    Go elsewhere, we wish we had! 18 months to get a 1800 square foot home, constantly needing to get their subs back to fix or finish their project. Outrageous fees that appear at the end of the build that were never discussed or written in the “ contract “ , we have been in our house for over two months and that’s not including the 18 months of construction time and we still don’t have a finished product. Do not expect to get accurate updates or possibly even a call back during the build. Keep looking for a builder.

    As stated in the very first meeting with the B*****’s, the Project time starts when the Notice of Commencement is issued, and that it would be an 8 to 10 month build time from there. The NOC was issued on 06/29/2022. Unfortunately, another builder had their trusses sitting on Mr. B*****’s property which pushed our start date back 2 months. We officially started the project on 08/16/2022. On 9/28/22 SW Florida was hit by a CAT 5 hurricane named Ian which devastated the entire area. It took a little over 2 months before we could commence work and get back on track. On 05/02/2023 they were issued Temporary Certificate of Occupancy so they could move into the home. On 05/17/2023 they were issued CO and the project was complete. That is 11 months. Take out the 2 months because of the trusses on the property, and another 2 months because of the Hurricane and we are looking at a total build time of a little over 8 months, not 18 months as referred to in the review.
    Everything in reference to the project was stated up front, in multiple face-to-face meetings. They had a mortgage amount that was too low. The B*****’s were told from day one that the amount of the mortgage would cover the cost of the build, but NOT our mark-up, which is usually 30% on a cost-plus contract. We decided to reduce our standard mark-up to 25% because Mr. B***** stated he was a Veteran of our Armed forces and agreed on a cost-plus build. We did unfortunately go through quite a few price increases because of the Hurricane, but in the end offered them over $20,000.00 in reduced costs. Unfortunately, they still do not want to pay and are forcing our hand in litigation.
    We do agree that there are a few small punch out items that need to be fixed; for example: cutting bolts off the toilets, small trim on the bottom of a cabinet, and missing a hinge on a cabinet.  Which is all we have been notified about. Yet they want to state that they still don’t have a finished product?
    After 14 years in business, we have never had a negative review. It is very unfortunate when you have clients who just don’t feel like they should have to pay.  At the end of the day, they have a very beautiful home that is built to today’s building codes. You would think they would be more grateful.
