      We rented feom Southern Vacation Rentals. We stayed at the Grand Carribean East unit #216. Let me start with the good, it was in Florida. The place was extremely dirty. Stained sheets and dirty sheets. Dust bunnies on ceiling fans. The furnishings was very cheap. We had to buy air fresheners to help cover up odor. It wasnt very well stocked with blankets or pillows or even kitchen necessitates.. We have been renting condos in different arras of Florida for over 35 years. We generally use the same rental companies at each location. I can guarantee we will NEVER use this company again. Not only was the condo much less than what we expected, we were charged 200 dollars for a damaged kitchen chair ( for 200 dollars, you can buy the whole kitchen table and chairs) However, we didnt damage the chair. I have read reviews first. Do your homework and pass Southrtn Vacation Rentals on up and look elsewhere. Even condo owners and getting away from them. The lack of cleaning and not cleaning well makes me wonder what else are the slacking in. This was a short Vacation for my wife and granddaughters birthday, I promised them I would make it up to them. Better condo for sure in June. Definitely not ever using this company again.

      I'm surprised by all the negative reviews here, but then people are more likely to write if there are complaints. Or maybe we were just lucky. A day before arrival, I booked a 2 BR condo in Regency Towers on Pensacola Beach for a few days in the last week of March. The price was reasonable, the photos inviting. Despite the reviews here it all seemed too good to be true, but I stayed hopeful. I even took the added chance of saving $hundreds by booking direct with them rather than via vrbo or airbnb, which might give some peace of mind with the power of their review systems. Long story short, the place was fantastic. SVR was great with all communication before, during and after our stay. The condo was spotlessly clean and well-appointed (short of just salt, pepper and cooking oil!). We'd definitely stay at the place again and book thru SVR.

      Worst rental company ever! No person to speak with except by phone to a call center. PM are non responsive. we left a day early due to poor room and property. DO NOT RENT FROM THIS COMPANY

      Only good reviews get posted on their actual website/property listings. They have to be acquired. So here I am. I booked the location “Time At The Beach” and it was an absolutely stunning property with literally 10 steps to the beach. Can’t beat it. EXCEPT: service was awful. We got to the House and AC was off. Normal. We turned it on and it never cooled down past 75 degrees over night. Woke up the next morning, it is at 78. About 10:30-11 the house got to 83 degrees and would not cool. By this time had contacted the rental company multiple times about other problems like no hot water/pressure, sinks stopping up, and also mentioning the AC. There were people who came out and fixed the hot water & sink. By Saturday of our trip, the day before we leave, the house is literally 86 degrees in PANAMA CITY BEACH, FLORIDA. After multiple request to come fix the AC no one ever came out to my knowledge. They then proceed to ask if we wanted to move houses… the day before we leave. I said no thank you, that is ridiculous when we leave at 9 am tomorrow. I would like a refund since you were supposed to go provide me a home away from home. They said okay we will give you back $238. We spent $2,500 to stay here (Thursday - Sunday) I told them that was just not gonna due. We went back and forth and they finally said my final offer is $479, at that point we had to accept getting somewhat of our money back. They also said they couldn’t count the first day we got down bc we didn’t report it, the AC was off and we didn’t know it wasn’t working until the next morning. We arrived at the house 4:30pm and left to eat around 7:00pm after all guest arrived. We just thought it had to catch up because it had been off. Which is NORMAL. HAVING NO AC THE ENTIRE TRIP IS BEYOND ME. THIS IS WORTH WAY MORE THEN 15% OF OUR MONEY BACK. DON’T RECOMMEND if you are looking for an ethical company to rent from. They only care about money.

      rented a property at Emerald Isle in Pensacola Beach, Florida, from March 29th to March 31st, 2025, and it was the worst experience ever. From the moment we arrived, nothing worked—the refrigerator and freezer were broken, and the toilet didn’t work. I immediately requested another room, but they refused. It wasn’t until 1 PM the next day (03/30/25) that they finally sent someone with a mini refrigerator, which also didn’t work. I informed them again, and they did nothing to fix the issue. My son had medication that needed to stay cold, and because of their negligence, it was ruined. To make matters worse, before we even arrived, they texted to say the living room TV wasn’t working but that they were “working on it.” Once the toilet was finally repaired, it still made noises. There was no on-site staff to speak with, only phone calls and text messages, making it incredibly frustrating to get any real assistance. For the $752.05 we paid, we had no working refrigerator, no cold drinks, couldn’t store food, and had to deal with a dirty hot tub and swimming area. The only redeeming factor was that the boardwalk was across the street. After constant complaints, they only refunded me $137.53, basically telling me, “take this or get nothing.” I would not recommend this place to anyone, not even my worst enemy. Stay far away unless you want to waste your money and have a miserable experience. Thumbs down!

