Armstrong took the deposit, then doubled the cost of the building. I worked with their sales *** for 2 months to dial in a building. All questions answered and price approved. Then sent to finance to put down a deposit. The paper work sent over was asking to initial on a spec sheet and drawings. All that were wrong so I responded with all the issues on it. They responded not to worry, the project manager will adjust. This is just to get the deposit down. The sales *** then called reassuring that those papers don't matter and that he had all the correct info that we worked on. Just to sign s owe can get the deposit in and the project manager will have the correct info. Bit concerning but I need to follow their process. Project manager then realizes the errors and that the building spec'd out on the deposit form wouldn't even be a building they could warranty. Errors like a beam cutting through the door opening, or the framing/girts not able to hold the insulation. She then got the building right to our original specs and how it needed to be built for safety and warranty. Problem is that the agreed upon price of $180,449 is now going to cost $344,096 for the exact same building we designed out. We went back and forth and they were willing to credit back a bit of it but still left us at $109,000 over the original. All of the communications and designs where shared with their team and was decided that the cost of the errors were just too high to build the building needed. I then asked for a refund of the deposit to move on. They had a Lawyer contact me saying the cost to refund the deposit was too much and they were not going to do that either. My guess is that they are in a financial struggle and do not have the money to return. Currently they options they have given are to pay the remining balance on the $180k for a building that will not work and they will not warranty, or walk away from the $34k deposit.Business Response

I am rejecting this response because: After the initial claim was made to the BBB, we were sent a letter from Armstrong legal counsel to remove our ****** review and to reply to the BBB that our situation was handled to our satisfaction. That if we did not do both, Armstrong would take further legal action. This came a few days after the initial letter from their legal counsel that stated we would not get a refund and if we wanted to mover forward, we would have to accept the additional costs. We were forced to hire our own legal advisor to help work through this. The response from Armstrong to the BBB includes false statements and still does not address the issues. Nor has anything been addressed during this time with the legal counsel to correct the situation.

I reached out to Armstrong for a quote on a metal building and paid my deposit and was going through the process and then when all the hidden fees were revealed and how they wouldnt even unload materials and I would have to rent equipment just to receive materials I decided to find a better option as we were still at a stage of design and nothing had been made or been ready to ship and they refuse to refund any of the 10k I paid and then proceeded to say I owe them another 2300 in damagesBusiness Response

07/12/2024, After speaking at length on the phone with an Armstrong steel sales representative, I signed a contract and paid a deposit on a building that was supposed to cost a total of roughly $25,000, with everything needed down to nuts and bolts. The deposit was roughly $6,500, then on to a project manager who proceeded to tell me my project would not be the building I had asked for, as it would be over $50,000, to have the engineering done for that specific building (Tudor style roof). I was immediately told I would not be able to get my deposit back and so I went on trying to work with my project manager to design the building. After only a short time I was told of more structural changes that would have to be made to the buildings "engineering", thus my building would not be less than $45,000, complete with another whopping $9,000 deposit. I have asked several times for my original deposit back and would like any help you can give me in resolving this matter.Business Response

Ordered building met all their deadlines with deposits and money. They ran six weeks behind. I am rejecting this response because: **** with Armstrong steel they were six weeks behind when truck got delivered. There was snow on the ground so they didnt hold up to their part of on-time delivery. Also they said they would have pictures so if they had all the beams correctly loaded on the truck, they never, sent me any pictures of the truck loaded in their facility. Did everything they wanted? They just basically shorted me one and wouldnt stand behind it seven months later because they were six weeks behind and then we had snow trying to s**** them on paid a lot of money for this building, obviously they dont stand behind they sell if they were to cover all of their bases they could easily send me the pictures with the beam on there. This would solve everything. Maybe the transport got dropped off somewhere else because there was two buildings **** never got back to me with response , if it had accidentally got dropped off, there does not work for the customer after ********************** is paid for very disappointed should have shopped local. I guess he was pretty confident that **** was on there. If thats the case why cant you send me the pictures of the truck loaded to cover yourself paid a lot of money super upset. They just dont understand. There was over a foot of snow and they only give you a couple of days to check everything in, not trying to get over on anyone just asking for my beam that I was shorted 100% thank you ********;

