IF I COULD SAY ZERO STARS I WOULD so basically upon moving in, so many dumb things like doors not locking or closing that took like two months to resolve. THEIR "service" board is a joke, they leave messages and comments that do not come back to you for you to see, they CLOSE the request without anyone reaching out to you. THERE IS ABSOLUTELY no follow up, they take seven to ten days to resolve ANYTHING. OUR ROOF IS LEAKING inside four months after moving into a new construction. This A**** ***** ***** closes the disposal service request with a comment "HAVE YOU CHECKED TO MAKE SURE NOTHING IS IN THERE". No ! I'm an idiot, never thought to see if something was in there before I asked for this request. THEY ABSOLUTELY **** except ***. Poor thing, I don't know how she stays or why would she stay with this ********** NOT BUY PARK SQUARE!!!! Our home is less than four months old, tiles are cracking, caulking is falling out, the cheapest paint, can't wipe the walls without exposing the drywall. I purchased a home in the ******* Community located in ********************* in July of 2023. It was advertised by the builder that the community would have a pool/cabana amenities for the community which was a determining factor when purchasing the home. When speaking to the home advisor ******************************* Square Home he has assured my family and I that the permits were filed and that the pool would be ready by move in. We moved into the property in December of 2023 and the pool/cabana was not there. When I had asked repeatedly about this I was told that Orange County was delayed in approving the permit to start construction. Fast forward to today almost a year and a half later the pool cabana area is not there. I had asked **** around 2 weeks ago where are we at on construction as was promised to us. Again he said the county was delaying the approval of the permits. Reluctant to accept that answer I went on Orange Countys website to check the status of this permit that supposedly filed in July of 2023 and it turns out that PSH filed these permits in April of 2024. Plans were rejected 3 times and it took *** a month a piece to submit revised plans. As of September 17th 2024 the county now awaits payment from the builder *** yet the builder blames the county for the delay. The complaint here is the fact that the builder had used deceptive practices to sell the homes within the community by lying to almost all community members about the timeline of this construction. I seek to have someone from *** contact me with an actual timeframe now that every community member is aware that they were lied to before purchasing the home about this.Business Response

To create the the best homeowner experience at *******, the community amenity offerings were enhanced after initial development began on the property. This required multiple approvals and additional permits from both ************* and the South ************************ District (*****). This process has taken more time than we hoped. 2 issues:1. Put a $20,000 deposit in June 2024 on an inventory home under construction, and followed with a required $80,000 additional deposit in July. The contract clearly denoted laundry complete with the cabinets circled and a $900 charge for laundry sink to be installed in the existing cabinets. Builder is now saying that the cabinets were not included and that this would cost another $6,000. 2. The workmanship on this $1m+ house could best be described as shoddy. I have built homes from the ground up including all residential trades, and the workmanship here is sub-par. Having also commanded a unit with nearly 200 civil and military construction professionals, I have a fair idea of what common professional tolerances are in the construction industry. I made the builder and sales *** aware of these deficiencies, but did not get the sense that they would do much to rectify. Once they do a final inspection and get a certificate of occupancy, the contract requires me to close within 10 working days or face $300/day penalty. I purchase a brand new home from Park Square Homes, the whole experience was horrible, right after closing I contacted the warranty department with all my concerns, they took almost a year to take care of the issues, one of them I created 5 tickets, they just made worse.The pavers on my front porch looked like they took leftovers from other jobs and tossed them here. Complaint Against Park Square ******************** To Whom It May ********* am writing to file a formal complaint against Park Square ******************** regarding their lack of accountability and failure to take responsibility for their actions.On 4/5/2024, I discovered that workers associated with Park Square Construction had been using my property's power outlet without my permission. Despite bringing this matter to their attention through formal communication, Park Square has failed to acknowledge their wrongdoing and has instead attributed the unauthorized use of my utilities to an "innocent mistake."It is important to note that this incident occurred three weeks after I moved into my home, at which time construction was already underway on the adjacent property. Therefore, claims that the workers were unaware of the change in occupancy are unfounded and lack credibility.Furthermore, Park Square has demonstrated a lack of diligence in ensuring compliance with company policies regarding the use of homeowners' utilities by tradespeople. Despite acknowledging that unauthorized use of homeowners' utilities is a recurring occurrence, Park Square has failed to implement adequate measures to prevent such incidents from happening again.This pattern of behavior is concerning and reflects poorly on Park Square's