The team at APC roofing in Punta Gorda office exceeded my expectations! Starting with Jeff Girard who understood that I was fighting with my insurance for a new roof and having to pull money from my retirement just to get it done and prevent further damage that was cause by IAN. So understanding, Honest (hard to come by with roofers these days) caring and respectful. I have an HOA that can be comber some to deal with and Leslie in the office made it easy for me by sending me exactly the documents I needed for approval. Everyone was so nice and once I chose them they took a weight off my shoulders and got it done quickly, and the team of roofers were so respectful of my home, yard and families needs. Any questions, or clarifications I had were manage timely, politely and efficiently. I could not be happier with my new metal roof. It looks great, and I cannot Thank them enough! I contacted APC Roofing to acquire a proposal for replacement of damaged fascia boards on the rear of the house. One of their representatives, Shawn *****, came to the property. He assessed the fascia and recommended a re-roof of the Florida room flat section (bump out area 364 SF) that had visible fascia damage on two sides of the structure. The estimated amount for the work was $4,465.00 which included replacement of the damaged fascia adjacent to the Florida room on the rear of the house. He provided a sketch outlining the areas included in the estimate. When the work was completed the initial quote of $4,465.00 was doubled without consulting us, the homeowners, during the re-roof process. After we were presented with the total bill of $8,657, we were told that they found additional damage to the roof and upon my request Mr. ***** texted three images. However, the images did not justify the “excessive” additional damage they claim to have repaired. I was on the premises the entire time the work was being performed and not once was I called upon to go over additional work that warrants doubling the cost. I’m appalled that a business can take the liberty to jack up the price at the owner’s expense without showing the extent of damage during the re-roof process. Also, we were not provided with documentation that covers the terms of their warranty. Although Mr. ***** mentioned that work would begin after the permit was approved, a city permit was never posted. When he came to collect the final check, we inquired about it, and he mentioned that the work may have been processed as a roof repair and a permit would not be required. I do not understand how this company has an overwhelming number of 5-star reviews since as far as I’m concerned, my wife and I were scam.

This contract came into the office as a partial roof repair for $4,465 where we were to focus on the flat portion of the roofing surface and known rotten fascia boards. Every jurisdiction in Florida has their own unique standards on what needs a permit and what doesn’t need a permit when it comes to roof repair work. Some jurisdictions require a permit when the cost exceeds $5,000, $2,500 and some jurisdictions don’t require a permit for roof repairs. The contract signed is very clear that we cannot know the amount of rotten wood until its exposed and once exposed we are required to replace it. On the contract the cost of wood per LF or per plywood board is listed, only to be determined by the amount of wood rot discovered. Extensive wood rot was found along the edge of the roof. The HO was on site and present for the wood being replaced. There was even more wood rot that extended beyond the fascia board listed in the contract. The HO upon receipt of the final bill was upset at the additional cost. At this time the homeowner decided to bypass attempting to speak with management and instead filed a complaint to the state and blasted us online with negative reviews. A portion of the online complaint was focused on our lack of permit paperwork. Which the homeonwer was aware at the time of repair but made no comment about it. Our office had previously determined that a permit was not required for this jurisdiction. However, management & office staff re-reviewed the file in response to the homeowner and we realized a newer member of our staff had made a mistake in regards to this permit. So, we pulled the required permit and had the proper procedures done to be in compliance with this homeowner’s jurisdiction. We notified the permit department of our mistake. The permit department then reviewed our paperwork and the work completed on the property and passed the permit and passed inspection. The homeowner then asked for the warranty paperwork. Our contract is very clear in big bold words in paragraph 5. We do not warranty repair work, which is exactly what this contract is. Our initial position is that we would not warranty the repair work as that’s our contract policy. The homeowner became extremely upset and explained to another of our reps their position on how it was sold to them. We sympathized with the homeowner about their position on the warranty as it does appear the salesman did sell the homeowner that there would be a warranty. On our contract a box is checked for the warranty to be valid. Which contradicts the language in our contract that says we do not warranty repair work. During a meeting of the company managers, we agreed. That even though it’s against our company policy to warranty repair work. We would honor a warranty with this repair due to the salesman selling is as such and we felt it was the right thing to do. We sent the homeowner an agreement form to be signed that provides a ten year warranty. They have refused to sign the form. It appears the homeowner is negatively interpreting our efforts to do the right thing. I believe this is in part due to the fact that even to this day the homeowner has not requested to speak to a member of management. They are making a lot of incorrect assumptions as to why things are or have happened. Unfortunately, this is simply a series of uncommon issues that piled up against this homeowner. Some of this is our mistake which we did everything to correct. Some of this is just bad luck on the wood rot issue. A company should not just be measured by the number of amazing or 5 star reviews that they have. They should be measured in how they take care of problems or mistakes that happen. In this instance we righted our wrongs to the best of our abilities to include violating our own policies to make it right with the homeowner. The amount of rotten wood discovered was unfortunate, but we do not have control of how much rotten wood is going to be discovered when roofing material comes off the roof. Despite all out attempts to make the homeowner happy. They are now threatening us with legal action which now essentially prevents any possible discussion between homeowner and management. I believe this all simply stems from the final cost of the roof project and until the rotten wood costs just disappear from the final invoice the homeowner will not be satisfied.Customer Response

