      I was directed to this company to get a mortgage for my remanufactured home. This company does not accept bill pay. My bank send a check directly to try it every month. Methodically, every year they complain that they did not get the check in the mail and they automatically charge me a late fee. I read earlier that the same thing has happened to another gentleman. When I call, they blame their non-receipt on the ****** *******. I asked them to forgive the charge. I spoke to someone named ****** ****** who researched the payment. This is happening every year. As you try to discuss this with them they continue to add charges. In August of this year, i spoke to someone named ****** who gave me a dollar amount to catch the account up that day. Two months later they are blaming the ****** ******* again. I pay one of my bills by having my bank. Send the checks out. I have not had one other company besides Triad that has run into this problem consistently every year. There is never any resolution. They talk in circles and there is no one there, that can give you answers. The answers always the same, they don’t get the mail on time or at all. They give you the option to put your credit card on file, but I do not trust this company to have access to that information. They are very untrustworthy in my opinion. No matter how many phone calls I make or people I speak to, the resolution is the same, they didn’t get the check from the post office. I believe they have their payments structured this way so that they can use the post office as an excuse to collect late fees.

      We signed our final paperwork with Triad in July. Moved into the house in the first week of August. Called a couple of weeks after to figure out how to register the home - kept being told "Triad covers registration". We were told we would receive a copy of the application by September 17. The date rolls around with no phone call by noon so we called back and got a copy of the Title Application so that we could go register the home ourselves. NOTE: ******* gives you 30 days to register a new home. I took the Title Application to the *** on September 19 and was told that it was filled out incorrectly. Triad had listed themselves as the DEALER and left the "Primary Lienholder" section blank. Triad's information should obviously be in the "Primary Lienholder" section and ********* information needs to be in the "Dealer" section. I called Triad that day and explained the situation and was essentially told that it was too late because the application had already been submitted. Fast forward a couple of weeks - we received the official Title in the mail, and it only lists us as the owner, no lienholder, nothing. My husband went back to the *** with the TITLE, thinking they would just be able to register the home for us using that. They said we needed the title application, not the title. I have spent the last 3 weeks explaining this situation over and over again and have been led around the ******** **** every time. I was finally transferred to ******* ********* (who was the POA for our title application) number this morning and was immediately sent to voicemail. I don't expect to receive a call back, because I've only gotten TWO returned calls in the last two months. It is honestly ridiculous that this issue has not been resolved in a timely manner. We will be looking at refinancing when this is resolved, and if it isn't fixed soon, we will be bringing in a lawyer.

      The payment was drafted monthly from our ****** ****** ***** and was never late they started calling for payment making threats of turning it over to credit they we charging in in the note for taxes we were paying our own taxes yearly.

      Triad financial services has put my house in foreclosure for the amount of ***** dollars and it keeps going up cause they won’t return an calls voicemails or anything from **** ***** ******** **** which is ** months with my payments being ** months at ****** and * months at ****** which totals ********, I’ve showed proof of paying ******** plus ****** that was returned to me with their name on the check and ****** surplus in escrow leaves me with a balance owing only $****** not even a months payment so no where near foreclosure status, they do not respond to calls emails or voicemails when they promise they’ll call on a certain day I haven’t got a call back since October **23, they won’t do their jobs and fix it when all proof has been shown to them and their lawyers Swistak Levine P.C. Nothings been fixed they a shady and their lawyers are allowing them to keep screwing over people just to repo homes when TRIAD is in the wrong and don’t know their jobs and how to do them math and evidence does not lie especially when you are forced to pay through Western Union since you made the first payment not to mention the extra fees that come out of your pocket paying through them would cover what I owe. We have never recieved one statement from them since owning the property so obviously we can’t send them a money order for the payment. I went through and found a bunch of cases that they have lost for doing this exact same thing which now since they don’t want to talk to me and make it right I hope I get to go to court and make them all look like they don’t know basic math. And hopefully someday soon someone will shut them down for doing the illegal things that they are doing.

