1 starExtremely rushed construction, horrible service when asking for warranty fixes, ******** fixes to warranty items! Their solution to our electrical issues was to take out the ARC Fault breaker which was to code, and replace it with a regular one. We had to have 3 different breakers replaced before we even hit a year. I would NEVER recommend this company to ANYONE and I would leave NEGATIVE stars if I could!Review fromChris B

My Buyer and I were treated with Care, Respect and amazing Communication at The ************************** in Aurora. **** and *** ( Dream home finder reps )were By Far the most professional, fun and down to earth representatives. My buyer is a single mom moving from ***** to ********, and that in itself is stressful. Dream Home finders were flexible with timing, communication, inspection, and Home lending Company for VA. ************ CARES! I want to THANK Dream Home finder for the amazing support. AVOID AT ALL COSTS-Dream Finders (aka DFH) is known as Dream Crushers in my neighborhood for a multitude of reasons. I have personally spoken to many Dream Finders homeowners in my neighborhood as well as other subdivisions in ********. All but 2 were quite unhappy with the lack of quality materials, and shoddy workmanship, along with more concerning items. DFH uses the WORST "trade" contractors (HVAC, concrete, paint, floors, counters, cabinets, electrical, plumbing, etc.).If you are do deal with DFH, HIRE A LAWYER to review the sales contract. Also, hire a reputable home inspector and arrange to have inspections at framing, pre-closing (2 weeks before closing) and closing. WATCH OUT for other things- After the ******* check was in their hands, they asked for 2 more checks- totaling $50k- SKETCHY.Poor concrete work, poor floor tiling (unlevel, for one), damaged furnace (wrong exhaust pipe slope) poor insulation, roofing (the nails on ours were not properly finished with silicone over nails), defective materials and/or unqualified installers for countertops, cabinets, etc.Let's now get to electrical problems- too numerous to count (we've spent around $4,000 to fix most and now have to have every single light switch and outlet checked for wiring issues).Next, we'll spend around $20-25k fixing the defective counters (DFH "offered" to replace one of SIX that ILG had told us were defective or not installed properly). We'll likely be out ******k total fixing everything. ADVICE- SKIP the upgrades to flooring, counters, cabinets, shower, etc. and get them done later by a reputable master contractor. Another suggestion- call code enforcement for any significant concerns. DFH's so-called warranty, as others have pointed out, is a joke at best, mainly because they'll tell you their boo-boos were YOUR fault or "homeowner maintenance". Or, if you don't agree to their "resolution" they'll say you're "denying warranty work". They are DEPLORABLE.Dream Finders Homes, LLC

We have had many communications with this buyer since they purchased a home from us. We dispute the accusations put forth. We use quality materials/vendors and promote that our buyers have attorneys review contracts and home inspectors inspect the home should they want a 3rd party opinion. The buyers were asked for additional ******* money based on the the amount of options and personalization they added to the home. This is clearly stated in the contract, and we accepted far less than the amount that was in the agreement signed by both parties. This was not a shock to them. We have had the noted areas inspected multiple times and agreed to address all warrantable items this buyer has brought to our attention. There have been many outrageous requests that are not warrantable and are not warrantied by any builder. They are opinion. Two of them being that they wanted all the countertops in the entire home, flooring, carpet, tile and LVP replaced. All items of concern have been inspected by us and the flooring contractor. Items deemed warrantable were offered for repair. Homeowner has given us a response that they will get back to us once they make their decision, or refused repairs due to not being in line with what they would like. Our warranty is broad and we follow building code during the construction of the home.Review fromMelissa C

5 starsWe recently closed on our first home with DFH. All in all, it was a great end-to-end experience. Our DFH sales agent was extremely personable and went out of his way to help us. The entire team at DFH, from the superintendent/******* to the warranty representative, were responsive and resourceful. Although new builds are never perfect, were very happy with our new home and would recommend DFH to anyone looking to start their home ownership journey!Review fromJanet M

I closed on my home March of 2018 and even before moving in my neighbor contacted Dream Finders nabout grading issue between our property. There's a culvert drain with a header between our property that terminates at the rear that leads to the upland buffer/ flood zone behind our property. Dream Finders solution was to come and throw dirt into the hole and put sod on top. When the hole appeared again they did the same rinse and repeat action rather than addressing the grading issue. Once I moved in and noticed the problem, which at this point was a minor hole my neighbor informed me that he'd contacted DF and that they never addressed the real issue. He and I both had gutters installed because the rain seem to make thing worse. Fast forward to 2021 the hole gradually got worse and worse until there appeared a huge sinkhole between our property which engulfed a portion of my privacy fence. We contacted the property managers who sent someone out to ensure it wasn't the drain itself, but even this process took some time due to the epidemic. Meanwhile the hole grew and grew. We tried to get them again to address the lack of proper grading issue. They sent a representative out, did their assessment and denied any responsibilities. I had no choice but to hire someone to do what Dream Finders refuse to do, costing my neighbor and I thousand out of pocket.Dream Finders Homes, LLC

1 starMy experience with Dream Finders has been absolutely awful. They must really get by on forfeited ******* money more than home building. I made the double mistake of using their preferred lender. If you read these reviews and still move forward, at least dont get suckered into the idea that youre getting a great deal with their lender. We signed a purchase agreement in April 2021 for a December 2021 completion. Its now late July 2022 and weve seen our closing date (and construction progress) pushed back over and over. Interest rates have more than doubled and we currently have no closing date. Supposedly itll be sometime around mid-August, I tried to change lenders to save **** points and 8k in closing costs but their purchase agreement says you cant within 30 days of closing. Weve been within 30 days for the past 9 months. Im currently denied this without even having a closing date at all! They simply feel that itll be soon(ish). Im not even sure how this is legal.
