Diamond Resorts/HGV **************** Sales Practices and Unsustainable Costs After nearly 10 years as Diamond Resorts (now HGV Max) timeshare owners, we feel obligated to warn others about our experience. What began in 2015 as an exciting vacation opportunity has become an unsustainable financial burden and source of ongoing frustration. The high-pressure sales tactics were consistent at every interaction. Sales representatives would start with inflated prices, then bring in managers who offered "special one-day-only" discounts to create false urgency. We were repeatedly promised benefits that never materialized: We were told that converting points to the Hawaii Collection would increase value, only to later learn this was no longer advantageous. We were promised permanent Centum membership status, which turned out to be temporary. We were assured we could convert points to Hilton properties at no extra cost to save on maintenance fees - still waiting years later. Most alarming has been the dramatic increase in maintenance fees. Our Hawaii timeshare costs increase by $100 every month, with our annual maintenance fees now exceeding $20,000. This is on top of the $650,000 we've paid in mortgage fees over the past decade. Critical information was withheld during sales presentations, including that these substantial fees would increase so rapidly, continue in perpetuity, and be passed to our heirs. As retired individuals on fixed incomes, this has become completely unsustainable. Despite being told we were investing in exclusive, private resorts, we've discovered the properties are open to the public. Furthermore, these are not true real estate investments as claimed - similar timeshares are listed on the open market for as little as $1.00. We strongly advise potential buyers to thoroughly research ********* ownership and to be extremely cautious of Diamond Resorts/HGV Max's sales presentations and contractual obligations.Hilton Grand Vacations, Inc.

1 starWe're a simple family with a special needs child who fell victim to Diamond Resorts' predatory sales tactics. They held us captive for SIX HOURS by taking our driver's licenses, forcing us to make decisions while our children were distressed. They promised affordable vacations but concealed that maintenance fees would follow us to our ****** and burden our children. When we "upgraded," they secretly doubled our fees after a year. The promised resorts are never available, and we're stuck paying for locations we don't want to visit. We went to one of their owners updates with the intent on learning how to secure the reservations and resorts we were promised, only to be coerced into an upgrade that did absolutely nothing to fix the availability problem. We've begged to be released from this contract, but we're just a small-town family fighting a corporate giant. Please don't let them trap your family too.Review fromKay K

I booked a Hilton grand vacation travel package in December for $235. My email verified id get $199.00 and a $200.00 voucher for a future Hilton stay. I went in Feb, went to the required 2 hour sales meeting. Cost me $50.00 to **** both ways. I was staying at the ***************** in ******* and had to go to Parc D'Soleil for meeting. When I left NOONE told me I should ct pick up the voucher than. So 5 weeks later and at least 10 phone calls I am still without it. Today was the worst. I called the property and the agent assured me she'd take care of. One hour later!!!!!! She said I was in the wrong ***** seriously, it took and hour to determine that. I've called 4 different numbers and have spent at lease 4 hours being transferred. I am DONE!!! Do not book a Hilton Grand Vacation package!!!!!! They don't know what they are doing. They owe me $200. This should have been an easy fix. My 2 upcoming 2 week road trip will be booked at ******. ******** customer service. Hilton Grand Vacations introduced us to what they described as a real estate investment opportunity, though they never referred to it as a timeshare. The pitch promised that the property would appreciate in value over time, which is a complete lie! We were never made aware that the maintenance fees would be in place indefinitely, or that they would be transferred to our children upon our passing as part of our will and estate. On top of that, we were required to open an additional **************** card to cover the down payment for this updated contract. We were not given all the facts in an open and transparent manner. Every time we would use the time share, we were required to attend an owners meeting with each one lasting for hours. It became clear that these so-called owner updates were nothing more than sales pitches aimed at convincing us to purchase more points. At no point were we informed that we could not exit this so-called real estate investment.Hilton Grand Vacations, Inc.