      I received a statement, dated 10/10/23, for my first mortgage payment. I noticed that the Estimated Taxes they were charging me were way overcharged. The attached documents from CFPB will explain what I did to correct this. They did, finally, give me a big refund; because they realized they overcharged the taxes. We finally came to a conclusion and I'm making my mortgage payments now, but they reported the late payment to the Credit Bureau and shouldn't have because it was their fault that I didn't make my payments. I wanted it to be correct before I make my payments. I told them I want to make my payments on time and every month after that, but they would not get it right. They reported this to the Credit Bureau and I'm upset about this, being their fault. I got the account all paid up on 02/26/24 of $******** and I'm going to pay on time every month. I want this reversed from the Credit Bureaus NOW. I've been working on my Credit Report for a while now and I don't want this issue to hurt that because it was their fault.

      I have had a chattel loan with this company since Sept/Oct of ***** *hey escrow our insurance payments and part of our land taxes (only the portion of land on which our home sits). Last year was the only time in the over * years we have done business with them that they actually issued the check for our escrowed taxes in a timely manner. The land taxes are due on or before February 1 for the previous year. I provided them the bill on mber *Dece** ****, and received an email acknowledgment. They have yet to disburse my escrow funds for the taxes and today is January **. When I contacted customer service yesterday they informed me that the company would pay any late charges for late tax payments. Why do I not believe this? I'm beyond fed up with this issue. I should not have to worry about my lending institution paying my taxes on time when I have made all of my payments on time and they hold plenty of escrow funds to do so.

      According to my insurance company and the documentation that they have provided me, Triad has not paid my insurance premium. Called Triad and they told me they did send a check on 12/5/23 but can't provide me any documentation of it ever going through. Called my insurance company again asked them how does this happen? They said sometimes finance companies will send them checks but never provide documentation as to where the check needs to be applied to. My insurance company said as long as they can fax us a cleared check front and back and documentation as to where that check needed to go your premium will be paid. I have been calling Triad for the past two days and leaving voicemails about this issue and have been told that I am waiting on ******* to call me back. If my premium isn't paid or Triad doesn't provide documentation to ******** ****** by 1/26/24 I will have to pay my premium or my insurance coverage will be canceled. See documentation provided by my insurance company

      In June of **** I contact Triad and I was appointed to a ***** **********. I told her upfront I can pay sales tax and closing costs. She would send me what my interest rate and payment would be... by the time I found a house and closed my payment jumped to almost 200 bucks more and the interest rate jumped I was told my rate expired. I'm now paying over 200 more than when I was renting. Triaded automatically added closing costs and sales tax. So my payment jumped plus I paid off everything and I was told my credited decreased but I did what I was told. 2 weeks ago today I went to the DMV and was told this house is still in the sellers name. I also got a call from a ******* asking if I had the title after she told me she was at the Jacksonville fl DMV I told her nothings been done . I'm now paying more cause of triads employees not doing their job and now the seller never sent the title, I sent a certified letter to the president and CFO which they received last thursday. I called today and I wanted the presidents office I was refused. I am now being referred to another manager. I'm in a house that should be registered in my name and 1 minute I'm told they are working on it today I find out from ******* in title she didn't send a overnight package cause she doesn't have sellers address. I need my house registered and the title. I also feel that all these issues are triads employees who messed up. Van**** Pervis kept saying I'm sorry . I feel Triad should rewrite my loan minus out my sales tax to lower my payment. I had that the entire time and Triad did what they wanted. In December of this year they are adding insurance to my loan I'm not going to be able to afford this. The least Triad can do is rewrite my loan since all these mistakes are triads employees

      I closed on 11/21/23 the day I closed I called and told Triad  the house has been damaged they funded the seller anyway they were supposed to wait to verify the house was in order. But they funded the seller. Then I'm sent several e mails stating they are working on my title registration  funny cause December  29th I went to the DMV and title is still in sellers name then I'm called by ******* in titles asking if I had the title. The seller was funded did damage to the property and still has the title. Also what's this 1830 figure I paid 2014 for a years insurance policy so this letter from Triad is still incorrect. Take responsinbity  for your actions there's 100's of complaints  on Triad. But now I'm left with a higher interest rate higher payment and damage to the property. This is sneaky business practices your company should be shut down. I just received my title registration  on Friday February  2nd  even my DMV  down the street states it doesn't take over 2 months to get this. No my complaint still stands a sorry doesn't cut this mess they have put me in. And this letter with this figure is also incorrect.

