I rented from this company from October 6, 2024 until September 30, 2024. I paid a $1200.00 security deposit with my lease agreement. I moved out of my unit and returned the keys to property management on September 30. 2024. ************ has refused to return my security deposit and created fictitious records as a means to keep my deposit. ************ claims that I damaged the property and have deducted charges from my security deposit totaling $1035.00 These charges include $900.00 painting fee. $50.00 damage fee and a $85.00 water usage fee. The unit was cleaned out and empty of any debris upon my exit. The property manager refused to conduct move out walk through with me and later did it without me present. The company is trying to charge me for damage and blemishes within the unit that were already there when I took possession. I captured a video of the condition of the until at the time of my move out. Those videos will reflect that I removed all my property from the unit and cleaned very well. There was no damage to the structure and no significant structural changes. Outside of normal wear and tear, I turned the unit in virtually perfect. The company has refused to communicate with me regarding my security deposit and have exceeded the amount of time allowed by law to return my deposit. Also, I paid my water usage bill on September 26, 2024 and I had a balance of $0.00 before I moved out. The company billed me for $85.00 for water usage on 10/01/2024, one day after my lease ended. I should not be billed for water usage after my lease has ended. I am requesting my security deposit returned in full ($1200.00). There has been no correspondence from the owner and the property manager, Davierkis ******* *******, has refused to tell me the name of the individuals who oversaw this decision I have only been provided a first name of ******. Davierkis told me prior to moving out that the owner would keep my security deposit.

Hello, A resident of ours submitted a payment that was processed incorrectly and sent to your company instead of ours. The vendor, through ******* sent us the following information to send to you for reference. We are simply looking for that payment to be sent to us as it is for rent. "Thank you for providing the additional information. With that, we were able to locate where the money was transferred. As Zego is a 3rd party payment processor, we do not directly hold on to funds when a payment is made. The payment is immediately deposited to the receiving property/management company. As such. the referenced November payment was sent to Atlantic Property Services. Since the funds are in their possession, we can only advise that you contact them to request a refund for that payment. Since the payment was made via the checkfree pay service, the receiving company will need to process the refund internally, as there is no way for Zego to process refunds for this payment type. If needed Atlantic Property Services can be reached at ************, and the transaction/confirmation number for the November payment that can be used for reference is *********."
