    A representative of this business performed a home inspection at this property on 1/25/24. He turned the water off at the kitchen sink causing the line from the sink to the refrigerator to burst. As the homeowner who lived there for 4 years & moved out 1 week prior, no such issue existed previously. This business is denying that the water was shut off & is claiming that it had been leaking for quite awhile. I certainly would have addressed water leaking from this tube to the point of it seeping into adjacent rooms. I discovered this 2 days later when I happened to stop by the property. There is damage to drywall, baseboards, mold, etc. that needs repair

    Here is my response to the complaint received in addition to 4 photos and a video attached:


    We were hired by a buyer who was in contract to purchase this property. Our inspector did a full exterior inspection and then started on the interior. He heard a hissing noise and went to the area it was coming from and noticed water trickling out of the wall that rust colored. He called the buyer who asked him to stop the inspection and stated he was backing out of the contract due to the findings of the home inspection. ******* called on Monday, claiming to be the homeowner, who is not our customer and stated we caused a water leak in her property by shutting off a valve in the kitchen. We follow ********* standards of practice for home inspectors. 61-30.813 general limitations and exclusions section 5 inspectors are not required to operate: (C) shut off valves of any type. Due to this standard of practice we don't and have never turned off or on any valves on any property. The home was in a general state of disrepair with a complete lack of maintenance. There is increased moisture in numerous areas inside the property in addition to multiple areas with visible microbial growth. The inspector started this inspection at 12:15 pm and left at 1:40 pm. Which is just under an hour and a half onsite. A typical full inspection will take a minimum of 3 hours to complete, the amount of time the inspector spent on this inspection was mostly on the exterior of the property. He only spent about 10 minutes on the interior before calling the customer to report the significant findings. The access to the property was via a key left under a bucket by the front door. Due to the key not being secured in any type of lockbox the home could have been accessed by anyone involved in the real estate transaction such as realtors, appraiser and the general public. We have no knowledge of who could have entered the property prior to our inspector. We have a property inspection report that shows a lot more photos of the condition of this house. This homeowner in her complaint claims she would have fixed a leak however due to multiple findings of moisture and microbial growth in multiple areas of the property that is obviously false. This property is in a poor state. We are seeking legal counsel against this homeowner.
