    The new management at RISE Real Estate’s building - ******* on ******* ********** is attempting to price gouge me with a $645 move-out fee, arbitrarily attributed to carpet cleaning. After living there for three years, I’m shocked by this treatment. The carpet is in good condition with no major stains or damage that would warrant such an exorbitant fee. Furthermore, I’m appalled by the eviction notices being issued to numerous apartments, despite knowing that many students are waiting for their tuition funds. These notices are being sent even though rent isn’t late, which I find utterly unacceptable. This situation is deeply troubling and needs to be addressed immediately. Below is the carpet fee in the amount $645 I am being charged for poor condition. I know people who have moved out with broken doors and holes in their carpet with no additional fee. They have no sent my bill to collections where I have since started making payments via debt collector over the phone. I find this to be outrageous and no one has gotten back to me. I will seriously be considering taking legal action as this might impact my credit.

    I am filing this complaint regarding all the fees I was charged and not made aware of. When i moved in I was charged a Non-refundable ******** ****** *** of $264.00. This fees was charges in lieu of a security deposit. When I sign my initial lease I was told that since I had a guarantor I would only pay $264.00 one time and that fees would be used for any damages. I renewed my lease, I was charged $264.00 again. I was never told that I would pay a *********** ****** fee each time my lease is renewed. Tenants are not paying the same amount per room we all are being charges different amounts. Some pay more and some residents pay less. This company is running scams on students my lease state the landlord rental company is ****** ********** ***. I pay rent to Rise Real Estate. When you contact ****** they responded back statin they have no dealing with the student housing however ****** Properties is using the same ******** ******* as Rise Real Estate.

    Thank you for allowing us to respond to this complaint.  

    The ******** ****** *** is a part of the lease agreement that was signed by ******* ****** in August of 2022.  On page 8 of the lease provided here by *** ******, the Special Provisions explains that the fee is charged at the start of each lease term.

    When the subsequent lease was signed for the lease term starting in August 2023, the resident signed a similar lease with the same special provisions on page 8 of the lease agreement.


    Rents are subject to change at any time without notice.  Residents may have different rent depending on when the lease is signed. Rents may also change on a daily basis.

    this complaint has not been resolved. I haven’t heard anything back from the company regarding my refund.

    Please refer to page 8 (special provisions) on the lease.