I picked a building, gave them my deposit with 30 days for the tonnage discount qualification. Got a ** who then wasted 3 months not returning emails, making me call him, then they claim I didn't get the tonnage discount because I didn't get the details finalized within 30 days - that's a 2nd 30 day limit except nobody told me about that one and their ** took 10 days for initial contact.I asked for a new ** and got a "customer service" male named **** who spent a whole phone call interrupting me and telling me I was wrong.Skipping a lot of detail, they wanted me to sign a new contract that gave me 9k of the original 13k discount but no windows, only 2 doors, roof color suddenly not available so I was stuck with the default galvalume, and different wall color than I picked, PLUS as comprehensive an *** than I've ever seen before.I tried to call and speak to customer service VP but instead got a nasty email from the Kade male saying I'd never get to speak to the ** and I should sign the *** or they'll sue ******* won't refund and they won't give me the building I ordered but I can get a crappier building IF I sign an *** from h*** After their ** took months because of failing to respond.Ain't right.I'm not including any documentation at this time but I do have everything, it's just rather a lot so didn't want to ******* anyone.Business Response

Armstrong Steel Corporation is locking consumers into these so called non refundable deposits then astronomically raising the price of the building then when it is brought to the attention of the consumer they insist you are locked in and cannot receive your deposit back. I am rejecting this response because: I believe to complete a building a potential almost $30,000 more is astronomical. And your company is known for doing This as I have now come to understand and really should be ashamed of such practices. And yes I have not went any further so as to not have reason for your company to again say oh we have done plans so its this much more. Once I heard that it was going to be so much more when I first spoke to ***** she said that it would not be the case and now she cant be reached anymore. So as I said before it seems your company and CEO are up to the same old scam tactics and you know very well its very underhanded. So I reject this response and will continue to pursue this as a scam and fraudulent business. And the only resolution is to receive my whole deposit back and for your deceptive business practices to be stopped. Therefore I will continue to pursue this to the greatest degree possible, and exhaust all efforts, because this is totally unacceptable. And I will not further any plans to only continue to be scammed out of more money.

I am rejecting this response because: Again I and many others believe Armstrong Steel to be completely deceptive I never denied signing the contract, however, I contend Armstrong trains their sells associates to use deceptive practices in order to steal money. Also since filing complaints Armstrong has not contacted me aside from a group email with purchase contract attached, of which I really wasnt even the recipient and I replied what is this for and never received any response. Yes of course I stopped the building because again I wasnt not willing to go toward an extra 30k and many other unhappy consumers have expressed that any time more was done on the project Armstrong attempted to extort more money from them. I do not wish to be a further victim. I simply want my refund. I do not deny this so called nonrefundable deposit, however, since their sales lady ****** lied to me and misled, misrepresenting the deal I can only believe the only fair situation would be for Armstrong to contact me and provide my $11,700 deposit back at which point I will gladly sever all ties with Armstrong Steel and withdraw any further action. However, if not I will absolutely continue to pursue it through every avenue possible. And, encourage the BBB to seriously consider what companies they provide a A ranking allowing them to flaunt that and draw consumers in only to be SCAMMED!

As Armstrong continues to state and I continue to reject I am not going any farther with the building, only to be charged more as they have done in many other cases. As also stated before I have not received any further communication from Armstrong Steel except through BBB. I will not be providing any additional plans as I communicated in my previous rejections to only be robbed of more money. I continue to submit deceptive business practices, where is ****** who sold me the buildings listen to the so called recorded calls and you will here me specifically ask here that it would not be thousands more dollars. Also very clearly I continually confirm that it will be a residential building so clearly doors and windows and again ask that this will not be a huge extra charge. You will also hear this you have to lock in the price. Then you can listen to my conversation with my so called project manager and hear the estimated small increase. If these conversations have NOT been altered (edited) then all these details will be present. Also please make me aware of what communication Armstrong Steel has had with me since I stopped falling for the scam and refused to move forward only to be robbed of more money. The only resolution is for my deposit that I maintain I was scammed out of to be returned promptly and I hope Armstrong Steel will discontinue such practices, however, my biggest concern is the return of my funds. And I hope the owners/managers are proud of the distress and turmoil they are causing consumers. If that is the comfort zone in which they wish to operate and continue in then so be it, but I certainly want no part of it and only want my deposit refunded and all ties severed with such underhanded business. I am only sorry that I and so many others have been victimized and encourage BBB to act accordingly.

