      Our relationship with Sheraton Flex, part of the Marriott Vacation Club, began in 2011 when we attended our first presentation, and we subsequently upgraded our ownership in 2020, believing it would enhance our vacation options.This experience was utterly disappointing, as the accommodation we received was substandard, more comparable to a ******* than the luxurious showroom presented during our upgrade presentation, more in line with a ******** branded property. Despite countless attempts to book vacations, we consistently encounter complete unavailability, forcing us to resort to booking through ********************** and paying additional out-of-pocket expenses for our vacations. Our frustration has been compounded by the dramatic increase in maintenance fees, which have doubled since we became owners. During the sales presentation, we were explicitly assured that any fee increases would be nominal. This misrepresentation, along with others, has significantly impacted on our financial planning and trust in the entire ******** organization. One of the key factors that influenced our upgrade was the promised access to ****** Resorts and cruises at Member discount rates. We have since discovered that no such ****** benefits exist, and the salespeople completely fabricated Sheraton's alleged affiliation with *******Maybe we should be talking to ****** about how they are being name dropped as a benefit.

While we cannot guarantee availability at any of our resorts, we recommend reserving your stay 12 to 13 months in advance, depending on your owner benefit level, for the best booking experience. Although ****** is not part of our program, you do have the option to exchange your ownership through **********************, which is owned by Marriott Vacations Worldwide. This would allow you to trade into ****** Vacation Club or the cruises you mentioned.

      Owning a timeshare with Vistana has been one of the biggest mistakes weve made. We were promised so many incredible benefits during the sales pitch, but the reality? Its been nothing short of a nightmare. How can a so-called "dream vacation opportunity" cause so much stress and hardship?This ownership has become a massive financial burden that's draining us. The price were paying is ridiculously high and offers no value. We were told we could exchange unused points every year through ********. That was supposed to be a great feature. But in practice? Its an overwhelming, chaotic mess. Nothing works as advertised. It feels like we were sold a fantasy that never existed.Its heartbreaking that we cant even afford to take our child on vacation because of the financial hole weve been dragged into. How is that okay? The price that we are paying for this timeshare is extremely elevated for a normal vacation. The fact is that we could find better vacation alternatives for cheaper price.Vistana has taken what was supposed to be a joyful experience and turned it into a source of ongoing frustration and regret. I wouldnt wish this situation on anyone. This timeshare has brought nothing but problems, and its clear that ownership with Vistana is not the "dream" they sold us. Its a nightmare we cant seem to escape. We have requested to cancel and they refuse until it is paid in full. No matter that they lied to get us into it and it is a burden, as long as they get their money is all they are concerned about. Dont get involved with this company!

You also acknowledged the 10-day rescission period, during which you had the opportunity to review your purchase documents and either proceed or request a cancellation for a full refund. Since you did not exercise your right to cancel, the purchase was recorded and is legally binding. If you are not satisfied with your purchase, you have the option to sell it on the external market. Should you choose to use a timeshare resale company, we recommend evaluating the company first by asking for references. Additionally, you can find information regarding the resale of vacation ownership from the American Resort Development Association (****) online at ************.

      Ive stopped payments on my timeshare because I cant afford it, and it hasnt lived up to the promises made when I bought it. It was sold to me as an "investment," with assurances that I could rent it out for significant returns. However, when I tried renting it, I earned far less than expected. For instance, I was told I could rent the Presidents Day week for $8,000, but I only made $2,100. I was led to believe rental income would cover maintenance fees and leave me with a profit, but that hasnt happened.When I made a second purchase, things became even more confusing. I felt pressured during both transactions. The sales team continuously lowered prices, added incentives, and insisted I couldnt leave the room or take time to think. The first purchase took me all day to finalize. The second time, I spent 4 hours at the presentation, went to lunch, and returned to complete the paperworkturning it into a 5-6 hour ordeal.The promised value simply isnt there. Booking has been a constant struggle due to limited availability, tight deadlines, and overly complicated processes. Its been rare for me to book what I actually want, leaving me frustrated and disappointed.When I reached out to ***** at Vistana for help, she told me Id have to pay off the timeshare in full before theyd assist me. This entire experience has been financially draining and incredibly disheartening. Its not what I was promised, and the stress has been overwhelming.