commitment to ethical business practices and customer satisfaction. Had new home built by Park Square homes In ******* Pointe in ************ *******. Was a nightmare from start to finish. After the big delay in the building process (not a complaint) I closed on the house with a big list of warranty issues that needed to be fixed. Long story short is after you close and give them your money, you're on your own. Was ignored when needing stuff fixed from the maintenance guy up to the management. Ended up having to pay out of pocked (over 10k) for a list of things that they had an obligation to fix. This is a horrible company, and I warn anyone to please look elsewhere for a home builder. After closing, ****************** did submit 12 work orders through the customer care service portal which all requests are tracked and managed. Nine of those work orders were completed. One of the requests was to have trees replaced which was denied as the trees in question were not in fact dead after inspection. The last 2 orders could not be scheduled with vendors as ****************** resold the home, therefore we did not have the opportunity to have those concerns addressed. During the build process we would come and check out the work to make sure it was ok and as we saw issues we’d bring them up to our project manager. Did 2 pre closing inspections which I paid for out of pocket. None of the problems were addressed to us so have no idea whether they fixed them just “have to take my word for it”. Fast forward to closing walk through and found multiple problems and was assured they’d be fixed by closing. Now I’m in the home 4 mos later with dozens of open tickets for repair work. Stuff that was on the closing work order have still not been done. Keep getting the run around or if things are scheduled the people never show up. Major issues that would cause us to go under construction again, such as studs being too far apart behind the walls, bowed drywall which would need replaced, crooked doors and framing that need taken out and completely redone, crooked cabinets and unfinished “bump” to finalize the work on them, my driveway was never installed properly so I have a gap under the door that could cause flooding during a major storm, our back sliding glass door was never installed right. Crooked framing again! Every door and window is off by at least 1/4” so the entire house is crooked.Business Response

Bought a new construction townhouse in January 2020. Immediately we noticed there was a major squeak from the 2nd floor. We put in a couple of requests during the "12 month warranty" to fix this. Park Square Homes created work orders and sent guys to fix it, but it was never fixed. In Year two, I continued arguing that this was not fixed after their guys "completed" it, and they tried to argue that the warranty period had expired. A manager was going to "help us resolve" but we never heard back. We tried to just "deal with it" after getting tired of fighting about it, but it just is really bad. We recently called a flooring company to get other opinions, and they told us that the issue is beyond their scope of work and is a STRUCTURAL INTEGRITY issue (beneath sub-flooring, and we'd have to call out an expert, etc. which would likely costs thousands upon thousands of dollars) that would have occurred when BUILDING the house. Now we feel like they knew this all along and purposely did not fix the issue in year 1, or purposely did not investigate further, in order to absolve themselves from the costs they knew they'd have to pay. We have the urgent Year 1 Work Order with Park Square on this issue, the independent evaluator we submitted to them in Year 1 pointing out the issue was throughout the entire 2nd floor in Year 1, and emails of us reaching out after Year 1 with no resolutions. Dozens of unreturned calls and voicemails. The 3rd party "10 year structural warranty" company stated they do not cover anything floor related. Last communication stated there had been "management turnover" which is why my situation may have fallen through the cracks. At this point BBB is our last resort, and we are filing legal action if there is no resolution. A separate BBB complaint response Park Square states "As for the one year warranty issue, as long as an issue is reported within the one year, it will be honored regardless of when the warranty expires.". We will be happy to have some one meet with you regarding this issue. There have been no reports or service requests for this issue since January 2021. Normally, if there are no reports for an issue within a year after the warranty expires, even is the issue was reported previously during the warranty period, the matter is considered closed on our end. I am rejecting this response because:I am temporarily rejecting this response specifically because the resolution is still pending, and also to restate that the reason there was no work attempted since the last work order was due to many failed communications throughout different periods since the last work order. I do understand there may have been various reasons for this.
However with that said, as of now, I met the current manager earlier this week to discuss the issue, and he followed up with a phone call update today on next step expectations. He also explained the difference between what defines structural issues, and what our current issue is by comparison. The communication with him, Mark J******, has been significantly better than the previous manager, as well as most other staff members that I have spoken with previously about the issue or how to address the issue in general, since reaching out to communicate about it. We are hoping we will be able to reach a resolution with Mark involved now.

