      ***************************, prev employee of GSD estimated damage to our house November 2023 & we signed a contingency agreement for GSD to pursue a claim with USAA, our insurance provider. He told us 1) We can cancel at any time prior to ordering ****************** do it all the time & 2) We can complete any portion of the work we would like done, there was no obligation to complete any amount. Had he not given us this explanation, we would not have signed.**** failed to respond to our messages beginning when we reached out on December 1, 2023. We then reached out on December 16, 2023, then on January 10, 2024, & finally on January 16, 2024, stating that if we did not hear back by COB that day, we would assume that our business with GSD had concluded & we would be forced to move on to another contractor.We then received a message from another employee, *********************** on January 17, 2024, stating that he would be taking over for ****, who had been released from GSD. We heard nothing back from **** for weeks, & decided to reach out again on February 26, 2024. I attempted to call him on March 1st, 2024, to which he responded that he would call me back soon. He did not call me back until March 5th, 2024. We then heard nothing back from **** for weeks. I sent **** a message on April 1st, 2024, then again on April 2nd, 2024.We were then passed to a *************** were juggled between **************** for a week. I submitted my intent to cancel business with GSD to ********* on April 12th, 2024, when she explained that there was a 20% cancellation fee.We were then passed to senior loss consultant, *****************************, who has been attempting to hold us to the 20% cancellation fee or have GSD construction build our roof. We do not trust GSD & feel it is right to let us out of the contingency agreement with 0 fee due to the original promise from *************************** & the company's unprofessionalism, shown on multiple occasions. I can provide more details in later correspondence.

      Thank you for bringing your concerns to our attention. We understand your frustration and regret any miscommunication or inconvenience caused. As a responsible company, we take such matters seriously and aim to resolve them professionally and fairly.

      Addressing Your Concerns:

      1. **Contingency Agreement and Obligations:**
         You signed a contingency agreement allowing GSD Construction to perform the work approved by your insurance company, USAA. According to Colorado contract law, written agreements are binding and enforceable, and verbal agreements or informal promises are not recognized unless they are documented in the signed contract. As per your instructions on April 12, 2024, we notified the insurance adjuster, Mr. ******************************** that GSD would only undertake the roofing portion of the project. A revised estimate was subsequently submitted and approved by the insurance company. Both you and USAA agreed to this in writing, ensuring clarity and mutual understanding for all parties involved.

      2. **Clarifying the Cancellation Fee:**
         Our contract clearly stipulates a cancellation fee. Specifically, clause 3 of the agreement states: "If this contract is canceled by the customer later than midnight of the 3rd business day from execution, the customer shall pay to GSD twenty percent (20%) of the insurance proceeds or $2,000.00, whichever is greater, as liquidated damages, not as a penalty." This fee compensates for the costs incurred in writing estimates, conducting inspections, meeting with the insurance company, and maintaining extensive communication throughout the process.

      3. **Disagreement with Insurance Estimate:**
         You initially withheld the complete estimate from the insurance company, which was only provided to us on June 10, 2024. This document detailed a higher roof price of $25,612.85, covering the main house roof, shed roof, detached and reset gutters, and including RCV, taxes, overhead, and profit. Despite this, we prepared a service agreement reflecting the price provided by the insurance company. However, you have accused us of attempting to charge more than the agreed-upon amount, despite the fact that the insurance company set the price. Now, you are refusing to let us proceed with the roof work and have stated that we can only replace your window, which contradicts the revised estimate we submitted to the insurance company that solely includes roofing work, as per your initial request.

      **Important Clarification:**

      The insurance estimate clearly outlines the cost of the roof. We have complied with your instructions and provided all necessary information to the insurance company. According to Colorado contract law, your refusal to proceed with the agreed-upon work or to honor the cancellation fee constitutes a breach of contract. Additionally, attempting to retain the insurance funds without completing the necessary work could be considered unjust enrichment and potentially insurance fraud, as it would result in receiving compensation without performing the required work.

