    My application start date was on September 28, 2024 with the move in date of November 1, 2024. During the initial application process, I was asked to supply addition pay information which I gladly sent. I called office and inquired if this extra documentation was received. I was asked if I had a co-signer. There was never a mention about that our application was denied and it was necessary to have a co-signer to move into the apartment complex. I inquired about the application once again on October 18, 2024. I spoke with ***** from the office @ Garden Grove. ***** notified us verbally that the apartment #*** is no longer available. I explained to ***** that I did have a co-signer and was abruptly told we did not make enough money. ***** told me that we needed SIX TIMES the amount of rent to quaify, in a very unproffessional manner, I have called the office several times in the past few weeks and was continuously told that the manager ***** was going to contact me. I never was contacted by a manager or assistant manager informing us any information regarding our application process. I emailed the leasing office and asked for a manager to please contact me and verify the current status of our application and please confirm and verify we were told the correct information.I have not received anything in writting about the reason of denial of our application. This is very disturbing and disappointing. I have no contact information as to whom I need to speak to regarding this matter. I understand the nonrefundable fees for application for 1 individual family of 3 people. I would like to have a refund for the pet screening fees of $50.00. Since the management company knew immediately we did not qualify to rent at Garden Grove Apartmets. The information should have been told to us and we should have been notified in a timely manner. We should not have had to continue with the pet screening ********** money has not been refunded for this.

    This place has had severe termite infestations for at least 10 years (according to reviews and speaking with long term residents). They have no plans to fix the pest infestations and will not respond if you inquire about any plans to address the issue. It was a huge mistake to move here and I'm shocked at the condition and inattention to basic cleanliness. It's also overpriced and not a safe place to live. I wish I could add pictures here so you could see the extent of the pests. I've even caught a mouse and roaches.

    We have addressed and have a termite/pest control treatment/subterranean plan in place since 2013 for any apartments for any termite and pest control activity/rodent activity. We have programs in place and all services are treated immediately. 

    Please keep in mind all concerns are the up most important to Management and have been addressed. Rest assured we continue to keep up the requirements to stay in within are warranty on all services since 2013.

    **************** was given the offer to terminate without penalties on 5.5.2023. We have addressed and continued customer satisfaction with **************** throughout her residency. Regarding rental rates Ownership and Management due a thorough market analysis on all sister properties. The rental rate reflects the current market.

    In regard to the cleanliness Management and Ownership have a contract in place with a cleaning company that works onsite Monday through Friday to clean all common areas including entries, breezeways, stairwells, trash areas etc. They do a wonderful job keeping the areas clean. We also have an onsite team of 5 to take of all concerns Monday through Saturday 8:00-5:30.

    This response is absolutely untrue. At no point were pests addressed and all work orders ever placed were all closed without anyone ever doing anything. Definitely the worst place I have ever lived and I am beyond grateful to be out of there. My review was simply a warning to others so they have factual information not a sales pitch. I'm disappointed in the response but not surprised. I have photos of termites, damages caused by termites, and other pests spanning the entire length of my lease, including the day I moved out. I wish this community would find some honesty and integrity, but it doesn't seem likely. Pray for them.