       My response to this is
      the company Triad constantly lied to me told me they were working on getting my title. I closed November 21 **** and 24 hours before closing my rate and interest rate jumped.
      I had to be out of my condo and Triad pulled this shady crap. Look at all the reviews and how this company has screwed people. BBB shouldn't  just close their file and move on I was constantly lied to now I'm paying a higher price than I was renting. I still can't get on their website and and if you look at other people's complaints they are having the same issues. Finally after almost 3 months yes Triad finally  received the title from the seller. But meanwhile I have damage to my property from the seller I have a higher interest rate and higher payment due to the fact ***** ********** did not tell me my contract was expiring and didn't lock in my rate like I was told throughout their process. So now Triad has put a financial strain on me. My seller shouldn't have been funded especially with damage to the property which I was told by Triad there's nothing they can do. I'm missing a key which I'll have to replace. And they never had the title and the seller was funded
      Very shady business  practices. And all the company does is apologize  for their mistakes. The day I looked at the property in October **** is  HOW I SHOULD received it...instead  there's damage to the property and I called and spoke to Krista at Triad and told her the property is damaged I was told the seller received funds and there's nothing Triad can do. That's crap.  This company needs to take responsibility  for their actions I wrote to the president Ceo
      The company refused to let me speak to them. I asked to rewrite this .Loan due to their mistakes they refused. I asked to minus out the sales tax that I told every employee I'd pay...instead they just added closing costs and sales tax...so now I'm paying way higher than what they told me 
      That I'd be paying. I have in emails the figures they told me I'd be paying then they changed right before closing. This company needs to be fined and closed down for pulling improper business practices. Look at all the complaints improper posting of payments how people are treated the company needs to be shut down companies in my area refuse to work with Triad. Nobody should have to go through what I've gone through but it's happening all the time with this company 
      They need to be stopped, they need to take responsibility  for their employees actions
      And this letter they have responded to is admitting  to their huge mistakes. Well I'm still paying a high payment cause their employee ***** ********** didn't lock in my rate. She also just added sales tax I stated over and over I'd pay these. The least they could of done is rewrite my loan minus out the sales tax . Cause my last rate was less than 8% at 366 now I'm over 500 bucks and over 8% don't they realize what they have done. An apology  doesn't correct this huge mistake.

      I have read triads respond and to this day they are still not taking action for their mistake instead I get a we are sorry. Not 1 time did ***** ********** my loan rep say my paperwork was expiring...not 1 time. I my realtor and my boyfriend heard how she talked to me and I have a nasty phone message from her.
      My credit score dropped because I paid off my car I paid off all my credit cards this was relayed to me right before closing not 1 week like they stated in this letter.
      Also I first looked at this house in October
      No damage when ******* with triad closed with me I was told Triad won't fund owner till  they hear from me...and that they received all paperwork and title from owner. I closed came to the house on ** ** and the carport leg was damaged and a key to a back room wasn't included. I immediately called Triad and emailed ******* I was told they funded  owner
      Really get a car aka mobile home with no key and with damage. That's a assadine statement just because it was a private sale the house needs to be like I saw it it wasn't.  
      Then I'm getting calls from a ******* asking if I had the title....Triad gave this owner money and they never got a title. I was lied to told they had. I then went to my dmv and nothing was done title still listed in owners name. Triad didn't  get title till  February. That's redick...to this day I can't get on triads website.  I was in touch with I T same thing. So many complaints with this company for stupid employee mistakes. And they get away with this. No matter private sale or not I should of  got  the house undamaged. Over 2 months before Triad got the title.  I now have a higher interest rate and higher payment all because no communication with ***** **********. Also from day 1 I said I'd pay sale tax this was automatically added to my loan  .  I also never got a breakdown of what Triad charged ******* sent me 1 statement it didn't match the next day she said oh those were wrong and finally sent corrected figured that wasn't till February of ****. I closed November of **** Triad had no title...you don't see a problem here
      Bad business practices lying to me saying we have the title  not telling me paperwork expired causing me higher interest higher payment...funding a deal and Triad has no title...and a customer who got a house with damage but owner got her money
      And I get we are so sorry... this is wrong and Triad has so many complaints from inputting payments incorrectly  to people like me that can't get on their website 
      But springing my payment and interest rate have jumped due to paperwork expiring and my rep doesn't be proactive and redo paperwork. Bad business practices everyone in my area doesn't want to work with  triad that's why it took me over 2 years to find a house the horror stories just look and read the reviews on them. This company should be shut  down. I'm sorry  is not good enough especially added sale tax to my loan when I could of went to the dmv myself with the title the owner w a s 
      Going to sign over to me...but no Triad told the owner to send. Which never happened 
      3 months after closing Triad finally gets title owner was funded in November after damaging the property and in Nov Triad never had title