      **Moving Forward:**

      Given the circumstances, you have two options:

      1. **Proceed with the Roof Work:** Allow us to complete the roof work as per the insurance estimate and the signed agreement. We will assign a senior team member to ensure the project is completed to your satisfaction with the highest standards of professionalism.

      2. **Pay the Cancellation Fee:** If you choose not to proceed with the roof work, a 20% cancellation fee based on the insurance claim amount will be required. This fee is in place to cover the costs incurred during the process, including inspections, estimates, and communications.

      We have fulfilled every requirement you set forth, yet you are still preventing us from commencing work. If you do not want to work with us, we will accept the 20% cancellation fee as reasonable and just compensation for the cancellation.

      Please confirm your decision, and we will proceed accordingly. Our aim is to resolve this matter amicably and professionally, ensuring compliance with Colorado contract law and maintaining fairness for all parties involved.

      I am rejecting this response because: GSD states that the cancelation fee is in part to compensate for "maintaining extensive communication throughout the process." This is the exact issue by which we have lost trust with GSD. If GSD is to be the fair company it aims to be, it appears inappropriate to be asking for compensation for a service they did not provide, specifically maintaining extensive communication.

       

      It is not obvious that a company whose salesmen offer false, verbal promises is fair. The fact that their written contracts require a clause that refutes all verbal agreements shows that this is a problem that GSD has had before and is attempting to cover its tracks.

      We have diligently worked to secure a fair settlement for the damage at 765 Piros Dr. ******** the contract terms and retaining the settlement without fulfilling your obligations constitutes unjust enrichment and may be viewed as defrauding your insurance provider.

      You have two options:

      1. **Proceed with the Roof Work:** Allow us to complete the project per the insurance estimate and signed agreement. A senior team member will oversee the work to ensure it meets the highest standards of professionalism.

      2. **Pay the Cancellation Fee:** If you opt not to proceed, you are required to pay a 20% cancellation fee based on the insurance claim amount. This fee covers the costs incurred, including inspections, estimates, and communications.

      Failure to choose one of these options will compel us to pursue legal action for breach of contract, which may include claims for liquidated damages and attorney's fees.

      Roof replacement due to hail storm last year May/June. Contracted with GSD last June 24th 2023. As of today, April 20 2024 no work has been done. Waited approx 4 months for inspections, insurance approval also while waiting to hear back from GSD on a supplement.GSD asked for a deposit in October once all paperwork was back from adjuster. I gave GSD a deposit of $9000 on October 12, 2023. Was told they were getting permit. By mid November I called to get status and was told I was up next after current job. Also with holidays would be probably December.Mid December I called again and couldnt reach anyone.Called again end of January and was then told they didnt work thru winter but would make sure to call me end of February or early March. Now April still no contact or updates, I did call week ago and on,y got voice mail. At this point its almost a year from damage and request a refund of my deposit.

      These roofers pretended like inspections were done and left a free hanging pipe on my roof. **** flew off with wind storm and almost hit pregnant wife in the head. Regional manager was asked more than 2-3x with photo evidence to please amend issue and was brushed off. Now we almost had a major catastrophe. They broke The drainage pipe off my swamp cooler and left us to deal with the issue and pretended like nothing was wrong.

We want to address the recent situation concerning the property damage from the high winds experienced in ********, Foothills, and much of ****** on April 6th, which caused significant damage to local homes, including the property owned by, ***************************** at ********************************************************************

      We understand that you are currently residing at this property; however, our records indicate that ***************************** is the homeowner and the individual named on the contract and any related policies. Its essential for us to clarify that our agreement and any legal obligations are with her directly.

      On March 29th, our team completed work on the property, and our documentation shows that all fixtures, including the drain pipe, were securely attached at that time. Given the extreme weather on April 6th, with wind speeds surpassing 100 mph, damages to shingles and other property, including your blown-over fence, is an act of God and no way, shape, or form on us or an obligation for us to remedy.

      Although our contract does not bind us to address these damages ( See attached Repair Contract Agreement, Page 2, Section 9) , we will replace the damaged shingles and $10 PVC drain pipe and cover the service fee to get the gentleman out there to measure a new one in good faith. We recommend ******** reach out to her insurance carrier on a new claim to cover the costs of these recent damages to ensure all necessary repairs are comprehensively managed.

