URGENT: Immediate Action Required on Water System and Quality Issues I am writing to express my urgent concern regarding the persistent and escalating issues with the water quality and system in our newly purchased ******* of today, the water in our entire house has turned ****** rendering it unusable for basic household needs, including bathing, cooking, and cleaning. ********* ************ visited our home two days ago to address another issue with the current setup. Their written recommendation clearly states the need for a whole-house reverse osmosis (RO) system due to the unacceptable water quality.The current system is clearly flawed and requires immediate replacement. I am formally requesting that Holiday Builder:1. Replace the defective water system without delay.2. After having our well company out to inspect the system and water quality, it was determined the homeowners concern is the quality of water coming from the aquifer. The system installed is operating properly. They were able to get rid of the discoloration in the water. We met with the homeowner on 12/30/24 to discuss his concerns. We explained to him the quality of water coming from the aquifer has a *** count that is too high for his system. The concern is due to multiple environmental factors that is not related to the quality of construction, the quality of his installed system, nor are the factors able to be controlled by anyone. We explained the *** count can and will vary throughout the year and informed the homeowner that if he would like to get a whole house RO system, it will be at his cost since his concern is an environmental concern and not a quality of construction concern.Initial Complaint

Septic system backed up. Had septic pumped out and was told that bad dirt/sand was used in installation and drain field must be replaced at cost of 11000-15000. This was installed by builders contractor. I want builder to be responsible.Business Response

This company is refusing to honor the warranty! My floors were bubbling so they can over and CUT my floors (attached), there was a giant hole in the bathroom wall behind the toilet, so they came over and did a half attempt fix and left the pipes ****ed up and spackle all over (attacked), ****** the Jr **** Informed me on video that because I didn't spend an additional $5000 on a water softener I will never have enough water pressure to run my dishwasher or washer, even from the very first day the home is being done built. I feel if you build a brand new home it SHOULD have enough water pressure to use your appliances, if a water softener is needed then they should have never sold the home without one! I still have a cut up floor and their solution was to cut it up more and just "glue" down a new piece. I bought this home new it shouldn't have pieced together floors! There is paint drips ALL over every window! There are big hard spots under the carpet, the phone **** is broken, the pantry wall/trim are not straight, there's a big dent that they tried to hide in the living room wall, there's really not one straight wall. All of the door stops were broke, they said thy gfci outlet is built into the breaker box and not the outlet ?? the trim around the house is buckling in several spots, the walls cannot be washed unless we paint them per Mgr *****, there's a gash in the wall behind the stove, the kitchen counter is falling apart, the flooring people damaged the baseboard, the seal around the floors and counters are separating, the new sod is so bad that they just pushed the excess dirt into a mound down the length of the property and put old sod that's full of cow manure, Mgr Brain said, "if you think this is bad you should see my yard". The smoke alarm goes off at random times. I either want ALL of this fixed or I want my $300,000 back so I can build what I bought in the first place!Business Response

Her husband told our Construction Manager at the walk through that if she told me to kill you, Id have to do it. On June 13th the husband told another employee you with Holiday homes? You might be in a bad position today. Our employee said why? The husband said someones about to get their jaw broke over this sh*t. The proof of this is on the wifes phone as she was recording this.
We have tried to complete their warranty numerous times and we will not be paying $300,000 to the homeowner. She can contact our attorney to get any other warranty work done. I have included the letter that was delivered by Fed Ex on June 25th at 12:56 pm. She has had the letter emailed to all 3 homeowners on June 24th by our attorney and then again on July 3rd by another one of our employees. In the latest email our employee described the cease and desist letter and attached it. The homeowner responded to that email.
The cut in the floor was done by the flooring contractor to patch a small area of sheet vinyl. A typical repair that meets the industry standard. The floor was repaired and the repair immediately pulled up by the homeowner. The shocked contractor resealed the repair for a second time and the homeowner pulled up the repair again. You stated that YOU HAVE THE EVIDENCE, you have yet to produce any!As for the floor, i did NOT pull it back up! They cut my floor so far back that it does not touch the wall anymore then they tried to cover it up with silicone!

i am now demanding the $300,000 plus $100,000 for pain and suffering!
my bedroom is a splash pad due to a leaking pipe. I'm now having breathing issues due to the mold and mildew in my BRAND NEW HOME!

