      Liquid property group offered to buy my property. After many texts, a few emails and phone calls, i signed a contract. They supposedly opened up escrow but has failed to give me the escrow company contacts or any other info. I have had almost zero contact with them. It has been several weeks. I have called and text my rep many times. I have left numerous messages with the answering service. The actual company never answers the phone. I feel like this is a huge scam. Terrible way to do business.

      They agreed to buy 4 ac. of land for 20.000.00 and would take ninety days to close. The day we sign for them to start they listed the land for *********. When it did not sale before closing date, they send me a letter saying the land did not fit their needs and the deal was off. This is misleading and we had others interested in it, but we could not proceed as we signed a contract with them.

We always want our customers to be happy when working with us and thus we are sorry to hear that you feel like you have been wronged in any way. That was never our intention and our contract states very clearly in bullet points what our intentions are in regards to purchasing your property. We are very sorry to hear that you may not have read it completely but we try our best to make our 1 page contract very clear and transparent to help prevent any confusion whatsoever. Once again, we want everyone we work with to be pleased with our service but in the rare instance that the land doesn't fit our needs we then have to use our right to cancel as per the agreement that we both signed. We buy thousands of properties a year and yes it was very unfortunate that your particular land purchase did not work out because we lost valuable resources as well trying to purchase the property. We wish you the best and hope you understand we were not trying to mislead you in any way at all!

      Hello again, first off I just wanted to thank you once again for taking valuable time out of your day to share your thoughts and concerns. In regards to your rejection I believe this goes back to your original complaint and my original response in that we do not believe it is our fault that you did not read the contract. I believe your rejection to our response says that we should have stated that we can try and market your property for profit, but yet that is exactly what the contract says that you and our company signed. I have attached a screenshot of the bullet points that clearly justify our position and once again, shows we did not try and manipulate you in any way. We are very honest with our customers and 99% of them are very pleased in working with us. We are sorry that your property was one of the very few that just does not fit our needs at this time. I hope you take a moment to read the bullet points in the screenshot attached and that this reminder of the contract we signed will make you think differently about us. Hope you have a great day!

      DO NOT do business with the scam of a company, they rush you into a contract, I was mislead into signing the contract do to them having a buyer waiting for me to sign to get it, well its been weeks now and nothing, I want to cancel but cant which is ridiculous read your fine print people, I will next time, but they can cancel anytime they want, they only want to purchase your vacate land to up the price so they can make a killing off of you, which is illegal in the ****************** to do that, there supposed to be buying it as stated in the purchase agreement, its been a missable experience, and I dont want other having to go through it

      Hi *******. Thanks so much for taking the time out of your day to share your feedback on the BBB. I think you said you made this complaint to help other customers asking them to read the fine print. I think we can both acknowledge that our agreement doesn't have any fine print and it is a simple 1 page document with several bullet points. I'm guessing your complaint comes down to having second thoughts about selling your property but as you stated, we both entered into an agreement. That agreement is very clear and transparent so we are very sorry that you didn't read it thoroughly before signing. I also realize you have been in discussion with **** who is on our ************ and have shared your frustrations with her as well. Please understand that every land purchase we make differs in how long it takes for us to close. Some are very short and some take as long as the the contract allows. We will provide any updates as soon as we have them but once again, we are very sorry to hear you that you may not wish to sell anymore and hope that you understand our position. We are hoping you will be pleased when we get to the closing date on the property. Thanks.

      I am rejecting this response because: This company is down right a corrupt company, whenever you send the facts they wont answer there email, theyve done blocked me from calling them because they cant bs me, Ive caught them in so many lies, even started off lying to me, **** that works there stated to me not once but twice that someone was really interested in the land which many weeks has past and the land is not sold, and the test they say they do they dont, because on a business stand point why would they do this twice, because just a couple of months ago they had it so why didn they do it then, and to even do a test the land has to be marked out with flags where everything goes, this has been a disaster

Any of our customers that work with us on multiple sales are great examples of how hard we work for our customers. We are aware you are anxious to sell your property and I have even been notified of how you said you are going to send dozens of emails and calls to us PER DAY until the sale closes. I also saw that you tried to make duplicate complaints on the BBB that were blocked unfortunately. As I stated in the response to your original complaint, that you actually responded as being a satisfactory response by the way, our agreement is very straightforward with no hidden details at all. We have an agreement to buy your property and as I also stated before, every land purchase we make takes a different amount of time than than another to close.  I can't thank you enough for your interest in working with us a second time around and trusting us with the sale of your property. We also thank you for taking so much time out of your day to reach out to us seeking updates on the sale of your land. We buy thousands of properties a year and our agents are super busy so please don't be offended if we cannot answer all 11 e-mails you sent over the past weekend or any of the other emails you send each day. Reaching out to us that many times will definitely not merit the normal response time that we typically give our customers. However, we will contact you when we have any pertinent information to share and we look forward to hopefully having a closing date to share with you in the near future. Have a great day!