      If there is anything else that is needed, please have ******** reach out to us directly. 

      Note as of April 8th at 4:19 PM. All damaged shingles from the April 6th wind event have been replaced. We are hiring a tech to fix the drain line, and everything will be 100% on our end.

      We had hail damage May 2023 and hired GSD to give us an estimate and replace our roof, gutters, window trim and siding as well as paint. They submitted the report to our insurance. We let them know our roof shingle color on Saturday, June 24th and we’re told it would be ordered. We were told by phone that they couldn’t get the shingle that they had promised so we were offered a lower quality shingle. We obliged just wanting to get work started. We had to contact GSD numerous times to get a start date. Bryce and Zack were our contact people and they no longer are returning emails or phone calls. ************. Our roof was installed finally on October 28th. The roof has been inspected 3 times and failed each time. (I can provide failed reports) They started sending emails for final payment; however, work is not completed and not passing inspection. We ideally just want work completed and for it to pass inspection. We have paid $8,295.57 so far.

      We sincerely apologize for the difficulties you are encountering. The situation is complex, involving several factors, some of which are beyond our control.

      The entire state of Colorado is currently facing a shingle shortage due to recent hail storms in the Denver area, significantly impacting ******* manufacturing and distribution. This has resulted in limited quantities of each shingle color and shifting delivery dates from our suppliers, which are unfortunately out of our control.

      Initially, you selected the Tamko: Titan XT shingle, a mid-range class three shingle. To expedite the project before winter and to meet your needs better, we upgraded your shingles to CertainTeed Landmark AR, a higher-tier, more expensive class 3 shingle. This decision was made in good faith, which contradicts the claim of a downgrade in quality.
      Regarding the inspection failures, we have encountered three unsuccessful attempts. The first was due to the roof not being fully complete at the time of the inspection. The second and third inspections pointed out deficiencies in fascia flashings and bird stops. We reached out to the inspector and general office for clarification and guidance, yet we received no help from either and still face challenges in passing the final inspections. Our regional manager and foreman conducted a thorough review of the roof and found no issues.

      We have been actively communicating with Brian, your husband. This includes a series of text messages exchanged yesterday November 10th (Veterans Day), from early morning to after 4 PM, which demonstrates our commitment to maintaining open lines of communication and invalidating your claim you haven't been able to get a hold of anyone.

      As per our contract, your deductible was due upon reaching the "DRY-IN" stage of the project. Since this stage has been passed and the payment is yet to be made, automated reminders will continue to be sent as you're in breach of our agreement.

      We are committed to resolving these issues and are awaiting specific guidance from county authorities. We welcome any further discussion or clarification you may need.

      I wanted to provide an update following our recent onsite visits. On November 13th, our foreman met with the inspector at your property to address the specific concerns raised during the inspection. I'm pleased to inform you that all the minor details pointed out by the inspector were promptly addressed and rectified on the same day per the inspector's requests. 

      The final inspection passed on November 15, with additional requests made by the inspector that weren't originally asked for or a part of any CO building code requirement. Once again,  to appease the inspector we satisfied said tasks with your husband present and forwarded the pictures to the inspector,  per his request. 

      Regarding the additional work on siding, window trim, and gutters, I must clarify the situation. As of the last revised estimate on October 29, 2023, the carrier has not approved any coverage for these elements. Our team has diligently submitted all necessary documentation and requests to your insurance company. However, approval of these items is solely at the discretion of your insurer. To date, they have only approved coverage for the roofing work in the amount of $23,364.24.

      I also want to note that the repairs made to your siding were undertaken by us as a goodwill gesture and at our own expense. We did not receive any payment for this work from either you or the insurance company. Our aim was to ensure the integrity and appearance of your home despite the lack of insurance coverage for these repairs.