Rusted tub with scratches in the guest bathroom and toilet lid scratched, 2nd guest tub scratches and texture rough. I bought a new home not a refurbished home. All the doors, door frames, and base boards, have overspray texture, large drips of paint, wholes in the door, and edges were not sanded - rough edge that scratches you. Over stray of texture and globs of paint separating. Multiple areas where they over cut the ceiling and wholes near *****, large noticeable patches in ceiling in several areas, waves in the wall, leaned walls that are not straight, and areas where painting and caulking was not done well. This is in every room. Garage floor outside edge continues to chip because the damaged when the had to redo driveway. The deaths foot print in it, blue chalk lines, and poured incorrectly on by corners allowing light, and the elements including bugs. Also large crack that ran from the guest bedroom into garage. Cabinets have cracks in them and damaged doors, installed with large gaps between doors but refuse to do anything. Kitchen granite was damaged and the piece needs replaced. AC vents dented and not installed flush. Sliding glass door has dents, caulking delaminating and concrete / texture in the tracks. It also has scratches Exterior paint is delaminating and peeling. Needs repainted. Patio screen is dented and scratched Sod was not installed well. They did not grade it so there are areas where you fall into hole. Also sod install with large sections apart and trip hazard through out the property. The construction management team and warranty team have not been helpful. **************, **** have made disrespectful comments, threaten numerous times to not complete the job, or to walk off because they dont want fix it or that I should except poor quality product or work. They have made dog whistle remarks to my husband that appear racist. I want my issues replaced and would like to work with somebody other than ****, ****, *******.Business Response

Holiday Builders continues to have the same individuals follow up and try to bully me. In addition create a hostile environment. They refuse to replace the two guest bathtubs that were damaged from the hurricane because the house was not closed up. There attempts to remove the rust and scratches have made it worse. There are more scratches and in the one tub they applied a toxic epoxy that I told them I was allergic to and will peel and collect dirt. Both tubs texture are rough and scratch the skin. Also I can only have one vendor onsite at a time as I have to monitor. They are trying to bully me into having my house filled of people all at once and say my husband cannot be on-site since the staff at holiday builders can not conduct themselves professionally and not make dog whistles and derogatory remarks. I do not deserve to have people yell at me because I am pointing out their mistakes. I just want to deal with the vendors that need to do the work. I have requested a list of all the subcontractors on the project that they have refuse to provide. I would like someone above ******************* and *********************** from Holiday Builders to address my issues as they have been part of the issues from the beginning. They are trying to segregate me by myself and over power me with numerous people all at once. I can only have one vendor at a time. The bath tubs need to be replaced and this has not been done. The over spray and drips of paint from base boards, doors and door frames have not been replaced or sanded and repainted, the painting of the ceiling has not been done, the door frame to the sliding glass door not repaired and the mortar not removed. Exterior painting of the house where the delaminating has not been repainted. The screen on the patio lock has not been replaced and the sections repaired. The cabinet doors that were damaged on the corners not replaced and the damaged cabinets not replaced. There many more items not completed and out standing.Business Response

Home was sold with no caulking on windows, they came and poorly did it (photos available) now right out of “warranty” my windows fogged up from the inside due to their poor caulking. To whom it may concern,
After reviewing the pictures attached the pictures do show that the windows were caulked per code correctly. The joint that the customer is referring to that is not caulked is actually part of the window frame and is not required to be caulked. The space between the brick and the edge of the window frame is what is required to be caulked. Also the caulking is only to keep moisture out of the home and would not have an impact on the inner gasses of the window pane. The fogging that has happened is most likely from a failure in the window pane and is a manufacturing defect which we have given the customer the contact info for the supplier so they can have a representative look at it.

I purchased my home on 10/28/23, (3bed2bath w/tile) after being rushed in last minute and told I had to close in a few days or I wouldn’t be able to since the market was changing and I would be priced out. They rushed to get it done last minute and even though I had to call them for things to be completed under warranty right away several times…. Holiday Builders has been responsive to all my requests except this one I can’t seem to get anyone higher up over a supervisor to contact me back regarding the wrong grout color. Within the first 30days I notified holiday builders supervisor w/ pictures showing that my grout was bright bleach white but I paid for GREY …I paid for an entire house upgrade with tile and GREY grout per my sales manager (he actually recommended it) not white. The grout from day 1 was not resistive to any dust/dirt. I contacted holiday again ….The flooring supervisor recommended pine sol to darken up the grout and said rugs would do this over time. I was instructed by holiday builders that for some reason they do not seal the tile/grout floor ….I paid for professional cleaning and sealant within the first 2-3 months when finding out and also changed the grout color to grey after 7 months and no resolution. I called the main office warranty line 2 weeks ago and asked for the second time to have my issue escalated to someone higher up. At this point I would like to be re-imbursed for the upgrade cost or at the very least what I put in which was about 1000$ between cleaning /sealing and changing the grout color. But I feel I should of gotten what I paid for and didn’t. I wouldn’t of purchased a custom house and just changed the floor after if this was the case. My concern is how would I even know if the grout was mixed wrong or something done incorrectly other than just the color? Just seems like you should not have to continuously scrub the floor …..it still looked dirty all the time despite continuous efforts.Business Response