I am rejecting this response because: once again the initial contact with Armstrong Steel I was certainly told to lock in the price and the company very well knows that is their standard practice. I do not appreciate the implication that I am telling a lie that ***** that no one can seem to put me in contact with certainty started the scam. It is definitely a SCAM! I am not the only one they have scammed out of their money. Armstrong continues to trick consumers out of their money. They are not trying to work with me, and I totally believe they are fully aware and train their employees to hook unsuspecting consumers and then rob them of their money. I also asked ***** if windows and doors would be thousands of dollars more and she assured me it wouldnt. Also from Armstrongs own response you can spit the deception in the fact they admit they give out this info and will not truly disclose everything until the project manager. I continue to contend it is a pure SCAM! One that its owners and employees are very well aware of, and apparently they continue to operate this money grab with BBB blessing which is shameful really it only gives them more ammunition to draw in and rob unsuspecting consumers. The only resolution is a refund of my money and to sever ties. I also encourage BBB to consider what their continued false high rating continues to cost consumers. I am highly disappointed and appalled! Also why is ******** allowed to constantly drag on responses, and I have to call BBB to get any response they should be held accountable for that as well?

On 11/30/23 ordered Building total price $217,905. Paid $54,477 to receive plans. At the time they applied a rebate of $43,581, so total due on delivery $163,428. No mention that the rebate was good only thru 12/30/23. Next communication from Armstrong was on 12/11 & 12 regarding spray foam and that it would negate the 50 year warranty. Then nothing until 12/27-12/29 regarding upcharges for colors which was not mentioned before. Armstrong was trying to push signing yet again another set of documents. Then on 1/5 after rebate expiration they wanted to know if we wanted to cancel. Next communication was on 1/30/24 with a "Delay" Letter. They said no refund of the $54,477 and they were going to add extra charges if we cancel. They kept saying we were the delay when in fact it was them. Also, we were closed from Christmas thru New Years and let them know that also on 12/11. The last set of documents had our remaining balance $225,313.02 as they at that time added in sales tax of $18,304.02 which in the original document that was signed said "may be added". This is a scam to get deposits then refuse to refund ANY $ and then want to charge more to cancel?????Business Response

I contacted Armstrong Steel for a quote on December 11th . I was convinced to purchase a building and sign a contract because ASC advertised savings on necessary building resources at factory prices in both written and verbal terms. During our initial discussions Armstrong sold this as a cost savings and strongly urged me to enter into a contract agreement before a large rebate expired. Although I found better pricing for the same building the factory direct pricing sold me. Upon providing some simple details for the 50x60 build I received a price of 43 thousand . The cost went to 59 thousand because of a roof line change that was missing from the original renderings. I accepted the quote , **** signed the agreement and gave them a down payment for $14,780.00 on 12/13/23. I was contacted on 12/22/23 to provide building details . On 1/3/24 I received a 44 thousand dollar change order for the doors, windows, gutters, and roof paint. I knew immediately these prices were grossly overpriced and inflated. The prices also included charges for openings promised during the initial sale. I contacted my pm and expressed a deep concern and frustration that several dishonest representations were made and I had lost my trust with ASC. From this point on I was reminded that I signed an agreement and therefore would not receive a refund at this early stage or under any circumstances. Im now deciding between loosing my large down payment or rejecting ASC absurdly inflated prices and sourcing materials myself. One month later after deciding to move forward and believing the building was heading towards production I received a VOP for sig. w/a 12 thous. Dollar increase. I was sent to resolution where they offered a 1/3 reduction and no further increases in writing . Instead I received a 4 page document releasing ASC of all previous representations, promises , or agreements for my sig. giving up any future rights. My wife and I just want a refund and to disassociate with ASC .Business Response

The truth. My complaint acknowledges that I signed a contract with Armstrong steel. Its also true that it has no limits to increases or delivery time. I did request a quote for the necessary components and I understand then and now that said components were not included. I knew I was under no obligation to purchase or make design changes. Its true I signed a component p.o . Its true ASC is willing to move forward w/ a limitless agreement. What ASC isnt disclosing or addressing is that they currently advertise and represent at sales factory direct pricing on necessary components below retail also prices arent shared until deposit and signature. The component agreement for $1,159 dollars was for a single item that was proprietary to ASC.when expressing my concerns ASC offered 3 options. An audit to see if I owed them additional damages, a slight deduction in the increase along with no further increases, or wait for steel prices to drop. They were too get back with me for a decision. They did not reach out instead I received a 4page legal document with 14terms and conditions releasing all liability for the decrease in the price increase. See attached. I only heard from ASC after filing a complaint with BBB. Their response is regressive as a result of my complaint. The truth is that ASC engaged in false advertising and predatory practices therefore I must reject their response.Business Response

Armstrong Steel clearly advertised building components at discounted factory prices both during the first point of contact and in their advertising. They refuse to acknowledge that they grossly overpriced components only after we entered into contract with them. They were fully aware of their false advertising and deceptive sales practices . We are telling the truth and they know that the only honorable remedy is to return our down payment and discontinue these practices.