My wife and I had expressed our dissatisfaction on how the work was handled to APC’s Roofing representative on the day he came to collect final payment. It was clear to him that we would look into negative evaluations since the initial good faith estimate was doubled without any consultation with us. No permit was posted; therefore, no inspection was done by a city inspector. Although, during the scheduling of the work, their representative clearly alludes to permitting and final inspection when texting on the progress of the work. After contacting consumer agencies, I had various conversations and email communications with an APC Roofing Customer Service Representative, including a conference call with my wife where we tried to come to a resolution. When I received his email with the letter to mediate, a clause was included in the letter that stated that if I was to repost negative reviews or complaints, APC will invoice me a fee of $2500 for each occurrence. The penalty clause was never mentioned during the previous conference call. Also, during our communication to mediate, APC Roofing expressed that they would not honor the 10-year warranty that was on the original signed agreement. Later, they reconsidered and provided a 2nd agreement letter; however, it still maintained the break contract penalty clause. Eventually, a permit was applied for and acquired, after the work was completed, for a “roof leak” - which was not the reason for contacting APC Roofing in the first place. In addition, during the process of acquiring the permit, APC emailed me an affidavit form from the City Building & Permitting Department for me to sign certifying that no work has commenced prior to the issuance of the permit. However, the work had already been completed and therefore, I was reluctant to sign. We decided to seek legal advice because of the way the work was handled and the process to mediate. We disagree with their ‘Break Contract’ fee. APC roofing did not apply for a permit as is customary for re-roof projects and doubled the initial cost without consulting us while the work was being conducted.Review from Sandra P

Roof was done as scheduled. Workers were fast and efficient. The crew did a very good clean up job. John Scotti did a great job representing the company. He worked with me in order to get the job, which I appreciated.He was always sending me pictures and updated information. He came out to the job site multiple times and relayed any issues I was worried about to the crew supervisor. He made sure all of my concerns were addressed and alleviated. Overall I am very pleased with the experience. I don't think it's ever pleasant having to deal with having your roof redone or even worked on, but we made it through and I feel confident that it couldn't have gone any better.Review from Ron R

