My experience with Advance HOA Management has been one of the most frustrating and stressful interactions Ive ever had with a property management company. When faced with a straightforward requestproviding a simple, dated letter stating that an insurance company requested certain maintenance workthe response from their representative, ******* *****, was dismissive, unhelpful, and unnecessarily combative.Instead of making an effort to assist a homeowner in crisis, the company repeatedly deflected responsibility and refused to provide documentation that could have facilitated an insurance claim. Their unwillingness to offer basic support was not only frustrating but also completely lacking in empathy, especially given that I was dealing with a family medical emergency.After firing our former property management company over suspected embezzlement, our board took over operations and carefully selected Advance HOA Management after speaking with *** in 2017. We believed they would bring professionalism, transparency, and support to our community. However, this latest interaction has proven they are either incapable or unwilling to provide even the most basic assistance to homeownerseven those who have dedicated years of volunteer service.Advance HOA Management prioritizes bureaucratic red tape over actually helping the community they are paid to serve. Despite years of working to improve the community, I was met with indifference when I needed assistance. Their refusal to provide a simple letterone that could have saved a homeowner thousands of dollarsis inexcusable.This experience has led me to seriously question their competence and commitment. If you are looking for a management company that is responsive, empathetic, and willing to help homeowners, I strongly advise looking elsewhere.Advance HOA Management, Inc.

As noted in my email to you yesterday, the requirement of the insurance carrier to address deferred maintenance items forced the board of directors to levy a special assessment to increase the reserve account to address these items. I also have never seen a carrier allow owners to use the HO6 coverage for non peril special assessments. Having said that, I have asked ******* to provide you the letter from the insurance broker but will not allow him to create one on his own as you requested as this would not be an official letter from the carrier and could be deemed as insurance fraud.

It is deeply disappointing that, instead of working toward a resolution, this response is framed as an inflammatory reaction to my legitimate complaint. My request was never for anyone to fabricate information, nor did I ask for an unofficial letter to be created. I simply asked for a dated letter confirming what was already stated in ************ the insurance company required this work to be done. Furthermore, the special assessment letter never had a date on it, which was pointed out to me by the insurance company. I find this extremely unprofessional on the part of the *** management company, as it creates unnecessary confusion and delays in the claims process.******* did not immediately send me the letter from the insurance company. Instead, I had to go back and forth several times, during a time in which I explicitly explained to you was the most difficult period of my life. Rather than offering even a minimal level of support, you made this process unnecessarily complicated and stressful.If an official letter from the broker exists, then providing it should not have been an issue. Additionally, while it may be your understanding that HO6 policies do not typically cover non-peril special assessments, that is ultimately up to individual insurance carriers and policies, not this ***s management team. Homeowners have the right to file claims and let their insurance providers determine coverage. Your unwillingness to assist in obtaining the necessary documentation, despite the clear financial and personal hardship I am facing, demonstrates a lack of empathy and accountability.Given the circumstances, I will be escalating this matter further. I truly cannot stand this *** company. First off, whoever keeps taking pictures of people's houses need to get out of their car and get better pictures instead of grainy photos that prove nothing. If they do that, then that person needs to actual send the violation to the correct house. If they moved past that step, they need to have justification for said "violation." Okay, grass is too long? Can you define what is "too long"? My county nor the *** covenant rules explain what they consider is "too long." My grass is literally 3 inches tall. I'm not cutting it especially since its not good to keep cutting so short. Oh dead tree? What is your definition of a "dead?" Clearly there is leaves which indicate growth. Advance*** is the kind of company that makes things up as they go but cant back up their facts. Then when you kindly request them to explain what they constitute as a "violation," just silence. Pathetic, and incompetent individuals. Get your lazy ***** out of the car and get a f****** life.Advance HOA Management, Inc.

Avoid at all costs. Non responsive, condescending, incompetent. Attitude comes from the top - ownership acts as if you are imposing on them and they are doing you a favor instead of fulfilling a contractual obligation.Never produced a complete nor correct set of financial statements. Failed to pay bills on time or at all in many cases. Didn't bother to do any collections until 7 months into the contract.Failed to issue accurate or timely violation notices. Failed to follow up on violation resolutions. Failed to assess correct fees.Didn't bother to schedule HOA meetings or prepare agendas until reminded to do so by the **** Didn't provide minutes until requested to do so - both frequently filled with errors.The 1 star rating is only because the site requires it. Advance is a BIG FAT Zero rating.Advance HOA Management, Inc.

