I purchased a pre construction home on 6/6/2022 from CC Homes. I was promised a single family home in a gated community. I chose a lot that was free of water retention area however water retention area was extended to include behind my house. I closed on the house 5/17/2024 and received a huge water bill for $2400 in 2 months as CC homes failed to include sprinkler on the walkthrough. CC homes left the sprinkler on for 4 hrs at nights starting after midnight when we are asleep as they were behind on delivering the homes and the grass needed extra water for germination. The entire community was affected and they walked away and didn't cover the bill.I then had a roof leak as they didn't complete my roofing well and there were areas without cement. There is a bathroom above the dining room and you can hear the sounds of the toilet flushing, my sons urinating in the bathroom, as there is no insulation around the pipe . I paid for upgraded carpet and got a low grade padding with hard areas due to recycle material. I had a reputable company come out and left sample of an upgraded carpet but CC ones aligned with the Trading partner . There is now water accumulating in the dishwasher without the dishwasher being used. The trees in the from of the house has been uprooted multiple times since we moved in as no top soil is on the tree. Its now uprooted again for months and they refuse to replant and add top soil to all trees. My sprinkler system is broken and has to be turned off at the main lock off . I have lost a lot of income as I had to be home for so many repairs for the past 9 months. repairs included lock on from t door, blinds, roof repair, ceiling repair, plumbing repair in kitchen, hurricane windows repair( unable to lock ). There are mutliple rooms that the ** is not cooling well. I would like to know what governing body protect consumers from predator construction companies like these. They abuse consumers and get away with it due to their contract.Business Response

I am rejecting this response because:This is not a gated community by definition. A *************** has walls and fence and a gate which prevents pedestrians ,bicycles and automobiles to enter. There are no fences or walls for this community. There has been strangers in ski mask riding dirt bikes in this community and pedestrians by the neighboring park will walk and sit and watch whats going on in the backyard of the homes.
The water retention area was not behind my lot on the map that I was shown when I purchased this lot
The carpet installation was done by ***** carpet and tiles. This is an inferior padding which when you walk on it, there are hard spots and squeaky sounds from all the recycles material used.The VP Ms ******* NEVER Came to my home. The owner ****** came to my home, looked at the padding from the competitor and admitted that it was a thicker And better upgraded pattern than his. He left my home stating that he will see what he could do. Mr. ***** The project manager was to be present as I took the day off however, he had another emergency.
This is quite unacceptable. I needed an upgrade upgraded carpet with upgraded pattern as I purchased.
I do not know anyone who has to listen to the sounds of toilet flushing, and their children urinating above their dining room. This house is not built wellShame on you
There is water back flowing into my dishwasher. They blamed it on the Whirlpool however I do believe this is a plumbing issue as my neighbors are also complaining of having the same problem.
March 14 the technician from the sprinkler company was sent to my home without any notice to me on his arrival he found the sprinklers turned off as that was my complaint to Cc Homes that the sprinkler was stuck in a zone and was unable to turn off so I had to use the main lock off to shut it off. I was not home, so the technician stated he did not want to turn on the sprinklers. I immediately contacted him when I received the email. He returned to my home and I explained to him the problem, and he stated its probably stones in the waterline that obstructed the valve prevent preventing it from shutting off. He then got the approval from Mr. **** to fix the sprinkler system which they had refused to before.
The AC is not cooling the room downstairs neither is it providing enough heat during The winter. The company came out 10/3/24and was unable to fix it and stated I should just give it a try and they turned up the fan in the AC.
The VP Ms ******* NEVER came to my home. I contacted CC Homes requesting to speak to her after all these multiple repairs back in August there were no phone calls. I called back September 20, 2024 left message again. She eventually called October ****** I missed the call. I immediately called her back. There was no answer. I called back the next day. There was no answer. I called CC Homes back one week later and I was told she got my message and would call me at her convenience. She called weeks later. Listen to all the complaints. Said there were a valid complaint. She would review my file and get back to me. She has not called me back since
This is a predator builder, and this general council is either unscrupulous or was provided the wrong information. Please read the reviews at CC Homes website and youll see this is consistent with all the complaints. They provide poor workmanship and inferior quality homes which they classify luxury homes and charge way above the value
I am quite Disgruntled and if they dont correct this issue, this should be reported and their need to be govern and bodies that protect consumers against PREDATOR BUILDERS like this

