Neighbors at **************** Pl continue to leave their trash and recycle bins in front of the their house which is against the covenants for this HOA controlled neighborhood. I have called and complained multiple times and Faith management has done nothing to prevent or fine them for doing this all month of March and April 2025 and many times before. This brings down home values and makes our neighborhood less desirable. The staff at Faith management refuses to do their job and expects me to do their job for them. This neighbor is a nuisance and not only leaves out their thrash bins but leaves their unhitched camping trailer out in front for extended periods. Lets their cat run loose puking and craping in my yard and on my porch. Insulated their camper in the street and just left the over running insulation stuck to the street in front of their house. Which is still there. When I told him to keep his cat out of my yard he threatened to put a rock through my windshield. I don't know why we are paying HOA fees when Faith management is not doing what they have been hired to do.

      1) Before I moved in, I was verbally assured a door would be installed for my bedroom. Instead, they hung up a curtain. I have requested the door several times and have been denied stating since I signed the lease without a door, they will not be giving me a door. Since this I have had my privacy and habitability jeopardized by 2 unannounced large maintenance men walking right into my room right as I was about to undress at 7:30pm. This was a traumatic and scary experience and when I brought it up to them, they did not apologize and just re-iterated that I would not be given a door. CO law requires a bedroom to have a door.2) I reported a leak in my bathroom coming from the upstairs bathroom. They took 2 weeks to address this, and it then had spread and turned into black mold. Both bathrooms were sealed off and we had nowhere to live. We were displaced for over 8 weeks. My roommates were put up in hotels but were kicked out several times due to the landlord not extending the stay for them. We were then told the house was move in ready and found that the upstairs bathroom was not functional and that they had screwed a tarp into my walls to make my bathroom (fully enclosed in my private bedroom) accessible to all the tenants to share. This is against the law as the bathroom is IN my room and a tarp is not private by any means. My bathroom also had no walls or ceiling leaving exposed wires, pipes and other hazardous items exposed. We let them know that this was not acceptable, and we will not be moving back in, and they said it was good enough and that they will not be providing any accommodations. During the entire repair process, they left every single light on in the house, ran fans at all hours and our utility bills were at an all-time high and we were forced to continue to pay them and our rent. When I asked if we would receive prorated rent I was told no and that if we did not pay or asked again that they would proceed in eviction. I have much more to say......

I rent from Faith Pro management. They have failed to do maintenance since November 8th. The work order was for both bathtubs in the apartment not draining and overflowing. Water logging walls and floorboards, possibly causing the black mold appearing in the closet on the other side of the wall. Ruining clothes. I have since cleaned some of the black mold from the wall but my showers have been quick and the water has been slimy due to the unsanitary lack of drainage since November. This seems like retaliation. I had to come in on the way to my great grandmothers funeral as they had posted an eviction notice on my door that morning and if I didnt get things figured out that day I would owe a late fee and be evicted. The property manager had been attempting to notify me that I had not signed up for gas utilities and that they were not included in my other city of ******************* ****. They had been posting the notices on the door of another apartment in a separate building that they did not own. It was a misunderstanding on there part as it had the same building and room number. This gross unprofessional behavior prompted them to give me the eviction notice the morning of my great grandmothers funeral. When I came in during the timeframe of the funeral service they were unable to assist me with anything and would not accept responsibility for posting notices on the wrong apartment. I asked if the man I spoke with (***** *******)would put a work order in for me and I witnessed him ****** everything down. The beginning of Feb my grandmother ****, who is on the lease as well got an email stating that the tenant had canceled said work order. I called ***** and explained these things and he said he remembered the conversation at first, he no longer remember the conversation and denies making the work order. I explained that my rent comes in the day after I get a late fee. They refused to work with me and have given $400 in late fees since and are threatening eviction.

They refuse to fix things, are horribly rude. Tub is broken, rats everywhere, back porch is rotting away, garage door broken. These slobs took over in March 2024 without any consent.

I reached out to this location about touring a unit. Before I left the agent, Andrea Pardo, told me that it was one application fee per property regardless how many adults above 18 were applying. Then when my wife and I went to apply Sunday, we both had to pay. Then on Monday morning, barely anytime for the application to go through, they responded that an application was already accepted. This felt like they were just wanting the money and didn’t take the application seriously as well as miss leading me on the application process.