Long story short, a $7.950 Job end up being $18.997.93, just $11,047.93 over the initial price, they cut corners and changed what they told me with the flat roof, they did not clean up after the job, I will have to pay somebody else to come and fix the edge they left open, and now when rains, water get in the opening between roof and ceiling and get trapped inside and runs all over the carport. In April 2021, I began contacting roofing firms and scheduling estimates. Melissa from APC Roofing was really pleasant during our initial visit and patiently answered all of my questions. I asked her during our initial visit if they would also repair the soffit that was hanging in three places around the house, and she stated that it would be no problem to ask the employees to do so while they were on the job. I was pleased with her responses and decided to use their services. We obtained 13 estimates ranging from $6,900 to $15,900, the average price being $10.300. APC cost $7.950 to re-roof the entire home with singles and to correct the slope of the flat portion of the roof, which was no longer code compliant. ALL of the estimates included the cost of bringing the flat component up to code; I was cautious to ask the identical questions to each contractor. We signed a contract with them on 05/18/2021 and immediately contacted our insurance provider. A week later, Melissa called to ask if I wanted to begin the job immediately and that when the insurance company sent the check, they would pay us because they were about to begin a large project for new houses in the region, which would keep the crews busy. RED FLAG FOR THE VERY FIRST TIME. I should have changed course immediately, but I underestimated how difficult it would be. We called Melissa a week later and handed her the initial check. And I never heard from her again until late June, when I called the company. By July, I had not heard anything about the roof and decided to contact the company via their website once more. I spoke with Eric, the man who was supposed to be Melissa's boss??? It seems the problem was they wanted more money from the insurance company. I finally was able to talk with Melissa and I told her if they were able to do the job for $7,950 and the insurance was already giving them $11,055.31 why the delay? She told me since the insurance was involved, the price now is completely different and higher than before, and I should not worry about it. Ok, what I worry is the job done, some sort of communication that was nonexistent since the moment she got the first check, and the clean up, that I, as homeowner had to do. And I never heard about them again until I call back by the end of August. They got the money, I get nothing to show for. Meanwhile, the insurance company keep calling me to show proof of the work done since they got the money. They finally schedule the job for September, and a lot of things changed in the meantime. The flat roof did not got shingles as agreed because ??? That is how is done. The soffit was still hanging and that's not our problem anymore. What? I asked before I pick the company because it I wanted it to be fixed, I explain it before they gave me the price because I wanted it to be fixed. And they left me with a flashy aluminum metal and nails all over the place. Somebody came and paint the flashy aluminum, and I am waiting for somebody to come here and close the huge gap they left when they remove the white drip edge and left open. Today is January 15, 2022 and the company told me there is nothing more that will do to make it right. What? They never even tried. From May 2021 to January 2022 I think I was quite patient, but at the end of the day, I am just a homeowner and there is nothing I can do about it but take it and pay somebody else to finish their job. APC Roofing LLC has address in Winter Garden, Altamonte Springs, Ocala, Palm Coast, and Jacksonville. To summarize, a $7.950 job was paid $18.997.93, or just $11,047.93 more than the starting price. They took shortcuts and lied about the flat roof, they did not clean up after themselves, I will have to pay someone else to come and fix the edge they left open, and now when it rains, water seeps into the space between the roof and ceiling, becomes trapped within, and pours all over the carport.APC Roofing, LLC Response

Firstly, we would like to apologize again for the length of time between communication. I know we have already apologized over the phone to you and in person. To reiterate, those who were in charge of the APC Roofing branch in your area, who were causing this issue, are no longer in charge. We at the headquarters office have taken over. The fact that we had long gaps from your insurance company did not help the situation either. We do not relish taking so long as it is terrible for the homeowner.
Secondly, when it comes to the soffits, they were not included in the signed contract. But we did end up fixing the soffit along the home in the three places where it was hanging from. Also, we fixed the area where the soffit meets the carport per your request.
As for the price fluctuation, our original estimate was too low to complete the job (because it did not include the code upgrade, which was our mistake), and we changed it accordingly. We apologize for that initial mistake. However, initially, our estimate was not used by the insurance company. Instead, they based the price on a competitor's estimate (which included the flat roof portion). So we submitted our new one based on that one which also had the flat roof portion with an upgraded tapered roof system and slope correction. This means the price changed three times at that point since the insurance company and another roofing company estimate were involved. We had long gaps in communication as we negotiated the specifics of the flat roof portion as the insurance company did not include it in the cost.
Finally, in August, we sent the specific codes that we would fail if we did not update the entire roof system to your insurance company. We ended up approving the job even though the insurance company had not responded to us because we knew that your roof NEEDED this upgrade and that they had no way to deny this.
So in the end, with a lot of pressure from APC Roofing, they approved the cost for the entire roof, the upgrades, and the slope correction, and they paid accordingly.
After the job was done, Melissa herself went to the job site to look for any nails that might have been left after installation. It took a long time to get this done with the insurance company, and we apologize for that as we cannot speed them up.
In the end, we were able to get your whole roof done with the upgrades, fixed the issues with the soffits, and the ONLY price paid by you, the homeowner, was the $500 deductible dictated by your insurance policy.
Again, we apologize for the delay and the long communication gaps. We feel we went above and beyond on your behalf to get your roof replaced with minimal cost to you.
