    I booked a trip to ********* **, with evolve IT WAS DISGUSTING DO NOT BOOK ANYTHING WITH EVOLVE!!! THEIR CUSTOMER SERVICE IS HORRENDOUS TO SAY THE LEAST!! THE PERSON WHO WAS IN CHARGE OF MY STAY EMAILED ME ONVE TO TELL ME SHE COULD NOT TALK ON THE ***** BECAUSE HER HEADSET WAS NOT WORKING, NEEDLESS TO SAY SHE OFFERED NO COMPENSATION FOR THE DISGUSTING CONDITIONS WE WERE FACED WITH. IM STILL WAITING FOR A CALLBACK ONE WEEK LATER. The other person who said this is not a safe area was 100% correct, regardless that it is in a gated community. It means nothing. Upon arrival: garbage was over filled from the people who stayed there before us. It was not removed until Wednesday, we arrived Sunday. The house was dirty, bugs on the floor, pictures did not represent the home. Circuit breaker outdated which lead to air conditioners going off constantly, I was told no one ever complained about this. Bathrooms were gross and dirty. They sent the cleaning lady back who spoke on the phone to someone about me in Spanish, she mopped one floor and left. I found out later she reported I had a pet and 12 people in the house, none of which was true. I called vrbo along with evolve from Sunday - Thursday - no help, no compensation, and in fact evolve continued to tell me I was lying. "I sent the cleaning lady away, I have a pet and 12 people in the house, I did not feel comfortable with the handy man so I sent him away". NONE of this was true. I am appalled of the allegations made on me and my family. If it wasn't for other family members staying at another place , I would have left immediately. Save yourself aggravation and expense do not stay here DO NOT RENT ANYThING FROM EVOLVE> . I will be posting on the better business bureau as well. Obviously they are going to respond to me now that I am posting this. Everything they say back are ALL LIES!!! It's disgusting they do this to families trying to have a nice vacation

    We are an owner of a vacation property. We have used Evolve as our platform for over a year. They have been wonderful to work with. We are in the process of buying an additional property and we will use Evolve for our 2nd property. Keep in mind if you are a renter, there are other factors that effect rental status. Beyond Evolve control and owners control. Our *** changed the days that could be rented. Or the renters car would be towed. If we didnt adhere to the *** rules. So 3 rental dates had to be canceled. 10 days before they arrived. After all who wants to go vacation and have your car towed?

    Great company to help me rent out my vacation condo. Very professional and always great solutions. Glad I chose them 5 years ago and will refer them always to anyone looking.

    I booked an Evolve rental property in early May for a trip the last weekend of July, knowing that vacation rentals in ************ can get booked up pretty quickly. A week before my trip, Evolve abruptly canceled with no excuse. I later saw that same house available for rent on their website for the same exact weekend and more than double the price I had initially paid. Evolve doesn't honor their rental agreements or care at all about whatever their renter's plans were for that trip. I will not be staying in one of their properties again.

We were able to pull up your reservation on our end and see that the homeowner had placed an urgent request to cancel all upcoming reservations for the home due to a pipe bursting, therefore making the home unfit for guests. We would also like to take the opportunity to provide clarity that while the home may have showed available, we would not have been able to confirm any new bookings during that time. We understand the frustration this situation may have caused for you and hope you understand that unfortunately cancellations do occur outside of our control. Thank you for your feedback as it will be helpful for our team in ensuring a more thorough communication with our guests. While we are bummed we missed the chance to host your stay, we hope you were able to make alternative arrangements for an fun and enjoyable weekend.

    FRAUD COMPANY....EVEN WHEN YOU BOOK AND PAY AHEAD OF TIME, THIS COMPANY WILL CANCEL YOU LAST MINUTE, THEIR EXCUSE IS DOUBLE BOOKING ISSUES...IF THEY DO THEIR JOB RIGHT, THAT WOULD NEVER HAPPEN IN THE FIRST PLACE......COSTING MY FAMILY TO PAY THE DOUBLE FOR LAST MINUTE BOOKING ANOTHER HOME WAS UNFAIR....ALL BECAUSE THEY DOUBLE BOOK PURPOSELY SO THEY MAKE MORE MONEY AT THE END!!!! IT IS ALL ABOUT THEM MAKING MONEY AND NOT KEEPING US RENTERS HAPPY, INSTEAD WE WERE INFURIATED, FRUSTRATED, AND STRESSED OUT FOR HAVING TO BOOK A SECOND HOME DUE TO THEIR INCOMPETENCE AND SELFISH ACTS!!! THIS WAS THE ********* LOCATION WHO DID THIS TO ME AND FAMILY....THEY SHOULD REALLY GO OUT OF BUSINESS, APPARENTLY WE AREN'T THE FIRST FAMILY COMPLAINING ABOUT THIS ISSUE WITH THIS COMPANY, AFTER READING OTHER SITES REVIEWS, WE REALIZED HOW THEY KEEP DOING THIS TO MANY OF US WHO ARE JUST LOOKING FOR THE BEST PLACES TO RENT WHEN WE NEED TO!!! VERY BAD COMPANY!!!!

Although very rare, our homes are listed across numerous marketplaces and while we do our very best to ensure the calendar availability is up to date across all platforms, double bookings may occasionally occur.     We rented a house for eight people in ***** to visit ******. They called us at 6pm the night before and told us they had double booked the house so our reservation was canceled. They offered us another house that was THREE HOURS from Acadia, on an island, accessible only by ferry, that we might be able to get our car on if we made reservations in advance. We called them and they told us to check AirBnB! We were lucky to find anything in the area for eight people on short notice. Nearly ruined our vacation. Deliberate overbooking is routine for hotels and airlines but for vacation rentals it makes no sense and can only be ascribed to total incompetence.

    I tried booking through airbnb and could not, it kept telling me my phone # was no good, then would not let me change it for x amount of hours.booked through vrbo went through ok. I will say had I seen the reviews before booking would have thought twice. I was disapointed in one of the bedroom beds squeaky I do mean squeaky. As we were only staying 2 nights dealt with it, would have had to contact evolve if we had booked a week. Overall enjoyed our stay once we managed to book it.

    This was our first time going through Evolve for a rental. The process was easy enough. Responses when we had a question were sufficient. My only issue was when we had specific property and location questions we were referred back to the host. Luckily our host responded quickly. I would recommend Evolve to friends.

    We are the owner of a condo that is dog friendly. In Evolves written policies on their actual site they state if you have allergies you can specify the type of animal ( ie dog or cat) . We specified dogs with a 2 ********* We did not want cats due to allergies with friends and family members. Recently, we had a cat check in and I contacted evolve who stated their policies have changed and that we have to accept cats. If we dont accept both cats and dogs, than we have to switch to a no pet policy. First there was NO transparency about this policy change. If you look through their site they state you can place your own restrictions on pets, especially if there are preexisting conditions of the owners. I want other owners to know that if they allow pets, that it means any and all pets! Whats stopping people from bringing horses, cows, chickens, etc. ? Additionally, we were willing to work with the guest with the cat and do a deep clean after. However, he cancelled the reservation on his own. Evolve decided to fine us even though the guest cancelled ( their policy states if the owner cancels a reservation they pay a penalty and in this case it was the one who booked). We are appalled with this policy and how we were treated. I guess they dont care that much about their owners after all and do we have left Evolve.