I contacted Armstrong Steel on January 1, 2024. I spoke to ***** concerning a price on a 35 x 50 steel building. On approximately January 2 we received a verbal estimate of $45,879. He said that the door and window cutouts would be included in our price. The next day we were informed that he had been delayed in speaking to me because he had been in a meeting where it was discussed that could no longer honor that price we had been given. We told him we were no longer interested in the purchase. He said that he would speak to his sales manager and see what they could do. After speaking to his manager ****, they got it approved to be able to give us a rebate and free shipping to get us back to the price we had originally been quoted. In order to lock in the price, we would need to pay the $11,469.00 fee for the engineering payment. The price would only be good until January, 12. We paid the fee on January 12. On Monday, January 22 our project manager called for the first time. She informed me that we would need to secure our plan by February 11 in order to keep our price. We could not reach her by phone or email for an entire week. We were finally able to reach her and discuss modifications on the original size. To change to roof style would have been $19,000 more. We asked to price it for a 45'x50' building. It would be $7000 more plus the cut outs for the doors and windows. We told her that it was included and she informed us that it is never included. When asked how much it would be, she said $1000 per cut out. We were willing to pay the additional amount of $18,000 based on the possibility of a misunderstanding about the cut out fee and the additional money based on the larger size. However, on February 9 we were informed that the actual price difference would now be $73,039.41. When we questioned the difference we were told that we were crazy to think it would be the lesser price by ******* and by her boss who was supposedly the Director of Sales for Armstrong.Customer Answer

The offer made by Armstrong is not satisfactory by any means. They are asking for us to either sign off on a purchase order that doesn't even list window cut outs and pay them $116,625.00 or release them of all liability and they keep the $11,469.00 deposit. Their representative suggested that we take the building as is and sell it like others have done in the same situation. That tells us that this is not a new situation to them but one they have dealt with many times in the past. On your site alone it shows that you have closed over 70 complaints about them.
The Confidential Release and Waiver form instructs us to withdraw our complaint from the BBB; to keep it a secret from the BBB and all social media. It also states that we are guided by counsel but' it's their counsel not anyone representing our best interests. This is not a resolution, and it releases Armstrong of all liability. Armstrong needs to be stopped. They are a corrupt business taking advantage of their customers. Their rating is misleading future customers that assume when you see a good rating, that they can trust the business is reputable and honest.

We signed the agreement after being misled and pressured by their salespeople to sign and pay by the first deadline. This was presented as the only way to secure the quoted price. Subsequently, we were informed of another deadline to secure the price, but only after waiting for a week to hear from the project manager. We went along with this second deadline because regrettably, we continued to trust the information provided by Armstrong's representatives.
We were under the impression that *****, our salesperson, had assured us that door and window openings were included in the price, based on our previous conversations. However, when informed of our mistake, we did not dispute it and were willing to pay the additional amount, relying on the $1000 per opening quote given by our project manager, an Armstrong employee.
We relied on the experts to give us the information needed for our complete project. We are not involved in the business of construction, let alone steel buildings. How are we expected to know the specifications of an atypical window size or the necessary support? If our project manager had disclosed the potential need for additional structural changes when we inquired about the cost, we could have saved a significant amount of time and money on architectural plans. It was clear to everyone we communicated with that our project was a home, not merely a steel building. The windows and doors provided by Armstrong are intended for commercial projects, not typical residential structures. Our project manager should have provided more information rather than assuming we were already knowledgeable about every aspect. If we possessed all the answers, the role of a project manager would be redundant.
Furthermore, we did not request gutters or downspouts. This was an add-on solely to inflate our price. We had expressed plans for a wraparound porch to be added at a later date to both ***** and to *******, the project manager.
Multiple Armstrong employees have indicated that they are willing to sell us the original building, but it will not meet code requirements. Accepting such an offer is unreasonable. Armstrong must improve its practices. We believe a refund is warranted due to being misled, provided with false information, and overcharged. If Armstrong considers this level of service to be the "highest degree possible," a reassessment is in order.

