    For the past three months, I have been charged $2,750+ in Base Rent fees for a unit that has an executed lease agreement for $2,500 monthly (Literally stealing). Additionally, the property management team was made aware of serious / life threatening Mold, HVAC, Termite, and Roof Leak issues related to the property and has remedied none of them. As a landlord and property owner, I have never seen a management company take such a laid-back / non-responsive approach to active water loss mitigation and the damages that it creates to a property (especially in Florida!). The house I have leased from this management company turned out to be a pig with a ton of lipstick, and now that I have lived here for three months, that lipstick has really worn off and shown what a nasty place this is. There is obvious signs of illegal / non-permitted "improvements" to the property. It's very problematic that I have been charged above market rate for a rental property with this many known issues. Further, the non-responsive / "ghosting" staff only escalate the issues through mismanagement and lack of maintenance. Again, I am paying over $2,500 a month, to live in a house where the ceiling rains every time there is a storm, where flying termites fly onto my bed and curtains because they infest the walls, and where I wake up in a sweat every morning because the "master bedroom" is a converted garage with no insulation and stays 20-degrees hotter then the rest of the home.

    Business Response /* (1000, 5, 2022/06/22) */ The repairs are dispatched to independent contractors. They contact the tenant to schedule. The vendors don't always go go the same day and especially if it is raining. We try to accommodate everyone timely. However we don't tolerate abusive, aggressive and threatening language. When that happens all communications will be in writing. We have sent a quote to the owner for roofing repairs.

    On May 4th, I submitted an urgent maintenence request explaining how my kitchen sink's pipes were coming apart, causing a constant leak underneath my sink. A plumber was assigned, however, I was advised that it would be several weeks before they could come. This is unacceptable, as I am now having to catch water in a bucket and dispose of the water at least every 5- 10 minutes while cooking and cleaning. No one ever called me back. I took it upon myself to pay a plumber $150 to have them fix it a few days later. No one from my leasing office ever called. On May 31st, I spoke with my landlord,******* to see if I could be reimbursed my money for fixing what they are obligated to fix. I was told that she would try to see what she could do, otherwise, I have paid for their work with my own money and they aren't willing to reimburse me. My lease states that the property manager will have maintenence fix issues with the house.