      Concerning the matter of your invoice, it explicitly states that your deductible is due upon the dry-in phase of our work. The invoice also outlines payment options for your convenience. "Please see the attached invoice regarding your deductible due upon dryin. Should you wish to pay by check to avoid the 3% convenience fee, please mail a check to: GSD Construction Services, LLC. You can also Zelle us the deductible amount less the convenience fee to **************************"

      Full payment has been made today as of 11/20/2023 so there is no breach of contract.  ($1000 deductible was handed over as well as the $7,037.23 check from insurance.)  Mark V. with GSD took both payments and I’m hoping that GSD paints the white drop edge and flashing to match the house as promised.  We also need a final inspection that shows our roof passed inspection with no notes/comments stating more work to be done.

      We hired a contractor to build a home on our land backed by the VA ( VA Construction to perm loan). The builder signed documents agreeing to pay the interest during the construction process and that the price will not increase, fixed price. The builder has been slow builder and responding to us throughout thus while process. We had to pay out of pocket to correct concrete floors the contractor did because of the poor work and them being done improperly. Floors were not clean and product applied wrong. After 3 years we are getting close to finalizing the project and now the builder is demanding more money with a made final reconciliation of expenses sheet. The bank is also threatening that our loan will go into default if nit modied into a mortgage by May 1st. The bank has graciously extended the time to try and allow forthe CO and modification but the builder is still in no hurry to get all inspections done and the CO. This long drawn out process has caused considerable indue stress and a financial burden. The increased interes rate over 3 years of building has added over 1k to our mortgage payment. eToday, we are still in limbo trying to get this builder to get our house completed. Blue film was left on windows and now the Subcontractors are trying to pressure wash the windows to remove the blue protective film left on for over a year. Our new house does not look new because of all the issues and time it has taken to build. Stucco cracks have not been repainted after repairs/caulking. High windows have not been cleaned. Patch jobs inside the house completed by builder can easily be seen. Interior windows have paint over spray.

      I hired GSD Construction back on April 2, 2020 for a complete roof installation. The roof was finally finished somewhere around Oct of 2020. In the beginning of 2022, I was unable to renew my Home owners insurance due to a couple of broken tiles on my roof. I called the main number at GSD and spoke to the receptionist. I explained to the receptionist on what transpired with my insurance company and that I needed the tiles replaced, which is still under warranty. I also let her know that I had a couple of nearby neighbors that needed new roofs. She assured me my message would be relayed to my sales rep. Kyle O*****. Kyle called me and asked me about the referrals. I corrected him and told him that my initial call wasn't just to give him information on new prospective clients, but also to let him know about my roof tile repairs. He told me that he will have his workers come over next week to repair the tiles. THAT NEVER HAPPENED! I have called Kyle numerous of times with no luck what so ever. Today is August 15th, 2022 and yet i am still awaiting for a response. I call leave messages and he never calls back. HORRIBLE CUSTOMER SERVICE

      GSD construction installed a roof on my home (which I purchased in 2020) in July of 2019. Around October 2021 I noticed water damage on the ceiling in my garage. I reached out to the company and they were responsive and sent a representative Vlad as well as another worker to check out the issue. At the time Vlad found an area that appeared to be damaged and applied a caulk seal to the area. He informed me that it should solve the leaking, but he could not be sure and I should pay attention for any further damage. As such he advised that I should not repair the ceiling at that time in case the leak persisted. If the leak persisted, he assured me they could fix that small section at minimal cost due to the roof being under warranty. I suspected it may be continuing to leak but was unsure. Then last week our area was hit by bad storms and at that time it was clearly still leaking. I contacted GSD and left a voicemail. Over the next week I called the company a total of 5 times and left numerous voicemails including one after having been transferred to Vlad's personal voicemail. I have yet to hear a word back. Because of the location of the leak I am unable to even contain it in a bucket, or cover the outside with a tarp. My ceiling has continued to sustain damage and it has progressed all the way down the wall. I even sent an email with pictures of the leak and the damages to the company's email listed on website. I pleaded to have someone return my call and to advise how to at least provide a temporary solution. As of this time I have not received a response for my 5 voicemails and email. My roof is still leaking and damaging the ceiling and walls progressively.

