage solutions that they responded to and still have not kept their word about refunding me my money owed! MSF charged us a late fee on mortgages we have with them. We asked them for detail showing substantiation of the late fees on (a) 10/2/2024, (b) 10/4/2024, (c) 10/8/2024, (d) 10/17/2024, (e) 10/25/2024, however have not received any information substantiating the charges or any return of the charges. Given the lack of information even though we continuously reached out to obtain it, please return all the sixty dollar late fees you have charged us. Here is my original email to MSF from 10/2/2024 - I can provide the remaining 4 follow up emails mentioned above if needed. Good morning, I am following up on our conversation from Monday, 9/30/2024. I spoke with a manager and asked for the transaction detail (e.g. date, time, last 4 of the account the money was pulled from) of the transactions that occurred in August and September causing the $20 ($60 in total) in fees. The manager indicated he would email the transaction details by end of Tuesday. Those were not received - if they were emailed, we did not receive them. MSF Servicing, a division of Mortgage Solutions of Colorado, LLC (“MSF”) is in receipt of the complaint you submitted to the Better Business Bureau on November 5, 2024. The compliant states that MSF has charged you a late fee on the three loans serviced by us.
MSF has conducted a thorough review of all three loan files and has determined the following. MSF transferred the servicing of the three loans on July 2, 2024, to our corporate servicing office in ******** *******, ********. A notice of servicing transfer was mailed to you on June 13,2024 regarding this transfer.
Our records reflect a change was made to your automatic monthly payments after the loan was service transferred to the corporate office. A letter of confirmation was mailed advising the new draft to start on September 2024. Your automatic monthly payments draft every 10th of the month but the payment drafted on 9/10/2024 was returned due to insufficient funds. Enclosed you will find a copy of the notice sent for each loan on September 17,2024.
We do not show a record of any late fees applied on the dates mentioned (10/02/2024, 10/04/2024, 10/08/2024, 10/17/2024, and 10/25/2024) on any of the three loans. All three loans do show an NSF fee applied on 09/17/2024 for $20. The fee applied to the loans is not a late fee but a non-sufficient funds fee as the automatic payment was returned by your bank for insufficient funds. Late fees are applied if a payment is received after the grace period of 16 days, which is not the case. The NSF fees are not eligible for waiver at this time.

I am rejecting this response because:We have had these 3 mortgages with you since December of 2021 and never once have we been late – check our payment history on your end.
In mid-2024, we made changes to our autopay and these changes went through – attached is the document with confirmation downloaded from your website. By the way, this change to autopay was made despite issues with your website we had to overcome – please check your logs for calls we had put in to resolve the technical issues in order to be able to finally make the necessary changes to ensure our payments were made in a timely manner.
I went back and forth with one of your managers asking to produce the transactions associated with the payments in question – attached is the long email chain documenting this as well.
We are prepared to share our bank statements to show there were more than sufficient funds to make the mortgage payments.
Please reverse the fees.

Please note, the servicing of the three mortgage loans was transferred to our corporate office on July 2, 2024. Any fees applied to the account before then would have been through the sub-servicer. Per our records, your payments have been made on-time and the $20 fees are not late fees, but non-sufficient funds fees as previously stated.
You also stated that your autopay changes went through even though you were having issues with our website. We regret any inconvenience you may have experienced using the website.