      Not sure if I’m posting this in the right place but I’m gonna post it as many places as I possibly can on the internet, I own a beach front condo in PCB. I let southern vacation manage it for me as far as renting it and cleaning it. Busy times of the year rent is slow they say they are not busy, however my friend owns a condo in the same building and his stays rented with fun quest rentals. I could go on and on but I’ll leave it short , cleaning services are absolutely piss poor. They don’t clean they just love charging for cleaning that doesn’t take place. If you have a problem with your unit good luck for someone to call you back will take days. I found my unit multiple times with a clogged up dirty can’t see through filter on my ac unit. Suppose to change out but they never do, but no surprise look what company you’re dealing with. It tells you all the answers you need to know stay away if you’re a owber go to funquest or panhandle getaways. They will actually take care of your unit and take care of you. Southern vacation rentals do nothing to your unit but leave it out of shape. Like I say I could go on and on, but I’m not going to. I’ll leave it right there. Stay away from that company.

      We booked a snowbird rental for 2.5 months Jan 2025-March 15 2025. We paid $1000 deposit and signed the contract. Because we found this place, we canceled another condo we had reserved thru another company. We forfeited our deposit because really liked this unit.. we just received an email 10/30/24 that our reservation was canceled due to the owner not wanting snowbird. I spoke with the manager and was told there is nothing they can do. This is unacceptable!s.

      I've seen a couple of reviews on Google regarding the lack of empathy towards visitors affected by hurricanes. And frankly the cut and paste reply back is insulting. I asked to cancel my reservation this weekend due to Hurricane Milton. Jacksonville is not in the direct path, but we are expecting tropical storm conditions, storm surges and major flooding along the St Johns River (I live in zone A). I spoke with Kathy from their customer service center in Destin. She told me I should watch the weather because I am not in the direct path, and neither is their property (they had clear skies). I told her she had the nerve to tell me that just because I am not in the direct path that my family or others won't be affected. I was also told that if I had purchased the insurance, I would have been fine. Money over safety. I will never (not that they care) recommend renting from here again and I hope the $500+ they got from me makes SVR sleep better at night.

      This was one of the WORST experiences I have ever had. I will never, ever book with Southern Vacation Rentals ever again and will warn anyone against booking with them. Bugs all in bed. Contacted Southern Vacation Rentals, sent photos, told us to standby. Long story short, we were lied to over and over again by Southern Vacation Rentals. Told us all lies over the span of 20-25 calls made to them over span of 4 days attempting to fix the issue. They could not confirm (bed) bugs, while no plan to look into the bugs that we had physical proof of. It seemed they did not care AT ALL there were bugs in this room and made us sleep in here the first night. Moved us to a different room for 1 night until they ‘hear from the property manager.’ Next morning, called saying we can stay in clean room for rest of the trip. Until we get a call within next hour telling us they would be replacing the mattress in bug room, and to move back into that room. This was the last straw. We argued about this situation and the worker from Southern Vacation Rentals then said, “you are being unreasonable.” Needless to say, after a few more thoughts and demanding a refund and staying in the upgraded, clean room remainder of the week, he said “he can see what he can do” and “we normally do not accommodate a refund and an upgrade.” Reminder, this is now Tuesday (this back and forth went on for 4 days before we could relax and even remotely begin to enjoy our vacation). He made the arrangement to stay in clean room for remainder of week and a refund for half of the first night because they needed the other half “to clean the room.” While still not satisfied with all the headache for 4 days of our trip, we settled. Overall, we were EXTREMELY dissatisfied with all levels provided by Southern Vacation Rentals – cleanliness, customer service, quality, effort, etc. Again, I will NEVER again be a Southern Vacation Rentals user and warn anyone against from ever using them. Absolutely horrible experience.
