    This is the worst builder! Save your money! We have one wall that leaks. For how long no one knows. It could be a slab issue or wall leak. They blame it on a bad hurricane season but wont do anything to find out the issue. The home was under warranty. We have over a $700,000 home with a chefs kitchen that needs replaced in less than two years. Project managers do not supervise subcontractors adequately. During construction our sliding doors were left open to elements on numerous occasions. Quality is severely lacking. The home you get compared to the model is not the same quality even if you upgrade to what the model has. We got the spec files from the ********************************************** model from the sales woman. We used it to design the same home in another area as we wanted that model. Numerous issues with upgraded bathroom sliding door. It leaked, was taken out several times and still not correct. Project manager actually asked us why we decided on this shower door he had never seen one before. Come to find out non of the installers they sent had put one in either. Our table attached to the island has a bump underneath. Project manager said no one will notice and would not fix. Our garage door leaked. Found a dent under the seal which was not visible at walk thru. They fixed seal but, panel is still dented and they would not fix. ******* has cracks they would not fix. Upgraded to level 3 dovetail kitchen drawers and they were all broken and stapled. ********** did correct some of this. We had a leak in the upstairs bathroom due to bad shower head installation by plumber. This caused a leak behind the wall which we had to fix. Upon opening the wall to fix the leak a beer bottle was found. This tells you how often the project managers supervise. Maybe we would not have these issues if workers were not drinking on the job. They talk to you like you dont understand not knowing my husband is an engineer and used to be a Seabee. So many more issues not listed. Stay away!

    This is the most horrible builder I have ever had out of all the builders we had for our new houses. We found major concrete slab moisture in the entire house that caused LVP flooring to fail with a lot of defects. Windows are lowest quality and had heavy condensation from the humidity created by slab moisture and also cold air draft due to improper sealant and installation. One of the shashes has holes and sunlight is coming through. Whole entire sewer drainages are not sloped properly (but inspection passed) causing wasted water to sit in bellies throughout the entire house. So hired an attorney and sent out a demand letter. Unbelievable response. All they are offering is bandage repair. The entire house has moisture but they only offer sectional sealing which would cause more issues and they don't even know what kinds of issues will come along. Sectional seal is going to cause more issues making the concrete slab compromised through the unsealed areas which will damage structure. This indicates they don't even research but just want to save their expenses out of their pocket. Even sewer lines, they are not doing entire house but sectional while video snake for sure proved entire house drain pipes need to reinstall. It took about a year to even get their incomplete and unreasonable response. Weve been living on bare concrete for about 4 months and are still not sure how long we should live in this crazy and inhumane condition because they are refusing to make it right. We need our house back to normal which we paid for! We didn't buy the house on clearance! This builder won't make anything big issues right to save their expense. They will do only for the issue their subcontractor will be responsible! They are not ethical or moral! They just want to make money. Someone who knows what to do with this kind of builder, please help me and contact me!

    I purchased a Homes by ******* and a year and five months in, ** still having issues that were known at closing or shortly thereafter. The list is long, but it is not comprehensive. It started with not being able to get them to do my 30 day walk through. The first time I was successful in getting someone from ******* in my house was a week before the end of 12th month. There were multiple tile issues, when they finally fixed the tile a few weeks ago they used the wrong color grout. I still have cabinet drawers that dont work in the kitchen and pieces of the light rail in the kitchen that have still never been installed. The driveway releases a white powder that tracks everywhere and needs to be sealed. I still have blue tape up in the house for things that need to be fixed. *** had a leak in a wall upstairs by the laundry room that flooded through the ceiling and soaked a bed and the carpet in a first floor bedroom. It only happened once, and no one has figured out where it came from. And much more. The thing is they dont dispute anything, save one thing, but they still dont fix it. The grass has been awful since I moved in and since that was November, they said it was just the time of year and everything would grow in. My mistake was not having that written down so now they claim its a warranty thing and grass is not covered. Even though *** complained about it since before closing. There are more things, but this gives you an idea.

