This has to be the WORST company to still be allowed to service mortgages. They have a terrible customer service platform, it's borderline impossible to get in touch with a real person. They've overcharged my escrow by charging me for last years' insurance this year, causing my escrow to be short. Instead of fixing that, they just increased my mortgage to cover their mistake. I was on the phone for well over 2 hours and was hung up on by my representative after being placed on a 12 minute hold. I cannot believe that this is acceptable for any company. If you hear that this company is purchasing your mortgage, I HIGHLY recommend you refinance to avoid their issues, that will surely become your issues.Lakeview Loan Servicing, LLC Response

This is the third year in a row that Lake ************** has contacted me, tellling me that I don't have enough flood insurance. The first year, I had almost 90K in flood insurance. I'd had that amount for 17 years - since I bought the place. They told me i didn't have enough and then they told me to lower it. I lowered it and then they again said, nope, not enough. And oops we were wrong. Now, I can't raise it back to the 90K because I don't need that much per the flood insurance company. We finally got it resolved three years ago - explaining to them that I have the correct amount of flood insurance. The next year, I get a letter again. We have to jump through numerous hoops to get it resolved again. Guess what? I got a letter again this year. I called and the lady I spoke to was saying things, like yeah, we don't go by the replacement cost value and then she'd say, oh, the replacement cost value is higher than we thought so you'll owe more. I was like, but I thought you didn't go by that?. She kept saying, I don't think this is how it works. It's your job to know about this stuff. It's ridiculous how untrained they are. The stress of this is making me sick. My blood pressure skyrockets everytime I get a letter from them. Avoid this company at all costs!!!Lakeview Loan Servicing, LLC Response

NO F****** STARS! I got sold to this POS company and now my homeowners is canceled bc they didn't pay my insurance! BUT they sure as h*** took money out of my account...make that make some **** sense???????????? Like many others Loancare sent me a notice about my property taxes increasing. We were advised to pay the shortfall of$800 to keep the balance from changing no later than 5/31/2024. We made the payment before the deadline however they increased our mortgage payment anyway. We have contacted them multiple times however nothing has been done. We have never been late on our mortgage, but feel like we are being forced to pay a higher payment even though we already met out obligations.Lakeview Loan Servicing, LLC Response

Deceptive people who are not willing to assist customers with the service and best loan options available. Very disappointing. I regret having my mortgage moved to Lakeview/Loancare. Awful customer service. When repeatedly asking for an escrow analysis, ********************* up on me twice, which I was not rude at all. When giving the numbers, they charged me more than I owed. They did not want to do the analysis. Finally, after the third call, they said they did that, but I have asked before, and they said they would do it but did not. We changed our insurance and gave them an extra *******, and all these changes didn't change the analysis. So we will see if they do it this time. Why is it so hard to have an escrow analysis with the correct numbers? They are hard to reach and will not listen even if you have proof that numbers are wrong. I do not recommend them at all. This company is actual garbage. They ******* ** over so hard and gates me off to an automated system. When I tried to call and make a payment the system wouldn’t allow me to make a partial payment nor talk to a person. I will never buy another house in this country simply because of companies like this. I cannot make my payment just because they gated me away from it. I honestly believe they do this as a way to steal property from people. They did it to me Indianapolis.I am a veteran and they do nothing to help us or anyone for that matter. I hope other vets see this and never go into any kind of business. By the way just on a Google search alone their security practices have lead to multiple data breaches and I was forced into having this company by then taking over the loan when I didn’t get the chance to say yes or no. We have a loan through Lakeview that is subserviced by LoanCare, LLC. This company probably has the distinct honor of gathering the most incompetent (or evil) group of people ever assembled to form a company. They seem completely incapable of depositing a loan payment, even when mailed at least a week or more early, and yet they never have a problem charging a $30-dollar late fee for THEIR incompetence. When called they will acknowledge their error and seem most willing to help, but don't be fooled: as soon as they are off the line your conversation has been erased from their memory and it's back to complete incompetent business as usual. Now they even are mandating we send our payments by certified check. When called on this the person on the phone said that they could not access our account, it had been locked. Then we were told that any further conversation would have to be conducted through email. No more person to person, no going up the chain of command. LoanCare customer service at its finest. I would love to leave 0 stars, but this site won't let me. How the BBB can possibly see this as an A+ company is beyond me.The above was written on the LoanCare page on 5/30/2024. Since that time my wife was once again able to talk to another representative who assured us that all had been successfully handled to our satisfaction and all late fees and the certified check requirement were mitigated. Until today - 6/7/2024. Once again, they are telling us that payment is not received, late fee is pending. In all my 63 years I have NEVER dealt with a company as incompetent and Lakeview Loan Servicing, LLC subserviced by LoanCare, LLC. Thank you for letting me know that **************** nor it's investors support disabled veterans that have reached out to you countless times for assistance. You are the main reason disabled veterans like myself end up homeless. I appreciate you and your investors taking the time, once again, to show your lack of support for the military veterans. How hard would it have been to just add my amount I owe on the back end and extend my mortgage by a few months? Instead, after missing 2 payments, due to **************** software messing up, **************** and its investors would like to put a disabled veteran under more stress by making sure that it is more difficult for said veteran to ever get help. I have missed 2 payments in the past BOTH due to billing software problems on the **************** end. Thank you once again for showing EXACTLY why veterans end up homeless. I have applied on AT LEAST TGREE SEPARATE OCCASIONS for help since I was notified of TGEIR BILLING SOFTWARE problems. They won't even allow me to record the phone conversations, but they're allowed to record.I would NEVER recommend Lakeview mortgage to ANYONE.