My Daughter owns my townhome in ********************************, ***********. The absolute incompetence of this HOA is unbelievable. I have a **** beside my unit that was just a few years ago just that/abush now its this ugly overgrown monstrosity. They have let my lawn completely die. Its pathetic!Advance HOA Management, Inc.

The board of directors directs all maintenance for the property per owner requests and a bid process for them to consider against the yearly maintenance budget. AHOA does not perform maintenance on the property, outside vendors do. I would suggest turning in a work order for any maintenance items needing to be addressed and the manager will work with the board on your requests.

1 starWorst management company ever. If you want your property destroyed, call them! All smoke and mirrors at advance HOA. Sky the owner, ******* the manager all make up stories of them doing their jobs (meanwhile they contract with your HOA in October annually, by December they send you a supplement to your current contract and expect to raise your fees and supplemental income for mailing, postage and useless funds that they won't itemize an invoice for)They hire incompetent cronies as their landscape companies (clearly getting kick backs from using their contractors that never finish or handle the work ) and run your property into the ground.After over 10 years , our horrible board of directors continues to use these hacks, and continue to buy the smoke and mirrors of fake financials, mistreating the property and not actually doing what they are paid to do ( because they dictate after you sign the contact or "auto" renew that will only assign a manager to your property that will work 8 hours a month for you.I have countless photos of their negligence to our property and emails of lies. They are also in bed with the attorneys appointed to your property too, so instead of the attorney representing your entity, they are in bed together and nothing gets done.Over.30% of our property owners are negligent on paying their dues, and they do nothing about it. The lack of funds runs your property budget down...which runs the property to the ground.No one walks the grounds to fix any maintenance issues, and say it's not their job. How can you fix issues, fine violations, I'd you never walk the actual property with your vendors and board ? Utterly pathetic excuse for a "management" company! They are incompetent and unable to maintain the facilities that they're paid to provide services for. Poor communication, and worse execution of their duties! As a HOA holding homeowners to standards, Advance HOA fails to reach any standard themselves. 1 starThis company is most incompetent HOA I've ever had experience with. They took over our neighborhood recently and have been the most non-user-friendly company the residents here have ever dealt with. They never answer emails, or phone calls when we (the residents here) have any concerns and if they do, they are rude and disrespectful. When they took over, and since 2008 when we moved here, the dues we pay paid then for was for basic cable, trash pick-up, water for our yards, and the common areas/trees were taken care of. NOW, we have to pay out of our pockets for our trash and they have forewarned that the dues will be increased soon because of water increases (the basic cable went aways years ago). I recently was charged $25.00 over the $90.00 usually charged because of an error in billing with absolutely NO explanation until I called. The response was read to me. I explained my husband and I live on a military disability pension and the extra charge put a strain on us as he's 76 and I'm 67 with no apology, or response other than the one read to me. You likely dont have a choice with your HOA, like we dont. But even for HOA companies this place is scummy. Letters of violations with no proof and nobody knows the exact issue when you call. One person per community who apparently works every other week. And fees on fees on fees. Make sure your yard is taken care of (they wont do the same with the common area that we pay them to maintain). Hands down the worst HOA Ive ever had the misfortune of dealing with.Advance HOA Management, Inc.

The late fees and interest applied to your account for late payment of your assessments were per the ********* Master Collection policy. These fees are not Advance HOA fees or policy, we only act as a collection agent for your Association. Regarding the notice of compliance issued on your home for unsightly conditions due to the upkeep of your home, are also per the Covenants in the Hawkstone Master Association. Again, for compliance, we work at the direction of the ***** of ********* and per the convenants of the community.

Worst customer service ever. We had our sprinkler backflow preventer stolen from an exposed side of our house earlier in the week and there has been an abandoned suburban parked in front of the community mailboxes for the past 5 days. I've left voicemails each day for 4 straight days and have yet to receive a call back. In addition, all contact with the front desk has been rude and disrespectful. I will be advocating for a change in HOA as quickly as possible.Advance HOA Management, Inc.

The theft of your backflow is unfortunate, but not an HOA issue, as you live in a single family community. This would best be handled by the local authorities and hopefully you can encourage more frequent patrols of the neighborhood. Your community manager, ******************, was on vacation last week, but her colleague should have gotten back to you. I will check into were the break down occurred and apologize for your frustrations.

Advanced HOA has a history of financial negligence on our community and paid their vendors exorbitant contracts deals that we have the financial records to show and refused to hold their vendors accountable for the millions of dollars of damages for shoddy incompetent workmanship. The are now under a full criminal audit as more Unethical Advanced HOA practices come to light. Just ask the new management company and New Competent BODs!!! Proof is in the property documents.