I moved into what was supposed to be a new home in May 31, 2023 upon moving into the home, there were many problems. For example, the pool was full of algae, the vanity was put in the wrong bathrooms. The Cabinets appeared to be old, some of which was chipped and broken. The sink was not the sink that I had paid for, the floor had some type of glue like substance throughout the entire house. The roof was leaking in the bathroom among several other things that the Builder has since repaired A month or so after moving into the house the cabinets started breaking, I contacted the builder and they attempted to fix it but every time they fix one problem, there was another one .I did report it to the customer service and was told that I chose level one cabinet, so I guess that with level one cabinets is suspected for them to last only one month or so . I Was injured from one of the cabinets which cut me due to the sharpness of the material . The plastic material is separating the pressed wood that the cabinets are made of and I also paid for a double sink. I was given a sink with a small partition that you cannot even fill it up because it is not a double sink I paid $1007 for that sink , I am requesting that the sink be changed or I get a refund of $Thousand seven dollars that I paid for the sink refunded and I am requesting that the cabinets be replaced, refaced, replaced or redone with better quality products and better workmanship.Business Response

I am rejecting this response because: They have not completed the work at my home on the cabinets because they continue to break. I paid for a double sink it was NOT iINSTALLED.I would like to be refunded my $1007.00 for the upgraded double sink fee i paid because a double sink was not installed. Also the cabinets are made of substandard materials they continue to fall apart, deterorate and are chipped in various locations which you can see from photos. I have requested the key for the sprinkler system and i have not received that either. Since taking possession of this home, There has been one problem after another. This builder did not pay attention to details, materials or the contractors that they hired to work on my home. The workmanship was poor and material was substandard. My issues have not been addressed regarding the kitchen. I am not going to be responsible to remodel my kitchen in what is supposed to be a brand new home.The resolution i would like is to have the sink i paid for installed or my $1007 refunded. i would like the cabinets refaced or changed because they continue to break

Regarding ****************' request for an irrigation key, this request was denied because she was provided with an irrigation key at closing as well as with an additional one during one of the service visits to her home. Our records indicate that there has been no further communication sent to our customer service department regarding the cabinetry at this time. All of the pending cabinet repairs were completed. CONSTRUCTION MANAGER **** IS A LIAR AND IS LYING ABOUT EVER GIVING ME A KEY BECAUSE HE DON'T WANT TO TAKE RESPONSIBILITY FOR LOOSING THE KEY OR NOT HAVING KEYS FOR THE IRRIGATION BOXES THEY INSTALLED. I closed on a pre-construction home with CCHomes in ****************** on 5/20/23. We formerly did a Pre-Drywall Walkthrough, a Pre-Closing Walkthrough and a Closing Walkthrough. After all inspections I reported hairline cracks on the garage floor. The builder said that is normal, which is inaccurate because their sub-contractors pour dry slabs, while concrete needs to be wet during 7 days for proper curing. At that time, CCHomes filled in the gaps with epoxy compound. During the post-closing Walkthrough, the construction Project Manager JP and Superintendent **** wrote up another service order for filling new and old gaps with epoxy, which was just lip service paid because CCHomes did not honor it.I reported since the Pre-drywall Walkthrough that the lumber was left exposed to the elements without proper protection. Even further, the builder did not care to use galvanized nails, so rust appeared. The second floor was installed with Exposure-1 rated *** panels, which are not suitable for extended inclement weather as opposed to the Exterior grade. The builder allowed the *** boards to get wet during the prolonged rainy season, as deliveries of roof tiles got delayed due to supply chain issues. Subcontractors didnt even care to clean the floor before laying the carpet on top of debris and construction dust. They call that construction cleaning. A few weeks after home delivery the second floor was already squeaky around the Loft and Bedrooms. Sub-contractors came later to fix the issue by applying screws to secure the panels, but only limited area. The Master Bedroom was not in the order.On 05/02/2024 I reported that some other second floor areas were already squeaky, CCHomes declined to fix anything even though that is within the 1-year guarantee. They tell me that vendors only come out once as a courtesy. I have also reported that the front faux window panel has a gap, and the builder does not want to fill that by arguing that it is of "cosmetic nature".Business Response

I have been paid lip service by this organization before. Their field program managers and superintendents do whatever they want without following management requests, and dont deliver on their commitments.