      Vistana is the ugly step sister of the ********************. Before the merger it was difficult to get ****** properties. Nothing but excuses as to why, In total, they sell more points to properties then they have room for, making promises that never come to fruition. And, they are still selling points now. Now that ******** has taken over it is worse as they save some inventory for ******** club owners so even less property is available. They promise that if you buy more you get higher opportunity, but again property is never available. Today I called at exactly the time on the second, and multiple properties are already filled. Recently property was not available through points that I could rent per night for cash. So they take your owner fees, then rent out your property. It is difficult to understand how this does not rise to RICO ********** However the pages of carefully worded contracts leave no relief to the buyer, so PLEASE don't purchase anything from this company (Vistana associates or ********) for any reason. Someone is getting these properties, and it is difficult to believe that it is not an inside job.

To increase your chances of securing a reservation at a specific resort, it is best to book during your available booking window when inventory is released. However, please note that this does not guarantee you will receive the specific room and dates you desire, as other owners also have the ability to reserve during this time. If there is no availability, I recommend asking the owner services representative to place you on a waitlist for your requested dates. Regarding availability showing as a paid rate or *************** points, owners have the first right of usage. However, owners also have the option to trade their ownership for *************** points. When this happens, the availability becomes open for Marriott Bonvoy points usage. Similarly, owners can rent their ownership through Marriott Vacation Club and receive funds for renting it out, making the rental availability open for nightly rental.       We deeply regret ever purchasing a timeshare with this company. One of the main reasons we bought it was the promise of flexibilitybeing able to use our points (Star Options) to vacation at different locations. However, we quickly discovered that most of their other locations are unavailable at our points level for the same amount of time as our home resort at ********. The only way we can get a 7-day vacation is by using our home timeshare, which completely defeats the purpose of what we were sold. During the initial presentation, they assured us we could enjoy a 7-day stay at any of their locations, but that turned out to be a complete lie. To make matters worse, our timeshare is fully paid off, yet they still refuse to let us out of the contract. This has been an incredibly frustrating and disappointing experience, and we would strongly advise others to avoid doing business with this company. 1 star is too generous.

      If this is a decision made by the *******************, why are most owners unaware of the increase and opposed to it? Who exactly makes up this association? If we pay our fees to you, why dont you have the authority to put an end to this? Once again, no one in your company is willing to take responsibilityjust shifting the blame.       I initially purchased our first timeshare before 2018 in *******, *******, through Vistana/Marriott/***. In January 2019, we vacationed in ******, ******, where we were persuaded to purchase another timeshare with the promise of lower maintenance dues, more points, and the merging of our fees into one membership at full price and the second at half price. Unfortunately, this never happened, and our fees were never merged.We were also never informed that we needed to call by a certain date each year (or every other year) to roll over our unused points. When we discovered this, we were told we had to pay an additional fee to save the points we had already paid for. The Mexico timeshare was on an every-other-year point disbursement, which added to the ************ May 2022, we visited ******* again and were told we needed to attend another meeting. We went into it determined not to buy anything else, but we were once again convinced to purchase, with the promise that everything would be merged into one maintenance fee and one membership fee. We were told we could get rid of the Mexico ownership, which had the every-other-year point disbursement, for easier management. However, we were not informed that the points still had an expiration and required additional fees to ********, we realize that we signed two new contracts that were not properly explained to us. Our original $30K timeshare has now ballooned to over $100K, not including the ongoing maintenance fees and membership dues for two contracts. When we try to discuss this with the sales team, we find they are rarely available, and we were told we could rent our timeshare to offset costs, but this also comes with additional ******* this point, we feel overwhelmed by the hidden costs and lack of transparency throughout this process. We have been trying to cancel our contracts with Vistana/******** for over a year now, all we get back are scripted emails. They are LIARS!