      Business Response /* (1000, 5, 2022/03/17) */ Firstly, let me clear up some of the misinformation provided by Mr.******* GSD re-roofed the home located at*************************** and *********** on 8/28/2018. We were finally paid in full for that project on April 23rd, 2019 through the sale of their house as there was a lien on it and they could not sell it until the lien was removed. The *****'s sold their home to ************** in April of 2019. ************** had never once contacted us regarding a leak in her roof during the ownership of the home at 5947 Doraville Rd until just prior to listing the home for sale. Prior to the home being listed for sale, the home inspector discovered that an area of the roof had been damaged by animals which resulted in a leak. ************** then contacted us and we repaired the area by removing and replacing the damaged materials (please see the attached photos). This repair was an out-of-pocket expense to ******** because damage caused by animals is not under our control and thus not covered by the labor or repair warranty. ************** then sold the home to ****************** in April of 2020. The sales information can be found here: *************************************************************** Now, let's briefly talk about our Warranty which is located here: ************************************* and is included in this response. Line 10: Transferability: This warranty shall accrue only to the benefit of the original owner named above. It is not transferrable to any other person, except with prior written consent of the Contractor. GSD did not give written consent on the first sale of the house from the *****'s to **************, and we certainly did not give written consent to Mr.*******. Putting all that aside, as a good faith gesture, GSD did go out and repair the roof and Mr******* was made aware that the reason that his roof was leaking was due to animals. As previously stated, labor and repair warranties are not transferable and even if it had been, damage caused by animals or homeowner neglect is not covered under any warranty. We strongly suggest that the trees near the roof be trimmed back in order to prevent this from being a recurring issue after any future repair is made. Vlad never told me in October 2021 when he came out and applied caulk that there was previously an issue with animals in this exact spot. That information would have been helpful. Regarding the warranty not being transferable, that information is neither here nor there. I am more than willing to pay for the repairs. That still does not provide any explanation for why the company has not responded to 5 calls and an email in over a week. Still to this day. I guess I offended them with this complaint? How else am I suppose to get in touch with the company if they will not respond to me? I'm not even sure I believe the animal damage story now that I've read the companies response. Vlad said he suspected animal damage back in October 2021 - he was also very clear that he remembers this house and the previous owner, that they installed the roof as well as having done other work on the house. Why did he fail to mention that they've already repaired this exact spot for this exact issue at that time? That's lying by omission to my face. Why would he not disclose that information? It's very relevant. At that time he showed me where he applied the caulk- sent a picture as well. The location he showed me does not even align with what is occurring inside the attic and if you zoom in on the pictures I provided you'll notice a shingle point through the inside corner of the roof. But anyway I am not a roofer so I wouldn't know much about it, if I could actually get a roofer to respond to my attempts at contact and come look at it and repair it that would be great. I love how my desired outcome for this complaint is a response from the business and rather than call me or email me back the first they do is get on here and and start blaming literally everyone but themselves. If they'd like to relay that the warranty is not transferable they can tell me over the phone while they set up a time to have someone come fix my roof. We are not required to respond to a repair ticket to an out of warranty roof repair via a contact form on our website which is essentially what this BBB complaint is. In our response, we did not blame anyone. We simply stated the fact that the warranty was not transferable without written consent. You are the third owner of that house and there was no written consent from the original owners to the second owners, and there was no written consent from the second owners to you. Animals were the cause, so I guess they are to blame... but they aren't "literally everyone" If you are claiming that your roof is damaged and is in dire need of repair and you don't expect the repair done for free, then why would you contact one single company and stop there? If a single bucket cannot contain the amount of water that is coming into your home after a rain storm and you fully expect to pay for any repair that is needed, why are you not contacting every single roofer in your area to fix the damage that is occurring to your home instead of neglecting it and allowing it to worsen? GSD is not the only roofer in Port Orange. This 100% has to do with the warranty whether you say it's "neither here nor there". You expected your roof to be fixed under warranty and that is why you contacted the last roofer (GSD) who built the roof and stopped contacting additional roofers while your home continues to sustain damage. I should correct my previous statement; ************** did not hire us to fix her animal issue, The *****'s did for the sale of their home to******. Nolan never contacted us about a leak in her roof the whole time that she owned the home Nolan did not receive written consent when she purchased the home and neither did you. We have no idea what you have done to the roof since purchasing the home from******. We do 100's of roofs every year and you cannot expect that everyone from GSD knows every history about every roof that we have been on. That's absurd. Why didn't****** tell you when you bought the house from her that there was a previous leak caused by animals? Is that lying by omission as well? Wouldn't that have been helpful to know when you purchased the house from her? Why didn't she disclose that information to you? Are you going to file a BBB complaint on her too? I can understand your frustration with a company not contacting you, but at the same time, we already went out there and repaired your roof for free the first time. You were told at that point that there were animal issues whether you want to believe that or not. The photos that I included show the shredding of your shingles. That is not caused by "bad work" so we "shredded up shingles and blame it on animals to void a warranty" as stated in your email. At the end of the day the warranty is not valid and you cannot file a BBB complaint on a company because they did not respond to your out of warranty work repair on a contact form on a website. Due to the preposterous email you sent to us prior to your rebuttal (attached below), we will never go back on your property to fix anything that you neglected. Those are strong, slanderous accusations and I would warn any contractor reading this to stay far away from you. Who in the world would want to do business, paid or otherwise, with someone who claims after 2 different owners and 4 years later, there are still "hundreds and hundreds of roofer nails" in their yard? Why would you even want us to repair your roof if we do such "bad work"? I strongly urge you to proceed with caution and chose your words wisely as we have no issue pursuing this legally should you continue to defame us with your allegations. Your roof is not under warranty due to the terms but we would be glad to arrange to have someone come out and look at it." How hard is that? When you consider every party that's been involved with this roof, it would be the *****s,******s, myself, and your company. The ridiculous email I sent is the direct result of the ridiculous way in which your company has handled this. That was just for you all, so you can save your litigious threats. But it's good to know your company does actually get those emails- anyway you can tell me what happened with the one I sent on 2/1 or 3/14 that were never addressed? I guess I found the secret to getting your attention is to call out your behavior- clearly struck a nerve. I would not expect you to remember one house you installed a roof off out of many hundreds- that seems preposterous. Which is why I was surprised when Vlad said he did remember this house and the previous owners and the work you all did. As far as why you choose to believe I am trying to get you all to come fix my roof for free, I'm at a loss- my desired outcome is clearly listed on this complaint as "contact by business," Somehow you have still not contacted me directly, but rather chosen to complain that two previous owners never paid you for the roof and a host of other things that have nothing to do with your company failing to respond. As you have pointed out, I was not the owner of the house when the roof was installed, how on earth could I be aware of your warranty policy? Had you called and told me, I would be fine with that. Why would I choose to only reach out to one roofing company? Because I have already been in contact with you about this leak, and was instructed to reach out to you if leaking continued. Why would I choose to use your company if I believe you don't do good work? I had no reason to suspect the quality of the work was the cause of the issue until after receiving your petty response and lack of accountability. There's no resolution to be had at this point as I would not allow your company near my house if you were the ones paying me. I hope everyone can see what an embarrassment your company is for the way you've conducted yourself on here.