I am rejecting CCHomes/Devco's response because:
1).- It is highly untrue that Devco/CCHomes keeps in touch with me routinely outside of the BBB. The builder has not even tried to contact me by email, phone or text messages since this complaint was filed.
2).- This response is highly unprofessional: Just a couiple of paragraphs not specifying the name or rank of who oversees the submission; even a simple signature is nowhere to be found. This could be a communication sent by a recently hired lower ranking employee, or a template routinely filled by a front desk temporary worker,or even something produced by a robot. Definitely not CEO material around here.
3).- It is also a falsehood that CCHomes has always provided attentive ***************** For the relevant issues there has always been a need to stay on top with multiple emails and phone calls due to their elusive attitude and the nasty letters received from their VP *************************.
4).- I also dispute the letter's argument saying that this was a well-constructed home: Trussers and lumber were exposed to the elements without any covers for a long period of time, despite my written reports and complaints. The second floor got squealy and an attempt from a sub-contractor to fix OSB panels with screws yielded only partial results -- given that the rotten nails continued rusting elsewhere. For the garage floor I have uploaded to the BBB site a page of the post-closing report where the builder assumed responsibility, in writing, to fix gaps with epoxy. Later JP, their field Project Manager, arrogantly defaulted on his promises and, unprofessionally, left the floor untouched.
5).- The non-cooperating attitude of this developer is revealed by multiple BBB reminders, ignored several times, until the possibility of discontinuing accreditation was mentioned.
I am by far not pleased with the letter from CCHomes/Devco. I can also tell that there are many more complaints from unsatisfied members of the public against this builder on the BBBs site. I want this complain to stay, and I want it to affect this business accreditation. The public needs to be aware of these predatory practices of defaulting to the use of lower class materials and workmanship.

Further, on 09/16/2024, the builder is responding with a series of misplaced excuses:

The messages attached by the builder are dated back in Oct/2023, no proper follow up has been given afterwards.
This complaint was submitted to the BBB on May/2024 after CCHomes defaulted in getting the job done despite the numerous requests submitted to the builder.
as are the challenges met with this individuals refusal to cooperate with the company.What is the meaning of cooperating with this company? Just ignoring the defective items that were clearly reported in writing during the warranty period? Forgetting the discourteous letters sent by ******************?
The team has spent substantial time with *****************, provided inspections throughout the turnover process, and reviewed all his reports regarding the home and its warranty with the marshaled, practical approach and process we honor for all our customers.********************** response is quite generic and does not address the direct consequences of having used low quality materials and workmanship when building this home.
Again, the unattended defects are:
- The second floors OSB is squeaky due to ***** nails and inappropriate exposure to the elements. The remedial screws placed by contractors were insufficient: the floor is squeaky again.
- The garage floor shows new hairline cracks as the cement slab was not properly wet after pouring. The Program Manager (JP} unprofessionally defaulted on his promises placed in written work order, saying that cracks would be filled with epoxy after the Post Closing Walkthrough.
- The front faux window panel has noticeable separation from the wall, and the builder has ignored multiple requests for fixing that.In essence, CCHomes is openly showing noncompliance of the BBBs process, and eluding the completion of a decent job for a house they have charged at full price.
The professional behavior would be to address the specific concerns and getting the job done.

