I am a tenant at *************** which is under the *** of Caribbean Properties. I have had a leak for over 2 years. My apartment currently has mold, floor and roof damage. I notified my leasing company (****************************) and notified the ***. The *** is very aware of this issue and advised me that when they originally fixed the roof back in 2022, they received other complaints of leaks. The *** advised me that in July, then September they were going to start repairs. Finally in October I reached out yet again to the *** and ********* (who is the manager at the ***) advised me that there is no funds to fix the building. Someone who works and lives at ***************, advised me that previous to me moving to my unit in 2021, that they had to repair parts of the outside building and is willing to do it again, but ********* continues to ignore my request and the gentleman that works there and offered to fix it. I have come out of pocket thousands of dollars for lost furniture, clothing and toys from the flooding. My unit is under horrible conditions and I live with my children, in which two are disabled and one has the skin condition of eczema. So you can only imagine what I am going through. I have uploaded the emails between myself, my leasing company and the ***. Your help is greatly appreciated.Business Response

Please be informed that this is the first communication of the complaint that has been received.
As to the complaint, that is being made by a tenant (not the owner of the unit), we have sent her responses via email when she has contacted our office.
As to the problem within the unit, the association has already repaired water intrusion that she had. She claims that there is mold, but she will need to submit this request for work to the owner to have this confirmed and sent to the association. It is also recommended that the owner contact their insurance company regarding this matter to confirm.

I am rejecting this response because:********* from the *** has been informed by the leasing company and myself of the issues that have occurred. I have submitted to BBB the email response that shows that they do not have the funds to pay for the repairs. This is unacceptable. They were informed many of times. All I am asking is the repairs to be done on the outside so that the repairs can begin from the inside my unit. Another thing, I have asked for a professional to come into my unit to check on the status of the mold and I have not received a response.

I am rejecting this response because:I do not know why this is a matter that is going back and forth. I have attached the email from ********* who works at Caribbean property from August 20th. The work was done several years ago and was not done correctly and causing leaks into my apartment. Over the past few months Ive been told it is being worked on, too just wait, too we dont have funds, too being ignored. Even my leasing company has called and emailed and we are ignored. Is there a person I can speak to at the BBB??? We had rain this weekend and again my kids room was flooded and this time the closet door fell since the base boards are rotted and the screws broke off. Something needs to be done immediately.

As to the issue at hand, the association has sent two different companies to view the leak. This unit is on the first floor therefore there is no leak from the roof. This has been confirmed. We then sent a plumbing company to see if there was a leak within the lines of the unit. The plumber determined that there was no leak found.
The unit experienced the leak coming from the exterior wall. The crack on the wall has been identified to be sealed. Furthermore, the association has just passed a special assessment to begin the painting project and sealing of all cracks on the building.
As to the drywall inside her unit that needs to be repaired, we have already contacted the company of **************** who is also performing the sealing of the crack to handle. He also met with the tenant and has provided the association a proposal for the work to be done. This should be done withing the next 15 days.
All of this has been communicated to the realtor/property manager.

I am rejecting this response because:I received a call last night that the roofers that are fixing the roof on the building next to mines is the one that will go ahead and attempt to fix the cracks on the foundation that the building has. Youre stating ***** is fixing that and my wall??? Thats not true. A plumber never came out, instead when the plumber called me he said that the problem that I am having is not for him to fix but someone in construction. Ive been told so many stories and lies I do not trust anyone at this point. Ive never seen a roof get fixed twice in two years and never once seen any maintenance done to the building structure itself. Someone contacted me yesterday asking for ****??? Yet I see the signature from BBB is **** so I will assume that the *** has been in touch with BBB but they havent reached out to me.
Thank you for your time and if you like you can close out this complaint since I cant seem to trust or rely on anyone to help me and my family to get anything fixed.

We own a warehouse that is managed by this agency. They called a towing company and towed our company vehicle from outside our unit while it was parked in *****************. It was reared in. The company van is wrapped with all the company information so they knew it was ours. They stated our tag was expired and that the tow truck saw it but that was a lie. Like i said it was reared in to the space against a wall. There was no way to see that the sticker that was stolen was expired. It had to have been the management company that called, even though it was clearly marked a company vehicle of a unit owner. To add insult to injury, ********************* damaged our van when towing. Neither the management company or towing company wanted to take responsibility and they charged us $200.00 for our van back.. In addition, they never answer the phone or call you back when there is an issue. They only contact you for money, of which they cannot prove where it goes. They are liars and dishonorable. I will be filing complaints with the state attorney.Business Response

This email shall serve as our affirmation that this tow was not authorized by the management company.Since the consumer does not specify a date as to when the towing of his vehicle occurred, (and his complaint was made in November) we contacted the towing company Roadside Towing and asked if they had removed a van from the property sometime in October or November. They advised that they had not removed any van with ********* from the community in the last two months.
Also, I have attached a copy of the parking rules that were sent to all owners last year which specifies that cars will be towed should their tags be expired.
Even though we do not know who called for the tow, or when the tow occurred, if the car had expired tags it is against the rules of the condominium and all of the owners and residents were alerted by way of the attached communication that the association would enforce the rules and tow vehicles found in violation of said rules.
As such, we cannot refund the cost of the tow as stated by the owner that the car had an expired tag and was in violation of the condominium rules and regulations which are part of the by-laws of the condominium of which owners were reminded with written communication sent to all residents

Tow was recently confirmed to be May ****. I have found emails/texts to the towing company
Towing company specifically stated that they were called by the management company as it would be against the law for them to come and tow otherwise. So therefore, the management company is lying as they did call and have towed a van that was wrapped CLEARLY with the company information and phone number of a tenant. The tag was not expired, the sticker was stolen. A police report was filed. The main issue is the tenants of the Condominium/Commercial Warehouse pay for the fees of this management company, it was clear that the van being towed belonged to a tenant, it was clear that the management company called the towing company, it was clear that the van was damaged by the towing company, and it was ******* clear that the management company did not exercise some common sense and courtesy for their tenants. The company phone number is printed on the van, they could have called us. Instead they chose to call the towing company they work with, probably to get a kickback. Very bad business not to take care of your tenants, especially a tenant that just purchased and moved to the location. This company has routinely ignored emails, phone calls, and other methods of contact. The so called property manager has never done anything to assist his tenants. I intend to petition the board to have this company replaced. I have contacted the appropriate *********************** and will continue to file reports and reviews until something is done.

Also, I work with the ***************** and it is ILLEGAL to tow a vehicle from private property WITHOUT the presence of a Management company employee, so yeah they called the towing company,

Again, we are adamantly disputing that this action was taken by our company.
The consumer has not provided any proof to support his claim.
The receipt from the towing company does not have anything in writing in the section as to who called for the towing of the vehicle and much less does not state that it was Caribbean Property Management.
The consumer assumes that it was our company which it was not and again he has not provided anything that supports his belief.
An accusation cannot be made based on a consumer's assumption without valid proof to support his complaint.