Hilton did a hard sell on participating in a timeshare presentation. I paid $225.00 up front and was told that if I participated in a 2-hr presentation in ********* I would receive a $199 credit back and a $200 Spend a Night on Us certificate. I am a business owner approaching retirement and my primary source of income was cut off two weeks before my trip by ***** administration (DOGE) cuts to the ***********************. During the sign-in process, I indicated that I was "unemployed" to best reflect my current income status. Once the Hilton staff saw this I was "excused" with no mention that my credit back would not be honored. I was instructed to talk to customer service and that I would get a call back. It never happened. Eventually I spoke with ***** ***** and learned that I was not properly confirmed, briefed, and vetted during the sales process. I went back to the concierge (*****) to explain the situation and he said that they couldn't do anything about it. Hilton should have counseled me to indicate that I was either "retired" or a "business owner" and none of this would have happened. I was in fact discriminated against for being temporarily out of work. I never made it through to a supervisor, spent a few hours talking to customer service. I was grossly misled, including some reference to a $2,500 cancellation fee what was never communicated. Hilton was not able to verify this in writing anywhere. Hilton stated that there was something in the fine print about employment status, but they never indicated where it was exactly. Either way, I was in no position to call the trip 10-days before when my contract was cancelled (airfare was $500+ from *************). I felt scammed and was passed between departments, numerous times, with no one willing to step up and resolve the issue all for what amounted to a $199 credit back. As a result, Hilton lost me, my family, and some friends for life. Based on the reviews below, it looks like I am not alone!Hilton Grand Vacations, Inc.

Man I do not even know where to start with how bad Hilton Grand Vacations and Bluegreen Vacations are, especially with the merger. If you are even thinking about getting involved with them, stop now. Save yourself the stress, the money, and the headaches. ********* was a disaster from the beginning. They sold me on lies and the customer service for both? Useless. I called so many times for help, and its like nobody there knew how to actually help. As a matter of fact they do not want to help! The only thing they seem good at is taking your money. How are you gonna work in customer service but not actually serve your customers? I talked to this *** ***** from their team and instead of helping he just left me more confused. No solutions, no fixes just wasted my time. Then when they merged with Hilton Grand Vacations, I thought things might improve but it somehow got worse. Hilton doesnt even pretend to care. I told them everything Bluegreen put me through, and instead of doing something about it, they send me back to Bluegreen and then I just keep getting my phone blown up asking for more money. Why would I give them another cent when they havent fixed anything? I even reached out to CEO, **** ****, hoping someone at the top might care. ****. I got some weak response like, This isnt what we like to hear. No kidding, but how about actually fixing it? Instead they just sent me a Final Response email, basically telling me theyre done trying from Bluegreen . Its a joke. They want thousands of dollars just to walk away. Like, they s**** everything up, want more money, and still charge you to leave? It's insane. Bottom line here is do not waste your time or money with these people. You will not be able to vacation or do anythign other then them drying out your wallet. These people dont care about their customers they just want your cash. I bought with ********* a company they acquired in the last 1- 2 years. ********* gave us someone else information, including another couples ssocial security number. When asked where our information was the response was it was sitting on my desk. However, we did not receive our information until 12 days after we signed the contract. And no apology and seemed as if they had done nothing wrong. Today we still dont know if our personal information is out there. We did call the other couple and they were on site and talked with Bluegreen. It was only after that conversation did we recieve a copy of our contract via email.Hilton Grand Vacations, Inc.

My spouse and I, both seniors, deeply regret our experience and purchase with Hilton Grand Vacations. What was presented as a brief resort tour turned into hours of high-pressure sales tactics. We were promised easy reservations, significant savings, and that our investment would appreciate in value. None of these promises were true. After being convinced to make an initial purchase and later an upgrade, we discovered that booking desired dates is nearly impossible. The maintenance fees keep increasing, and when we tried to sell, we learned our investment had lost most of its value. Due to health issues, we can no longer travel as planned, yet were stuck with mounting costs. I strongly caution others, especially seniors, to avoid these high-pressure timeshare presentations. As a disabled veteran on fixed income, I deeply regret my involvement with this timeshare scheme. In 2012, I purchased a timeshare at ********** for $14,579 through Gold Key Resorts, enticed by promises of worldwide trading opportunities. When these promises proved empty, I was pressured into a $22,500 "upgrade" in 2013 for supposed better trading power.The resort changed hands multiple times, eventually landing with Hilton Grand Vacations, where conditions only deteriorated. They consistently pushed for another upgrade to their point system, asking for an additional $35,000. Their deceptively named "owners updates" were actually high-pressure sales sessions lasting three hours instead of the promised one hour.The company's claims about rental income potential and property value appreciation were completely false. Maintenance fees, promised to increase by no more than 5% annually, have skyrocketed from $617 to $1,380 - a staggering 100%+ increase. This year alone saw a 7% jump.I've invested over $35,000 in this scheme with virtually no benefits to show for it. The timeshare cannot be rented or sold as promised, leaving me trapped in an unsustainable financial burden. The company's predatory sales tactics and misleading practices have caused significant emotional and financial strain. Hilton Grand Vacations contacted me. The individual was rude and was reading from a script. They offered no solutions to my letter and just kept repeating themselves. They said they have a program to relengish ownership- but in truth they do NOT as it has been shelved for two years. They are a terrible company who preys on the little guy!!! Something needs to be done about them!
