    We rented a property in Panama City Beach from this company. We paid a deposit of $643.77 on April 1. Our balance was scheduled to be paid on 9/7 but never occurred. I began to reach out. Emails were shut down. No one answered the phone. I have been trying to reach them to settle the situation one way or another for 2 weeks. Today their phones were disconnected completely. Many others have posted reviews online with similar or worse experiences. What can be done to get the deposit back on the rental we can no longer get?

    We reserved a rental property on 1/6/23, for a rental period of 9/10/23 - 9/23/23. We were confirmed for a total cost of $2,261.40 and paid a deposit of $565.35 on 1/24/23. On 8/10/23 we received a confirmation email indicating that our reservation was in place and that the balance remaining of $1,696.05 would soon be drafted. On 8/15/23 I phoned their office, where Stacy ******* informed me that our reservation had been canceled.   I was told that the owners of the rental property were down “a couple of weeks ago” and insisted that the property was to be pulled from all rentals immediately.   I asked why I wasn’t informed of this immediately and was told, “They tried to reach you a couple of weeks ago”.  My phone logs show a single missed call from the 850 area code on Friday, 8/11/23 at 6:42p EDT, with no voicemail left.  I asked why a refund of my deposit hadn't processed. I was told that a refund “could be done”.  I found that Andy Holloway was the sole owner was given a direct phone number for him. My phone call and voicemail on 8/21/23 to Mr. Holloway went unanswered. I had emailed Stacy ******* on 8/18/23 asking if they had a contingency plan that included alternate accommodations. Ms. ******* responded on 8/23/23 with a property that was unacceptable. When we requested a refund on 8/25/23, Ms. ******* indicated that they had suddenly discovered another property was going to finish renovations ahead of schedule, which they would offer us. This was unacceptable and we declined on 8/26/23, repeating our request for a refund. I phoned and left voicemail, each followed by an email, twice on 8/30/23, twice on 8/31/23, and once on 9/1/23. None of the attempts to contact were successful, nor were they returned. I emailed again on 9/4/23 and phoned on 9/5/23. Currently, email are being shown as "undeliverable" to addresses that were previously working. No return phone calls have been received.

    In March 2023 we made a reservation for unit 55 at Ramsgate Harbour for July 21-24. We made a deposit of $402.88 on March 7. The remainder was due by June 21 per the email we received but was charged to our credit card on May 17 and was for unit 63. When we questioned this and stated we didn’t want unit 63 we were offered unit 8 for July 22-24, one less night than we had already paid for. On July 19 I spoke with Stacy because we had not received a door code and was told that due to construction unit 8 was unavailable. We were not offered any other units and I was told we would receive a complete refund since this was not our fault. To date we have received only $157.00 of the $1611.53 that we paid. I have emailed, texted and called numerous times. When someone does answer the phone I’m told the refund request was sent to Accounting and she will check on it.

    On 11/26/22 we reserved a condo with this company and paid a down payment. Our rented dates were from July 8th thru July 15, 2023. In January we received an email from a Stacy ******* stating that Ramsgate harbour 7 sold and was unavailable. We were moved to Ramsgate 15. The final payment was taken out in May. The total amount paid was 2,934.31. On July 6th I made contact with Stacy ******* due to receiving new contracts for other condos we did not rent. She stated that Ramsgate 15 is no longer available. We were devastated. I asked for a refund and was told we would receive it is 5-10 business days. It is now July 20th, I've attempted many times to make contact via emails, phone calls and leaving phone messages. After reading the other complaints, this is a criminal company that obviously does not care about costumers or just being a good human being. Their lack of communication and customer care is astounding. There is enough of a history with this company to waiver felony theft charges against the owner Mr. Andy Holloway. All of the receipts, attempted phone messages and emails are included. If there is anything else you need please advise.

