My wife and I purchased a new home from ******* Homes in August 2021. Coastal Insulation is the contractor who was supposed to have installed attic insulation according to standard building codes and local requirements. Insulation depth was required to be at least 13 inches to achieve a value of R38. In fact, Coastal only installed it to a depth of 6 inches. After discovering the discrepancy in January of 2022, we notified the builders warranty company who went back and forth between us and Coastal insulation for months, with Coastal continually refusing to come and add the missing 7 inches. They finally did so, grudgingly, on 3/28/2022. I had brought to their attention on several occasions that with the insulation depth at 6 inches the attic vent baffles were indeed at the top of the insulation level, however, when new insulation is added, the baffles need to be extended to comply with current building codes for that item, as they were supposed to be in the first place. They ADAMANTLY refused to do that during all conversations with them and their representatives. Their excuse was that the baffles were at the top of the insulation when it was 6" deep and that was code and so they would not extend them if/when more insulation is added. After installing another 7 inches of insulation to bring the level up to the initially required code depth, they refused to then extend the baffles leaving them well below the top of the insulation level. The result is, 1) a clear violation of the building code, 2) Because insulation could not be blown close to the low vent opening, it is tapered resulting in far less than the required 13" depth around the entire perimeter of the attic space, and 3) Since we have already paid full price for the house, we paid, in good faith, for attic insulation and vent baffles to be installed properly and according to existing building codes. This has not occurred leaving us paying for something we we did not receive.