I am writing to file a complaint against Park Square Homes regarding my ongoing home purchase experience. I am extremely dissatisfied with the service and support I have received from this company throughout the entire process. Firstly, Park Square Homes promised me a contingency to receive approval to build a pool and have approval prior to closing. However, despite closing in a month, the company has not approved my request. This has caused me significant stress and anxiety as I am unsure if I will be able to build my pool in a timely manner. This lack of communication and delay in approval is unacceptable and has made my home purchase experience very frustrating. Additionally, my salesperson was terminated or quit during the sales process, and communication fell off. I was handed off to the VP of Sales and the Closing Manager, but they were too busy to assist with the sales process. Leaving questions unanswered. This made it impossible for me to get updates and have all my questions answered in a timely manner, adding to my overall dissatisfaction with the company. Furthermore, the design process was horrible as I was not given options that others were given. This lack of choice and flexibility in the design process made me feel like a secondary priority in the eyes of Park Square Homes. Lastly, during the construction process, workers used the homes to urinate in bottles and drains, leaving them in the walls. I found multiple bottles hidden in the walls, which is unacceptable and unprofessional. After addressing this an email was sent to the construction manager and nothing has been done Workers also left a mess in the homes daily, which caused further frustration and disappointment. Overall, my experience with Park Square Homes has been extremely negative and has left me feeling dissatisfied and stressed. The lead builder of the home has been in daily communication with the home buyer. As well, the closing manager has been in consistent contact with the home buyer through the home building process. The pool contingency for this home was approved on March 14. The homebuyer was notified upon Park Square Homes receiving approval. During this time, the Park Square Homes team was assisting the home buyer with the community HOA to obtain early approval on pool design and material modification requests prior to the home closing. Typically, associations will not approve home modifications prior to closing and home ownership. The HOA approved the modification requests on May 18, almost a month prior to closing. The home buyer was immediately notified of the approval. As soon as the team was alerted of the garbage in the home, the head of construction took immediate action to rectify the issue. On March 24, 2023 my neighbor contacted me to ask if I knew some work was being done in front of my home. It was to my surprise to find out that some people were on my driveway repairing the street drain gutter right in front of my driveway. I never received notification via mail, phone call, text message, or even a letter from any parties performing the work. Once the work was apparently completed for the day. The crew decided to leave a pile of concrete and wood on my street overnight. The next day they showed up picked up and left my driveway with holes which were created by the machine they used to remove the concrete. I have been in contact with my HOA who mentioned they would not have anything to do with any street repairs. I was then referred to the county for which they also were not involved as this property is still under bond and orange county has not taken over the neighborhood. I then contacted Park Square and spoke with their Corporate HOA Manager who asked me for evidence and pictures. I emailed them and was told that this would be looked into and a response would follow. It's been 3 weeks and I have not yet to receive any follow up on this request. Better yet I have emailed 2 times in the last 10 days and still no response. I now have a damaged driveway which was not that way before this company came out to satisfy their bonds. I am hopeful that this serves as a means to get the response asked 3 plus weeks ago. I am rejecting this response because:I don't agree with what is called a repair. A repair of any sort is to look better if not the same as previous before the company decided to use a machine that created
damage to my driveway. This is a patch and not only is it a patch it will begin to come loose and crack over time. We drive in and out of our driveway daily. More over
this is not how my driveway looked before work was initiated, which I had previously mentioned was done without any type of notice. This work was completed and
the people who performed the job did not even leave me a card or a note stating the issue which clearly had to be noticed. There were 5 to 6 missing pieces of chipped concrete,
from my driveway. This is when I had to invest all this time to find out who was the responsible party. This situation has been brought up to my HOA, the president of my HOA, who pointed to
orange county. I then went to Orange County and this is when I was again given different information. From there I found out who the developer was and contacted them via phone. A gentleman answered the phone
I explained my issue, and his exact words I will check with my crew but I am unaware of any work being done in front of **** ******* *** ****** ******* ******** ***** *** ** my residence. At this point I already had
information from the county that this property was under bond and waiting to be turned to orange county. Normally this doesn't happen until all damages are taken cared of by the developer. I then called the home builder
and there came another challenge, I was asked to provide information via photos and damages. I sent pictures and received a response, mentioning this was being looked at. I waited 2 weeks and sent a few emails a few days
apart with no response to my follow up emails. Here we are today! I don't expect a band-aid done regarding repairs needed. If you closely look at this job the cement does not match at all and as I mentioned it will chip,
Lastly if you look at the repair done it is sloppy and still has a missing area that was covered. My last conversation with the company who finally came out to fix the problem was as follow. I expect this to look as or better than
when your company found it. I was promised this would be taken cared of. As Park Square mentioned this was repaired on May 1, unfortunately not to my satisfaction. My request was to make my driveway as it was prior
to letting people come in and create damages on my property. The intentions here were to leave my driveway as is and it's a shame but a reality that some workers just wont take pride in the work they do. Perhaps a knock on
my door a follow up would have been nice but I had to spend numerous hours just to get to this point.
I am expecting an amicable way to fix this by doing the right thing. Remove the Driveway to my sidewalk and re-do what was damaged. I shouldn't as a homeowner be responsible for negligence from the company involved.

Our land manager has spoken directly with Mr. *****. Contractors are being scheduled at the homeowners convenience to replace the apron of the driveway.
