I applied to Jwb rental services on March 3, 2025 and had been approved. My representative was ******* *****. She told me they accepted my application fee of $85 and told me I just needed my paystubs to show I make enough. Unfortunately I had to wait for my other paystubs and it became past 30 days. I applied again on April 11, 2025 and was told on April 14, 2025 that due to an eviction I had on my record I am automatically disqualified from applying. I was told by ***** ******** that since I was not approved they would refund my application fee. I told her I had just did an application and was approved a month ago, could I get a refund since it was a mistake on their end because I was never supposed to be approved from what she told me. I was told that it was NOT refundable because they had already used it to pay for my background and credit screening. I dont understand why I cant get a refund when it was a mistake on their end approving me! Then I wouldnt have applied again knowing I was denied the first time! I feel like this is unreasonable and not fair!

Hi *********, Thank you for the feedback. We had our team investigate into this matter and would like to provide some answers for you. In March, your application fee was charged, and the background/credit report was run. This does not include evictions, as we look those up through CORE (Duval County Clerk of Court) for anything filed locally. Since your application was not completed due to income records not submitted, there was no approval since application was not complete. When you reapplied this past week with the necessary information needed to complete the application, our agent pulled your CORE records and found the recent eviction filing which would deny your application. No second payment for application was taken this second time around since no background/credit report was ran. Please let us know if this provides you the clarification needed. Additionally, our management team will review the calls with your agent to confirm the information provided. I looked and a few different houses for my son who lives in **************, which is eight hours away and of course I uploaded my ID because I was theone who looked at them and the idiot lady told me I had to be on the application because I uploaded my drivers license every time looked at a place and she really wasnt an idiot. JWB is terrible when it come to getting your deposit back. I moved out my old property 12-11-24. They will find any reason to keep some of your deposit. JWB you kept $500 of my deposit. Can you please send the rest. It’s always some excuse.JWB Property Management, LLC

Twice I have tried to rent from them. You have to **** your representative down. I even told one the hours my phone is available due to me having no service on the ship. She decided to call during that hour and I could never reach her again for the reat of the day. Instead i was greeted everytime by someone name ***** who insisted **** was on the other end. I reached out to **** via text and email about the status of my application. She always replies 15 minites before she leaves the office making it impossible to get anything done. When I was finally able to get her on the phone to see what else was needed I asked her was the house even still available she says ohhh noo it actually isnt so instead of me hunting you down for 2 weeks about my application you didnt have the courtesy to respond and say the house that I applied for is already gone? I dont blame the company itself but they need to do better with the people they hire. Currently still trying to scrabble to find a place to rent for my family before i leave for deployment in a couple of weeksJWB Property Management, LLC

So far Ive had a really good experience with ***! I had some maintenance that needed to be done when I moved in and they were very easy to get ahold of and send someone out to have everything resolved. Ive lived in apartments in the past where maintenance wouldnt be done even after asking several times. Thankfully this is not the case with JWB! Also the home I rented was completely remodeled and in beautiful condition for a great price!JWB Property Management, LLC

*** is legit and awesome. The process was super easy and quick. I moved into their new build apt. and theyre super nice. Moving in has been a breeze. There have been a few bumps in the road but were quickly solved. ***** was the one who helped us she was really kind and helpful. I would totally recommend ????JWB Property Management, LLC