    Rented a condo for vacation pictures showed one condo was placed in another. Second one was nowhere near the quality of pictures showed online of first. Really nasty and worn. after many complaints company moved us to a second location. We went from ground floor to 19th floor of lesser value. Company offer to refund difference in price it has been thirty days and they are not taking my calls now. I have pictures for the proof.

    In August 2020 we bought a condo through Beach Beach Realty, and were recommended to use BeachyCations ( aka Emerald Waters and now known as Coastal Sunshine) as our as our property manager. We loved the realtor, so decided we'd take their advice. At first, Andy Holloway was helpful, but he never followed through with promises or taking care of things promised. It was a nightmare from the start and we found out quickly that they were late to pay us our portion almost every month I had to call the them reporting that my deposit wasn't made. They always blamed our bank. Our condo wasn't cleaned properly, but we were overcharged for everything. After one year I decided to switch property managers because of their poor service. In the meantime, the market went up we decided to sell. Our property sold rather quickly, but It took months to get our final payment. I was, however, happy to be done with them. Today I get an letter from Bay Co that this company never paid our taxes on our behalf, and they have made several attempts to contact the company, to no avail, and I'm responsible. They withheld my taxes, but never paid them. Although, I can't say I'm surprised after the way they treated me when they owed me money, I cannot believe this manager is just allowed to start a new company under a new name and get away with this. Save yourself the hassle and headache and avoid this company and manager no matter what they change the name to. It appears that they still aren't able to provide a good service based on reviews.

    This company leases my house and stopped paying me back in January 2023. The owner gives constant excuses to the late payments. He still owes me $5k. This company has been going under for the last year and stealing money from other owners and service providers to pay their own bills. I cut ties with them in Apr after a couple months of no payments, and still have not been paid. The company is now sole run by Andy Holloway and has been out of town most if not all of this year. It’s nearly impossible to get ahold of him because he dodges calls from everyone that he owes money.

    We booked a condo through Vrbo in Panama City Beach Florida from April 2nd to April 7th. Prior to our stay, and per the agreement, we were to be charged our final payment of $1,691.98 on March 3. Instead, the management company Beachy Cations—or what may also be Coastal Sun Property Management, took the funds on February 28th. 4 days early. We incurred late fees due to this early withdrawal. I immediately called and emailed with no response. I emailed at 2:41pm ET and also called multiple times with no option for a voice mail since the box was full. My email wasn’t answered until 10:44am the next day. No refund could be made, it was too late—the money was taken. The only way to make it right was by offering an adjustment to our daily rate, which would come in a later refund. The adjustment turned out to equal $126.65. It was also stated that this would be processed 7-10 business days after our check out date. That was April 7th. It’s May 5th. Still no refund. I’ve called, I’ve emailed, no one is responding. This is absurd. First, they took money earlier than agreed upon and second, after promising a refund to make it right, they’ve gone silent.

    On November 28, 2022, we booked a condo through ****. We paid an initial service fee to **** ($246), and separately our first payment for the condo to the property management company, BeachyCations/Coastal Sunshine ($574.74). In January we cancelled this reservation (still within the 100% refund window). Immediately, we received the **** service fee refunded back to our credit card. However, this property management company has not refunded our $574.74. I have had countless attempts contacting them via email, phone, even working with **** to intercede on our behalf. Stacey (manager) either doesn’t answer the call or email at all, or she just says she will “check with Accounting about it.” It has been 3 months now, and they have essentially stolen our money.

    We used this company to manage a long term rental for us. Theh do not return phone calls or any form of communication. They will only release earnings if you have asked them for multiple weeks. The company has changed names multiple times so we wanted to stop using them because they are unethical and unprofessional. They are withholding our tenants deposit and will not answer phone calls or emails.

    The basis of this complaint was false from the start!   The partial deposit paid by the tenant was paid back to the tenant.   ******* ***** and her husband ****** interferes with the transition by bringing themselves into conversations with the tenant, their new property manager and accused us falsely to other business owners and then threatened litigation on FALSE subjects therefore all communication was stopped with them.
