I moved in on May 4th 2023. When I went over the lease the assistant office manager said they pay for water and trash. He did not say anything about using an "allocation method". On page two of the lease it states "we'll pay for the following items if checked." Water, wastewater, trash, and pest control all have checkmarks in their boxes. Every month water and trash is added to my rent.Business response

There seems to be some confusion by our resident, yet they have never contacted our office to discuss the issue, or get clarification. Despite the fact that she has been in our office numerous times to speak with us. She even attended our Community Cookout and sat down with me to offer some great suggestions for future events.
I have attached our Price Sheet which is emailed or given to every prospective resident. It Clearly States the full breakdown of the Base Rent, Utility Charge (Water), Valet Trash and Washer/Dryer Hook Up Charge. It then gives the Monthly Total. I have also attached their Welcome Letter that breaks down all of the above charges line by line, to let the future resident know the amount they will be paying at Move In. This was signed by the complaintant's roommate and copies were given to said roommate.
The second page of the lease that was pointed out by our resident, is showing the items that are included in that total amount and paid for by the property. Power and ******** are not checked as the resident must get these items scheduled on their own and hooked up in their name. I have also attached the Utility and Services Addendum that is part of the lease, and was signed by both residents. It clearly states the Flat Rate Amount charged for water, the Flat Rate for Valet Trash and the Flat Rate for the Washer/Dryer Hook Up, that is billed in addition to the base rent monthly.
