Worst customer service ever! Lost count of how many calls were made to resolve a refund matter. Had to fight between rental company and insurance agent. One blamed the other and I never got my refund! Was told various things I needed to do to resolve the issue, did what they told me and waited over 30 days to find out they told me the wrong process to get a refund. Of course now it’s too late and no refund no matter how many emails I have proof of. HORRIBLE CUSTOMER SERVICE!!Review from CS S

Do not rent Edgewater Tower III unit 508 in Panama City Beach. It is roach infested and Southern Vacation Rentals will downplay the issue. They have known for months that the condo had roaches so we believed that the issued had been taken care of, but we were greeted on day one with the roaches on the kitchen counter. They were an issue our entire stay. We saw them throughout the day and night, every single day. They were on the walls, kitchen island, in the silverware drawer, and all around the kitchen floors. We were offered 20% of our money back and told that the complaint could not be escalated when I asked to speak with someone higher than a supervisor. The anxiety and stress that we dealt with all week on our vacation should have come with a greater refund. We are now fearful that we will have roaches transported to our own home and we are not even bringing in our suitcases.Review from LD D

Renters Beware! Do not rent from Southern Vacation Rentals in 30A. They allow the owners to raise the price AFTER you have booked and paid! I booked a condo in Seagrove for March 2024. I booked in early January 2024 and paid my deposit. Then 2 days before final payment is due, I receive a phone call saying the owners are unhappy with the price and want to raise it. I either have to pay the increase (which was nearly $100 more a night) or cancel my reservation. This is a bait and switch scam. It is illegal. Southern Vacation Rentals is allowing this to happen. I called VRBO and they said it is against their policy for owners to raise the price after a deposit and confirmation. My complaint has been sent to VBRO violations department with documentation proving that the owners were unhappy with the price and want to raise it. If you are considering renting through them, don't! I could never trust them again after this. While they offered to find me a new place to rent, what is to keep that owner from doing the same thing? It is so wrong. I canceled my reservation because I am not paying for something that is illegal. I hope this review keeps someone from experiencing what I just did.Review from Jerry W

The home we rented in Perdido Key was beautiful. We feel terrible for the owner of this awesome house that they are represented by Southern Vacation Rentals. A common theme of the reviews is the passive/aggressive nature of the service reps. They remind us of the Airbnb reps located in sone far away country, very polite but too often not helpful. During our 5 week stay we had the following issues: 3 toilets with issues, intermittent internet, furnace issue, lots of large and small cockroaches, multiple pest service visits. They are super polite when they text you and it feels like all the texts are written using AI. We asked to speak with someone. She was polite at first, then accused us of making things up. Never feels good to spend over $5,000 on a rental and be accused of lying. They then lied to us that the HVAC/electrician had told them the system was in 100% working order. We then caught them in that lie and sent them a picture of the burned-out circuit breaker part. We asked for and apology and got the usual passive/aggressive AI response. This was followed by AI based messages that they were going to now send someone out to check on the thermostat, which was working fine, and they had put new batteries in days earlier, claiming this was the reason the furnace would quit working daily. Oh, we forgot to mention earlier that two weeks into the trip we were told we had called with too many issues and had been placed on the “only respond if there is an emergency” list and that they would no longer be willing to respond to any non 911 service issues. Mind-blowing! After their threat to never come out again, they had to come back and fix the furnace after lying about it. The home was beautiful. We feel terrible for the owner of this awesome house that they are represented by Southern Vacation Rentals. Summary. Don’t rent from this company.Review from Cynthia A

Beware renting from this company. Before you leave your condo they will bill your credit card for routine faucet repairs before talking to you.Check your credit card and dispute it. I can hardly wait to see what other bogus charges are made. Unethical standards.Review from Lacey M

Company stole my 6kids first vacation and Christmas gift. Booked and made sure dates were correct then get emails that said 3 days after we booked instead of 6months away like we wanted. Got an email stating hope you enjoyed your stay but we didn't stay and they knew it. Tried talking to them to change to correct date and they refused and wouldn’t refund. No help at all so we lost all that money for our kids Christmas gift we saved for. Heartless, ridiculous company!Review from Dustin E

Terrible company to rent from blood on baseboards electric sockets with no cover by child’s bed no parking pass dirty dish’s nasty grout food on walls Awful customer service wanted me me to let them rd lean it on my time lmao but yet they charge for early or late check out what a joke rent from someone else !!!!Review from Gayle G

Rented a condo in gulf shores. So excited and looking forward to a nice getaway, unfortunately it was nothing but a disgrace. One of the main reasons we chose our location was for an outdoor pool. Upon arrival the pool was closed for 10 days. They said they didn’t know, however there was a note in the elevator that said it was closed for ten day, posted 3 days before our arrival. They lied and made no adjustments or even considered our request. Bad business!!Review from jerry h

i was a home owner and southern vacation rentals managed my property . Did a awful job would not clean anything on my porches , did not clean the inside well. when renters were breaking the rules they would only send a email. I got fines from their negligence . When calling the manager of my property she told me she doesn’t work on weekends . I really feel that my 1.5 mill property was taken care of poorlyReview from Edward S

We just completed our second vacation rental with Southern Vacation Rentals in three years and will never stay with them again. Three years ago we stayed in Perdido Key, FL and our unit was filthy. We had mouse droppings in the drawers of our bedroom and Southern Vacation Rentals wanted us to remediate the mice ourselves. This year we stayed at Magnolia House (10/15/22 to 10/22/23) in Seagrove Beach, FL and the unit was again filthy. The house had roaches, an unmade bed, dirty floors on arrival, and French entry doors that didn’t lock. Most windows wouldn’t open and of those that did multiple ones wouldn’t stay open with a prop and none of the windows had screens. The shower curtain in a downstairs bedroom was covered in pink mold, fixtures and walls were caked with dust, and the living room and dining room furniture were filthy dirty. We saw the first roach the night we arrived. We dismissed the “Palmetto Bug” and cleaned up after the cleaning people despite paying a $450 cleaning fee. When we saw the second roach, we investigated further and found food under the bed from previous guests. This time we approached Southern Vacation Rentals insisting for a refund of our cleaning fee. We were told that they would’ve refunded it had we contacted them sooner. It was their prerogative that had we been more vocal and not so accommodating they would’ve more accommodating to us which seems counterintuitive. Clearly they do not value their patrons. A dirty floor is one thing but roaches, mold, dirty furniture ,and entry doors that do not lock is a safety issue. DO NOT ever rent from Southern Vacation Rentals. There are several other and more reputable options in the area.