    They like to do a bait and switch to get clients under contract and then charge them thousands more for their mess **** Just ridiculous that they would treat a disabled veteran this way. Will definitely not be recommending any future clients to work with them.

    I never expected to buy and build. 640K fixer upper. Paint on floors at move in. Floors uneven, vinyl plank peeling up. ***** falling off the side of the house and told to repair is not covered by warranty but will do it one time as a courtesy. Multiple cracks in walls and ceilings that I noted during my walkthrough and no one wants to address. Grout is cracked where countertop meets tile backsplash. ************ says not their problem and countertop company says not theirs. I cant get an answer from warranty as to who covers it. I have already had to replace the microwave. The cooktop was installed crooked. Bathroom faucets do not line up. One is further back than the other. EVERY SINGLE kitchen cabinet has had to be repaired. The model homes look pristine but understand this is not what you are going to get. Please do your research and be prepared for delays and excuses.

    Our community HOA has taken over from our developer (Homes By West Bay). I have seen my share of unprofessional turnovers over my two decades of military and civilian experience but West Bay have, by far, been the absolute worst! Everyone the West Bay hired from landscaping to the management team were...and still are...the exact opposite of honest and effective professionals. The latest of ever-growing issues is the failing sewage pumps (of which the new new HOA knew nothing about because there was no efficient turnover). Our community currently has the reserve funds to hire a contractor to help resolve the issue but West Bay and their management company (Governmental Management Services) are refusing to release the reserve funds to our new management company. Sewage is literally backing up to the homes and the smell in the neighborhood is horrible! Governmental Management Service (who has changed their name multiple times) stopped paying the sewage pump maintenance service months ago without the board's knowledge. I have tried to reach out to West Bay executives and old board members with no response. All that is required is a bank closure letter but West Bay and Governmental Management refuse to provide it and simply are enjoying seeing the families of our community suffer daily! We have involved the attorney but it should not have to go this far just to do your job. I am sure West Bay will try to "punt the ball" (a military term for constantly making excuses instead of solving the problem) and blame the management team that was suppose to handle everything but West Bay hired these crooked idiots...take responsibility. In addition, their members are on the old account and any of their signatures could easily release the funds our community has already put into reserve with their hard earned money! I am not sure if the BBB can assist but it would greatly be appreciated if they could. V/r, Ridgewood Estates Community

    Hello to all who is reading this and has not gotten under contract with homes by West Bay yet. Let me start off I saying that they do have a great customer service team, their process is easy and very personable, you actually feel like an individual and not just some random person who is buying a home. They make you feel like family. However, if you are not under contract but you are about to be please take the contract to an attorney and have them review. Everybody knows that with the rising interest rates in today's market that the real estate market is very unpredictable. So interest rates can rise and keep rising; So if I was a lender I will probably suggest a rate lock upfront, in case I have a customer who does not know anything about a rate lock, because let's face it everybody does not everything about everything. By the time we found out about a rate lock the interest rates had already risen almost 2%. I asked the builder if my loan is denied due to Interest rates rising, will my deposit be at stake and be able to be kept by the builder; the builder replied with yes we can keep your deposit, because rising as rates is at no fault of ours Well guess what it is at no fall of the consumer either. So to make a long story short I am seeking a litigation attorney, to see if I can get all or some of my deposit back. If you don't mind gambling with your money and having the contract say one thing but being verbally told something else then go to West Bay homes. Oh yeah to highlight the contract saying one thing and being told something else verbally, our finance contingency states that if denied prior to closing we can get refunded, but the builder said this is not true after 45 days the deposit is locked and the part about any time prior to closing it's just something they have to put, but it does not mean that we can get our money back. ITS IN WRITING that we CAN, unbelievable. I'm glad I fought for my country, to have my money taken, good luck to all.