      Property has not been repaired since hurricane Michael. GSD Construction cashed a 24,000 check on May 1, 2020, and never did any of the repairs. I would like a full refund. The original scope of loss for the roof, siding, shed, and interior work was a total of $69,463.36 . We found & went through the entire file. Due to us not being General Contractors and not being an interior repair company, we resubmitted a quote for the roof only! I have attached a file showing that. We completed the roof and got paid for the "Roof Only" for a total of $29,017.32 Which was paid and received by us. We removed the other $40,000 from the original scope of loss and billed/received the payment for only the roof. The remainder of the money would have to be perused by Ms. ****** through her insurance company to be completed by a contractor of her choice. All the work we billed for and were paid for has been completed and passed inspection. We apologize for the confusion, but the attorney's on this file have called and tried to explain several times to Ms. ****** the situation to which she doesn't seem to understand the legality. Please remove this complaint based on facts. Attached is the copy of our roof only scope and exactly what we received payment for, nothing more, nothing less. GSD stated they received 29,000, which is not true. I have copies of the checks from ASI proving they were paid and cashed the checks. Of which Ms. ****** can hire a general contractor, of her choice, to recover the remaining money from her insurance company to complete the rest of the work that GSD did NOT preform. We did not preform the other work, nor did we receive any money for the other work because we are not general contractors. A refund of any nature is out of the realm, due to the fact that we did not receive any extra money that was not for the roof.       We contracted GSD Construction Services, Marco Island office, to handle our roof replacement, due to Hurricane Irma. After approximately three years, approval from the insurance company was granted. They replaced the roof over the May-June 2021 time period, but trashed the gutter system and violated the drip edge requirements, as indicated in RAS 111 and the FRSA/TRI. I've brought this to the attention of Andrew, our representative in the Marco office, numerous times, only to get that it was approved by Lee County inspector. I contacted the Daytona office on Sept 8th and voiced my concerns. A crew arrived that afternoon, put their ladder directly on the gutter and was working on the roof. Problem was, they were not addressing the gutter/drip edge issue. I talked with the foreman, he made a call, called the guy off the roof and they left. This drip edge issue is exposing my underlayment and fascia to the rainy season and could result in a failure of the underlayment.