I am rejecting this response because:We feel compelled to reiterate the circumstances surrounding our agreement with Armstrong. We were placed under undue pressure with a fabricated deadline and subjected to misinformation and deceit by Armstrong representatives. Trusting their assurances, we proceeded, believing we had found a pathway to realize our dream home. It's disheartening to encounter a company whose representatives are so at ease with disseminating inaccurate information to customers.
Our decisions were based on these false premises, leaving us misinformed and ultimately misled. To assert that we'll only incur overcharges if we pay them is preposterous. It's evident that accountability is not a priority for your company, given the initial offer that protects your interests while neglecting to address the grievances of your customer.
In light of these circumstances, we propose a counteroffer: As per your ***** Confidential General Release and Waiver ********, we are willing to maintain confidentiality regarding your business practices, refraining from making derogatory remarks on social media and/or to the press, and closing our complaint with the BBB. However, we request a refund of $5734.50 which is 50% of our deposit. It's important to note that the company has incurred no losses in this matter. This gesture would be the least Armstrong could do to accommodate a disappointed customer.
We hope this proposal reflects our desire for an amicable resolution while acknowledging the need for accountability and fairness.

I am rejecting this response because:On Friday March 29th, we spoke with ******* from Armstrong's Conflict Resolutions team. He was the best sounding representative that we had dealt with in our entire time dealing with Armstrong. He was very understanding and caused us to reconsider our purchase. ******* apologized for the way we were handled by the representatives of his company. He said that they had been reprimanded and advised on how it should have been handled. In light of our situation, he said that he would make an offer to complete our building at his cost which is $25,502.24. He removed gutters and offered to adjust the plan in order to save us more money. We asked for time to consider the whole situation. He said that he understood and agreed to speak to us the following week. He told us that he would respond to the BBB telling them that we were in communication and trying to resolve our issues.
On Monday April 1, we contacted *******. We advised him that after careful consideration we would have to decline his offer. He said that he understood that we had lost trust with the company. He offered again to be our sole contact and be there for us for the duration of the project. We responded that he was correct in saying the loss of trust. We just don't have confidence in Armstrong. We asked to get our deposit back. We also offered to sign paperwork agreeing to not post any negative comments on social media. He asked to give him a few days and he would get back with us.
On Wednesday April 3, we were contacted by *******************. He left a message saying that he was told that we are working with *******, and we were trying to continue and complete the building. (**** had reached out to us previously with the first offer.)
We returned the call. He claims that he was notified by ******* today, April 3, that we were planning on continuing the project and completing the building. We told him that we had spoken to ******* on March 29 and again on April 1. We told him that we had declined the offer and requested our deposit back. **** then informed us that not only would they keep our deposit but that we will now owe almost $1800 more for damages. We said that were no damages because no product had been ordered. He said that we paid for them to design, fabricate and deliver the building. But they had told us that nothing would be ordered until we sign off on the final design and pay an additional deposit to place the order.

Armstrong has put forward several solutions that benefit their interests. Despite offering fair resolutions on our part, these have been disregarded by Armstrong in their response. While we agreed to let them retain the full deposit, we firmly reject their demand that we remove our BBB complaint and refrain from posting any negative comments about Armstrong. We stand resolute in our refusal to be silenced.
To seek a mutually beneficial solution, we propose a compromise: refunding half of the deposit. In return, we will withdraw our BBB complaint and abstain from sharing any negative feedback on social media. This proposal aims to address concerns from both parties and work towards a resolution. It's important to note that Armstrong has not incurred any losses as no product has been ordered.

We are rejecting this response because: We had already offered Armstrong to keep 100% of the deposit. We refused to sign their resolution form that would silence us from voicing our opinions. However, after the last response we were motivated to do more research online. We now know that there are hundreds of people with stories just like us. People that were offered settlements and given refunds. It was all we asked. We even agreed to sign the gag order that was required by them. We now reserve the right to enter into litigation and to share our thoughts on social media and the news media. We are considering joining the class action lawsuit against Armstrong and contacting Denver ** This all could be put to rest by giving us the same offer that has been given to hundreds of others- give us our refund and we will sign your release form.

I am rejecting this response because: Armstrong cannot just close our file and dismiss us. We do not agree with their decision. There have been multiple complaints that are almost word for word like ours. The numbers and the names are different but what is described is the same story. The misleading closing technique, pressuring you to sign now so you get the discount. The illusion of doors and windows being included but you don't know they're not until you get a project manager. The huge increase in the price hidden from you until it's time to sign off on the building. How can they be in business? How can they be allowed to take advantage of honest people just trying to get what they paid for? The complaints are not just from Yelp. They are also on the BBB website under ******** Steel.We continue to request half of our deposit back and we will sign a release. The other solution is to keep our deposit. We will make our story known through social media, news media and online. We have been silent thus far, only sharing our story with the BBB.
