    Roof was built on addition. Roofing shingles installed early 2020. Leak occurred in two locations in May 2020, before kitchen interior installed. Same leak in one of those locations surfaced May 2022, with interior damage mitigated by restoration company ($3K). CWC has ignored all communication efforts since leak occurred (5 days now) and quote by alternate roofing contractor totals $4K to strip and rebuild all roofing material on plane containing leak area. Still unknown whether structural mods are required.

    Ill agree to pay for repairs after I see three reputable company estimate. The owner has a record of hiring or trying to be a general contractor. I don't believe anything until I see see estimates and I will supply my own contractor if it appears he is hiring someone that has inflated the price for his benefit. Sincerely ****** Rock CWC

    Hi,

       I had only partially completed the response related to the rejection of the *** offer to make amends for the complaint #********. An attachment was missing as well as continued text, both of which I attach here.

     

    The final cost of the drying effort was $2608. 

     

    There were repairs made to the roof boots installed during the last two years as well as chimney repairs all totaling $800, none involved with the leak. The leak related repairs were $4000. The alternate estimate, from ******** Roofing for $4380, was my comparison point.

    I am rejecting this response because:

      I have received two estimates, both within $400 of each other. Time was of the essence due to inclement weather. We hired the cheaper of the two for 

    the roofing and went with a restoration company that was able to dry out the ceiling and insulation immediately on the eve of the leak into the finished kitchen. The drying took 4 days using their air handling equipment. Minimal damage was done to the kitchen ceiling, leaving 6 small holes that still need repairing. The cost to me for the drying effort was $2800.

      The estimates are attached.

    A roof was built on a new structure. It leaked within months of completion and was addressed by the contractor. The patch created to get through the following year gave out, creating a leak in the same location. Roofs should have more than a year warranty, but I am not versed on what ways contractors can get away with on new structures. He has stated that he will fund the repair if the price is not exaggerated. The repair made after the leak is warranted for the life of the roof. I would expect that same coverage from anyone in the industry.

    I sent the reply to this question already. You would have to ask CWC what their warrantee period is. I received two quotes for the roof and used the first restoration house that would work with me on short notice.

    I have been in touch with *********** via email and would like to resolve the matter. The roof installed was taken off by my roofing subcontractors and re shingled in an effort to fix the problem. Unfortunately it obviously didn't solve the initial problem. I was contacted by *********** one year prior to working on project and advised him to hire another contractor as Imjust didn't feel comfortable working with him as I could see he was trying to be his general contractor and was really just looking for someone he could get advise from and use their subs. A year later he contacted me again and asked if I would take on the project as his original general contractor want4ed out of the contract, I agreed as long as I was in control of project and he wasn't involved in the construction meaning he wouldn't be around the ground the construction site unless necessary. He had already hired some subcontractors all of them except for the **** contractor left the project. After we started he was at the job site everyday all day as if he had nothing else to do and I finally walked away without final payment as most other contractors on the project did as well. I would like to use the help of BBB and also my attorney to resolve this matter, I agree that we have some liability, I don't believe the mold mitigation is our responsibility as I don't believe there would be mold to mitigate in the short time there was water leaking in the attic. I would like to resolve the matter as my company has been doing business in ******** since ****, with no BBB complaints and many satisfied clients. The whole roof issue began when ************ again try to run the project supplied me with architectural drawings showing the roof pitch on existing house, I ordered roof trusses well ahead of schedule as normal and when we started installing them we realized they were not the pitch that was shown on the architectural drawings supplied to me by *********** so we had to try to built a custom roof design to do the best we could to match the incorrect roof design given to us by ***********.

    I am rejecting this response because:

    I was unaware that CWC felt they had walked away from final payment. I have paperwork that shows all invoices as being paid. 

    I feel that based on their slow response to their customers need, and then only through the BBB, a mold mitigation effort (basically just drying out the affected area in the kitchen) should still be considered their responsibility, tied to the roof leak. 

    I mentioned to CWC during the email correspondence that the refinishing of the ceiling surface was a task that still remained to be done. No compensation has been offered for the work already done and yet to started due to the roofing inadequacies installed by CWC.

    I would like to see the invoices from companies that did the work and I'll make an offer to resolve matter. I still have reason to believe the roof problem resulted in information given to me by homeowner. Homeowner had an architect prepare drawings for house addition and he provided me with these drawings to build from, the roof trusses called for in the drawings are not correct and I ordered by information given to me and this resulted in having to try to correct in the field which resulted in problem getting roof to match with existing. I also did pay to have roof removed and replaced after the initial leak was discovered to try my best to correct.I also have photos of the homeowners plumbing contractors work that show screws protruding through roof from underside of roof which was just an example of other reasons that there were problems that could have been caused by his contractors. Both plumbing and electrical contractors that owner hired were marginal, both left project and I have pictures of homeowner doing his own electrical work on panel as a result. I know the electrical contractor was working illegally and I believe it is a violation for homeowner to do his own work without testing through city.
