      We hired their service to inspect our house prior to purchase. Shortly after we noticed water coming in a light in the foyer. We contacted a roofer based on a recommendation. He did not know we had just purchased the home. Upon inspection he told us the boards were very rotted and based on the damage it had been leaking a long time. The damage was also immediately noticed by myself and brother when we climbed in the attic. It was not in an inaccessible area. We contacted inspection company and they never reinspected or came out They sent a denial based on a report. We are out $3,600.

      Business Response /* (1000, 5, 2021/09/16) */ It's pretty simple - The Inspector did a very thorough inspection. He was all over that roof & crawled around quite extensively throughout the attic as is clear from the report & 35+ photos from the roof top & attic. There were no signs of any issue at the time of inspection. Either the problem happened sometime in the 6+ weeks AFTER the home inspection, or it was a part of the attic that the Inspector could not access at the time of inspection due to roof structure, vaulted ceilings, duct work, only one access, residents' belongings (as the Inspector reported). Consumer Response /* (3000, 7, 2021/09/17) */ (The consumer indicated he/she DID NOT accept the response from the business.) The person responding the owner of the business never came to look at the roof damage which I offered him to do. He is incorrect when it says vaulted ceiling's we have no vaulted ceilings. we have 9 foot ceilings. I am going to upload a video of myself going up to the attic and showing you that every spot of the attic is accessible. If I can get up there on a ladder at 57 years old I certainly think a professional inspector can. additionally the roofing company had no problem getting to it with anything but a ladder and a flashlight I will attach pictures of the damage. Business Response /* (4000, 9, 2021/09/18) */ No need for me to look at moisture intrusion 6+ weeks AFTER our inspection. Especially when my inspector reported: Unable to inspect all areas of attic due to roof structure, vaulted ceilings, A/C duct work, only one access, & residents' belongings. Either the issue wasn't present at the time of inspection AND/OR that area is only accessible now that the seller's personal items have been removed. Important Note: The Home Inspector in this case is Licensed by the State of FL AND Certified by the International Association of Certified Home Inspectors. He (like ALL Inspectors at Sherlock Home Inspections) must pass multiple Inspector Examinations, must take Continuing Education above and beyond the state requirement, and receives real-time exclusive Continuing Education from Sherlock Home Inspections, every time any Inspector in our 32-County territory has something important to share. He has over 18 years of experience as a Home Inspector & in residential / apartment maintenance. We get rave reviews and glowing compliments about him all the time. Consumer Response /* (4200, 11, 2021/09/20) */ (The consumer indicated he/she DID NOT accept the response from the business.) I think the owner is incorrect and can't know what went on something never saw. I supplied the video where at 57 I could get up there so the inspector should have been able to. As an owner of a business I think long and hard before I file a complaint. I have never filed a complaint before and would not do so had I not felt it was an error on this company. I have a professional also saying the damage was way older than 6 weeks old. I am hoping the BBB will help with this issue. I have read reviews on this company and I am not the only one who has had an issue with this customer. LastlyI have asked owner to file a claim at let his insurance company determine If an error was done and he has refused. That is not righ in his part.