      This is the same  BS they said in their last respond we take full  responsibity fir their actions maybe if this gets put on their permanently record with the BBB they may do things right.

      I mailed my payment due Nov 4 2023 on Oct 23 2023. The payment was the full amount due for that payment plus an additional amount for principal. I mailed it to the correct address, with the correct loan number on the check, and with the statement stub completed and enclosed indicating how much was for extra principal. Triad received my check for $500 and cashed it. The check cleared my bank account on October 31 2023. Last week I was contacted by Triad and told they did not receive my Nov payment. I provided the rep with my check number, amount and when it cleared my bank. I e-mailed copies of my cancelled check to the e-mail I was instructed to send it to. There were more “courtesy calls” this week about my non-payment. This time the rep said they never got my e-mail. They told me to resend it—which I did. Then they said since I didn’t get an auto reply from Triad’s system, that they didn’t get the resent e-mail either. I had already looked on line and at the latest online statement Monday of this week, and upon seeing my account had not been corrected, I had mailed a formal written dispute letter to Triad on Tuesday of this week disputing the “unpaid’ payment and requesting they post the check correctly, ensure there are no late fees or charges, and no delinquency or inaccurate information reported to the credit bureau, correct my accounts balances, and that their problem posting my payments is fixed so it doesn’t reoccur. Also, I requested for the 3rd time that they fix the address they are mailing statements to since it looks like part of my address is being truncated. Cancelled check copies were enclosed in the letter. Since Triad seems to have problems losing stuff and getting information in their system correct—and because there’s nightmarish complaints in online complaint forums of others having this same “missing payment” problem, I thought it best to file this complaint to ensure Triad gives this issue the attention it needs.

      I am rejecting this response because this response is a question—not a resolution.  I already provided via e-mail copies of the check front and back and an extract of my bank statement showing the date the check cleared as requested by Triad.  The e-mail was sent on 11/16/23 and then resent it a second time via e-mail the following week after Triad said they never got the first e-mail.  Interestingly, just this morning a few minutes ago I got a response from Triad via e-mail with my original e-mail attached.   Triad said in their e-mail response that the e-mail I sent had been received and they would investigate it and get back to me in 10 days,  I have attached more copies of the documents sent to Triad to this complaint.  I would ask the BBB keep this complaint open until Triad provides a resolution response.  Thank you.

      After Triad financial services bought my loan there's been nothing but problems for the past 3 years. First, they tried to charge real estate taxes on a rental lot. Towards the end of the loan they doubled my payments stating everybody's insurance insurance went up. My homeowners insurance had not gone up the entire time with triad financial. When I paid extra it was supposed to be applied to principal only and they put it in a suspense account and never applied it to principal. The last 3 months it took them over a month to apply payments that were overnighted to them. I paid the entire principal plus extra because of their excessive fees and they said I still owed. This took from July to October to inform me. I called numerous times emailed several times and to find out where my title was. To get rid of the loan I paid the extra $250. I paid principal in the extra amount in June I paid this extra $250 in October because I never got my title and it is now November and I still do not have my title I do not owe any money. I feel they have continually and blatantly misused escrow funds and misapplied illegally held funds that we're supposed to be applied to principal and never were. I want this to end with my title in hand.