Our homeowner says she paid for GREY grout but the color she picked is actually TEC Silverado 949. I would consider this closer to an off white with gray undertones. She talked with her Construction Manager in December who also built a home with Holiday and purchased the same grout color. He told her it comes out looking white. It seemed like we were all on the same page at that point. I have included a picture of the Silverado sample next to the TEC Standard Gray 933 sample for comparison. She did get the color she paid for. Unfortunately, we will not be able to provide a reimbursement.Customer Answer

I purchased a new house on September 2nd, 2022 and the builder has left a puddle of mud in front of my house. Every time it rains or the neighbors use their sprinklers, the water settles in front of my house. I did not purchase a puddle of mud when I decided to buy this property. Holiday builders needs to make this right. They need to fix the street so it does not retain water and the water runs either into the retention pond at one end of the street or down into the storm drain at the other end. Holiday Builders is trying to pass the buck to the county and make them responsible instead of them doing what is right. Please make them finish the job that they started. To whom it may concern:
We have met personally with this customer as well as have had phone conversations with him regarding this situation. When we met at his home, we told him that we would talk with the development team and get back in touch with him. As a result of our meeting, we did indeed meet with the development team as well as the engineer of record. And both parties confirmed the work was completed per the County approved plans and passed all County engineering inspections.
As part of the development process, the county itself verifies that all infrastructure is installed properly as per the approved plans. The process is for the County to review the certified As-Built surveys reviewing elevations of the road installation and improvements. After the county is satisfied with the improvements, they officially accept the roads which then become public property. Once they become public, all maintenance or other issues are the sole responsibility of the county.
No builder, developer, nor individual property owner has the legal authority to alter any county owned property. This includes the roads, drainage swales, retention ponds or other subdivision features owned and maintained by the County. As a property owner, this customer has the right to ask the county engineers and the county road department to look into this situation and see if there is any remedy. We've previously given this customer the offices and departments to contact at the county level in hopes that they can be of further assistance.Customer Answer

As stated before, Holiday Builders absolutely stands behind our products. Unfortunately, in this case our hands are tied. The street where the ponding continues to occur is a county owned and maintained public roadway. As such, Holiday Builders is legally not allowed to change or modify this roadway. The county roads department is the only entity that can make any changes to public streets. As previously mentioned, the project engineers have verified that the road construction was done in accordance with the approved development plans which were reviewed, approved and accepted by the county. We legally cannot, and will not, alter a county owned road. I signed a contract with Holiday Builders in Jan 2022. The sales lady Cathy A****, told us that the wait time was 18 months, but it would probably be sooner. We put down our $1,000 earnest money. Per email correspondence, as of June 2022 they “we do not have a start date on your home and will most likely not have you on the schedule for awhile”. 3 months later, the end of September 2022, Hurricane Ian hit the Fort Myers area very badly. My employer had to relocated me due to the loss of business down in Fort Myers. On 10/25/22, my wife emailed Cathy A**** about our circumstances and requested to cancel the contract and get our deposit back. She replied back on 10/26/22 saying that she would forward our email request to her sales manager and that they were reviewing the refunds on a case by case. No one has contacted us. So another email was sent on 12/1/22. Cathy A**** replied back on 12/2/22 and asked for me to call her. I called and explained our situation again to her. I also told her that I reviewed the contract and it does not say that our deposit is non refundable. I requested to cancel our contract and get our $1,000 refunded. I was promised a call back from the sales manager. Nothing. Another email was sent on 12/16/22 along with more emails and phone calls with voicemails since then with no response at all. Then I randomly get a call in March from the project manager saying he’s breaking ground on my house. I let him know that we have contacted the sales lady, Cathy, multiple times to cancel our contract and she has stopped returning our calls or emails. He told us that he would have someone reach out. Nothing. Due to a major weather-related event, we needed to cancel our contract and requested our deposit back. When we initially requested to cancel, the house was not even started on. This is how they treat military veterans who are already suffering enough from a major disaster. All I want is to cancel my contract and get my money back.Business Response

I was a prospective buyer for ******** builders in ******** ******* , in a new construction home , which i signed the sales contract and gave my down payment in 2021 , by may to June 2022 the house was not finish and my conditions changed, i experienced health issues and my company could not hold a job for more time there for me there in that area , so i canceled , in august 2022 i notified the lender ******* was the person in charge , i also notified ******* another sales builder representative , since that time i have called , sent text , sent emails and always the same answer you have to wait , it is ridiculous and even very dishonest the way they manage and deal with refunding my money , the only thing missing is hiring a lawyer and making them refund and return an amount of money that does not belong to them. I'm super dissatisfied with this company full of empty words and promises. This is the first time in my life i have used BBB for a very uncertain situation , which i hope they can solve soon,Business Response