On Oct 11, Dave, the gutter guy Andrew sent out to "repair" the drip edge issue, arrived and proceeded to tear off the old guttering. The roofing crew "NAILED" the gutters to the fascia board so Dave and Randall had to pry the gutters and drip edge out to get the nails loose to remove the gutters. Once removed, Dave and Randall proceeded to replace the gutters. As seen in the attached photos, their gutter machine left black marks on the bottom of the gutters. Dave said all machines do this. I beg to differ, as the original gutter company did the same thing and a call to the office had them out to replace the marred gutters with a machine with better rollers. Also, in the photos, you'll see numerous cuts with a tape measure to show perspective, showing cuts in the drip edge that still exceed the minimums established by RAS 111. RAS 111 doesn't have exceptions for fascia or gutter material behind the drip edge. And what's with the one section of guttering that's not even attached? It was a long day for Dave and crew and I think their inattentiveness had them leave the job unfinished. All said, it looks like someone tried to spray perfume on a pig, cheap perfume at that, but the problem of the drip edge is still there. And your site limits the number of photos I can attach, but I have quite a few more. If there was any issues at all, the roof would have failed inspection. Please note, what Mr *****'s argument is about has to do with aesthetics, and not the actual work that was performed to complete his job to code according to Lee County. Roofing Application Standar (RAS) No.111, Standard Requirements for Attachment of Perimeter Woodblocking and Metal Flashing, Paragraph 5. Drip Edge and Gravel Stop, Subparagraph 5.2 Installation Requirements, Subparagraph 5.2.1 states that 'The vertical flange shall be of sufficient length to extend below the sheathing or other member immediately contiguous thereto by not less than 1/2 in. IF the plywood under the tar paper and barrier is 1/2 inch thick, the cuts, shown in the photos I sent in with the tape measure giving perspective, can not be within 1 inch of the 90 degree angle formed in the drip edge. So, per the RAS 111, that drip edge does not meet the minimums and needs to be replaced to provide the protection it was engineered to do. And, just because the county inspector didn't do their job, that doesn't relieve GSD of the responsibility of correcting a clear violation of the Florida Building Code. My Christmas lights are up, to include the roof, as they are every year at this time. The kids in the community expect to see a light show at my place, and I haven't failed them yet. I'm also going to want a complete Scope of Work to ensure that ALL the needed work will be included, including another set of gutters, since they say they can't remove them without damage. I'll need time to get it reviewed by a Subject Matter Expert, as I'm not. Or better yet, I'll get a quote from a local roofing company and GSD can cut a check for the cost and be done with it.