      When we signed our contract in September of 2004 with Harborside at ******** Development Limited (now Vistana), we were made many false promises. We quickly learned that there was no truth behind the promises, as we endured hours-long aggressive sales pitches. We were asked to wait even longer for another sales agent to prolong the process into a 3 - 4-hour long sales pitch. Another alarming misrepresentation of the timeshare is the ever-increasing annual fees. Weve experienced an aggressive 50% increase in fees over 4 years. We were never informed this fee was always increasing and perpetual in nature. Consequently, within a global pandemic, when no one was able to book a vacation, we were still required to pay the maintenance fee. We were told the resort would be private but came to find out that it was not. We were never informed of the interest rate on the loan. The financial malfeasance is at an all time high with this company and the deception used within the sale department is astounding.

      I deeply regret my decision to purchase a timeshare with Vistana. Two years ago, as a single mom, I was sold on the promise that this would not only provide wonderful vacation opportunities for my children but also function as an investmentthat I could rent it out and make money. Sadly, none of this has turned out to be true.I later upgraded my membership after bringing my partner on board, thinking this might improve our ability to use or rent the timeshare. Unfortunately, it didnt. Despite the upgrades, our experience remains frustrating, and the promises made by Vistana's **** continue to feel like empty lies.When I finally decided to cancel, I emailed Vistana, hoping for a resolution. They offered me a Deedback option, but heres the kicker it required that the timeshare be fully paid off first. This solution is an insult since the reason I want to cancel is that I'm not getting any value for what Ive already paid. Why would I want to pay even more just to hand it back?This entire experience has left me feeling betrayed and angry. If youre reading this, consider this a warning: do not fall for the sales pitch. The promises of vacation flexibility and rental income are just a scam to take your money. Learn from my mistake and steer clear of Vistana.

      ****** ***** Back in 2003, we first entered into a contract with Vistana at ********** during a trip to *************** in the *******. We were genuinely happy with the location in the ******* and had positive feelings about the company, even though it changed ownership multiple times and we seemed to meet a new salesperson with every annual visit. Now, were facing some issues. Its become increasingly confusing to us that ******** is the current owner and not Vistana. The property we purchased in ******************** a loan balance of $33,676, for which we pay $735 per month. We want to get rid of it because our health and financial circumstances have changed significantly. We want to let go of the other two Harborside timeshares as well. While theres no loan attached to those, were reluctant to keep paying the ongoing HOA fees. At this point, its no longer feasible to maintain all these properties or to pass on this financial burden to our two children and grandchildren. While the salespeople have always been kind and polite, weve come to realize that this arrangement no longer fits our needs as we grow older, both in terms of health and our financial situation. We have requested that they take back these timeshares and cancel the loan on the 1 contract. We dont feel like were asking too much considering how much weve paid to date.

      I am incredibly upset about my experience with my timeshare, which I haven't been able to use for the last five or six years. As my mother's primary caregiver, I faced major obstacles in utilizing the timeshare, and now, with my own dementia diagnosis, I struggle to remember the details of this property purchase. The reality of my ownership only manifests through the ongoing payments I make with the help of a friend. I feel I was misled during the purchase, as I was deceived and pressured into believing in false promises of rising investment value, easy resale, and rental opportunities. The supposed "60-minute meeting" turned into an exhausting three to four hours filled with high-pressure sales tactics from various representatives, including a supervisor and manager. I wasn't informed about the annual increase in maintenance fees or that my "special deal" was only valid for that day. On my fixed income, these rising costs are draining my savings, jeopardizing my hopes for a comfortable retirement, and causing financial stress. My desire to use the timeshare has faded, and I feel trapped in an arrangement that has become a heavy burden. **** B