We closed on our pre-construction home on 2/17/23. We did a post 45 day walk through with one of the construction managers **** and he wrote up a ticket for several items. Most have been resolved. However 3 areas (kitchen, guest bath and master bath) in our home have cracked grout due to the house settling. **** was to include these areas in his ticket but when the vendor came out to fix the issue he only repaired a small area and did not repair these three areas (kitchen, guest bath and master bath) stating they were not listed on his ticket. I reached out to CC Homes CS and now they tell me that vendors only come out 1ce as a courtesy.Business Response

We were very excited when we purchased our new home. Aly in sales was very professional, polite and accurate with all the information. We closed in January 2023, moved in February 2023. After we moved in we started to notice all the issues. **************** is not fair or customer friendly - they will find issues not to honor repairs under the 1 year warranty - *********************** (Lead Specialist) will find ways to deny your claims! **Make certain on the closing inspection and post closing inspection - ALL ISSUES ARE DOCUMENTED -DO NOT LET THEM GIVE YOU A VERBAL - IF ITS NOT IN WRITING THEY WILL DENY ************.. **** (Manager) is very friendly, helpful and fair but it is literally impossible to contact him because all calls and emails go through ***** and her team - no transparency. It is not August 19, 2023 and there are repairs that are still pending that **************** doesnt follow through unless owners are endlessly calling/emailing them for follow up - no system in place to track progress or completion. We are very dissatisfied and disappointed with CC Homes. We attempted to contact the CC Homes **************** in ***** to speak to an Executive to only be routed to Ave ***** **************** - terrible experiences with not outcome to speak to upper management. Below we will list all our issues:1. Roof tiles cracked on corners (******************** Roofing, ***** Roofing)2. Sheetrock cracks on edges 3. Caulking not a good quality - kitchen, bathrooms and baseboards.4. Bathrooms - loose shower heads, scratched tub and scratched shower glass.5. I have purchased a home from CC homes which is only two years old. Upon delivery of home we pointed out poor work done on the installation of our windows. We could tell by the poor calking done that something did not seem right. We where assured then assured that everything was installed correctly and we moved on. Now we have come to find out that all of the widows in the front of the house where installed poorly. This has caused massive Leak's behind the dry wall and insulation. These leaks have now caused intense water damage to the wood structure underneath leading to each window along the wall, with a mold infestation. This type of leak is only do too poor workmanship and no other reason. CC homes forbid us to see any part of our home before finishing. This means that we are not able to view what is happening underneath the dry wall. They claim they do not practice any structural warranty longer than one year. This mold is growing in my child's room and is now a hazard to our health. I am glad that we caught this now, but I do not know how long this has been going on for. No inspector on the planet can see through dry wall and be able to tell if the windows are compromised. This is soley CC HOMES neglect of properly securing vital components in newly constructed homes.Business Response

I am rejecting this response because:As you can see in the photos attached your company did not place any caulking of the windows.
This damage was not from just bad caulking. The poor caulking was just a red flag.
Come to find after further inspecting of the windows it is not only the quality of the windows which is poor, but the installation.
The leak is from improper installition and placing the correct flashing. The water has come in from the corners of the window Frame.
If the flashing was done correctly water would be able to enter in the amount as it did.
Your response is just another attempt to not take responsibility for following proper building and installation codes.
Please understand that they didn't even attempt to use correct flashing tape or flex wrap.
Please provide me with your code of window installations via PDF.

We revisited your history in our system and there are no customer service tickets or punch list items from the time of your closing and during warranty with anything about windows. When building our homes they are required to pass inspections. If there was an issue with the windows' installation during construction, the home would not have passed inspection. New construction homes settle within the first ***** months after being built, and as a homeowner you must maintain the caulk on your homes windows and re-apply it as needed.

I am rejecting this response because:This leak has been going on for longer than just recent. When I had an inspector in the home he informed us that this has been happening for a while. The wood rot in the pictures clarifies this and that it is structural.
It appears that this leak was happening not only behind the dry wall in my daughters room, but in the bathroom window as well. That is three windows all with the same issue of quality and installation.
There was no possible way I could see beneath the dry wall upon our walk through. Your company also did not allow us to see or walk through the home while it was being built either.
Please send me a guideline that CC homes is supposed to follow for installing windows with stucco so I can have an inspector ensure you have done the job properly and we can put this thing to rest.
I do not think I am asking for much.