      This is bogus, Im not anxious, Im tired of being lied to, this land was supposed to close within a week, Im not a happy customer Im very disappointed, aggravated, this has been the worse experience ever, yall mislead by saying it was going to close In a week, which I shouldve known that it wasnt true, I didn mean to click the satisfactory link, there was supposed to be test done the last time that yall had it, and ******************* cant seem to provide where yall even put In for the test so that was a lie to it seems like, I just cant wait to get out of the bs contract, I will spread the word on how yall are, Ive had lawyers, real estate personal tell me on how corrupt  yall really are, **** dont even know how to answer the phone, I guess yall are scared that you gonna get cussed at

      I was contacted by text message in mid September, 2022 inquiring about property I own in ******, *******, asking if I would be interested in selling. I had not put much thought into selling my property, but they were persistant. They promised a fast closing and a decent selling price so I decided to move forward. The text messages said we would close within 30 days but when I received the email from ***** on 9/22/2022 he had the closing date of 12/20/2022. I called to let them know that that was not as agreed and **** said that the December date was the "worst case senario" and to expect the closing to happen as originally agreed on October 19, 2022. I'm glad I saved all text messages. Fast forward to February 3, 2023 and we still haven't closed, and they are wanting another extension until the end of March. I took my wife's advise and did a little checking on Liquid Properties Group using the BBB website. I was suprised to see so many complaints and told them that I would not give them another extension and my property is no longer for sale. I immediately started getting text messages and emails threatening to "cloud" the title to my property and pursue a court appointed sale... In their "Purchase and Sale Agreement" it states that the sale on or before 90 days from the executed contract date of 9/91/2022 and we are way past that.

      Hi ********, we entered into contract to purchase your property. Unfortunately, as you know, when we ran your title we found out you had a cloud on it and we were unable to get title insurance. We agreed to pay an attorney for a quiet title lawsuit. This usually takes about 60 days but unfortunately your property's title issues were more complex than most and we needed more time. Since we paid over 3k in legal fees to fix your issues we mistakenly assumed that you would give us the extra time necessary to work out your property's complicated issues and still be able to purchase the property. This is the only reason we asked for extensions and you know that. Not sure why you're complaining to the BBB or anyone for that matter when all we have done is spend a ton of money trying to sort out your title issues and yet we were still unable to buy the property. This is a prime example of what people need to see when reading reviews on us. We are a company with integrity and work hard for our customers.It's very unfortunate you didn't ***** us the additional time that was obviously out of our hands in regards to getting the title cleared because as we both know, there were multiple hurdles that needed to be fixed with the title.

When I decided to keep my property you began to threaten me and threatened to force the sale of my property. Pretty poor business practice.       You sir have a property with an non marketable title and is not eligible for title insurance for the transfer of the deed at closing. In ******** terms it is a "Bad Title" and no one will purchase this from you at your desired price.


      Although we appreciate that you want to close as quickly as possible it is not LPG standards to purchase properties with bad titles. We did however hire a title attorney to handle all of the paperwork, filing of paperwork and costs to clear this title issue and you have backed out of the deal at the last minute after these costs have been incurred by LPG. The extension of the closing date was dictated by the Santa **** County, ** court system and not LPG. 


      As you can imagine, LPG is not happy that we have worked to clear up the title issues to your property and have incurred thousands of dollars in costs for you to back out and refuse to sell. Anyone reading this complaint will understand the perspective of LPG and their desire to purchase the property that we have committed to buying and that you had agreed to sell. You sir, agreed to sell your property and then backed out because of the timeline that is dictated by your local municipality. No threats were made regarding your property, only discussions that informed you that you are responsible for the costs involved and that LPG will look to recoup our costs that have been incurred. Again, any 3rd party reading this will understand the perspective of LPG as we went under contract to purchase your property at a great purchase price and then proceeded to complete all necessary steps to do so even though your property has a bad title. 


      We are known as the "Easy Button" when it comes to vacant land purchases and you sir sat back and allowed LPG to pay and work to complete the process of clearing up your title issues and then backed out of the deal.

      contracted per attached 8/12/22 to sell my property for 28k USD after I was solicited by the company. Per the text I specifically asked if they planned to just try to re-list my property to sell, and if unsuccessful cancel within the terms and was assured that was not the case...they were a developer and a " real" buyer. We moved forward, signed the seller agreement and then today 11/9/22) received the attached letter with NO detail that they were in fact cancelling the contract and not moving forward one day before scheduled closing of 11/10/2022. This company operates very shady, no contact numbers that work, only outside call center, and no access to the owner who hides knowing his practices are borderline against the law, and without question deceptive.

I am sorry to hear you had trouble reaching us but I do see that you did in fact reach ******* our closing coordinator. She shared a little bit of your discussion but we do realize you were simply frustrated.  I don't like any of our customers to be unhappy and this is the first time I've ever heard that someone at our office told our customer something that is untrue and will be looking into this further. Otherwise, our contract states very clearly that we are a for-profit company and that we may market your property. We make the contract short and transparent for a reason so I apologize that you misread any of it's contents. I'm attaching the contract to show we kept good faith on the agreement but unfortunately had to exercise our right to cancel. I hope you give us an opportunity to earn your trust in the future and once again, do not take it lightly if somehow you were told something by one of our agents that is not in line with our business practices. We sincerely hope you accept our apology if what you are saying honestly did happen.       I attached the text where your company told me in fact they do not re market properties, that you worked in ******* county and were familiar with property. YOU solicited me. You have my phone number and I have called and even texted you **************************. Amazing you react quick to BBB complaints, but can't pick up the phone and speak to a customer. Your business is predatory and the one woman who I did speak with said, " don't be upset, you didn't lose anything except time." In my world and in real estate TIME is the most valuable thing we all have, and your firms shady business does not fully disclose your intentions and should be shut done.

We appreciate you sharing the text dialogue because as I mentioned previously, we take our business very seriously and your statement that one of our agents told you that we do not market your property was very alarming to hear and is in no way something they should have told you. However, your text dialogue that you've attached confirms that our agent did not say what you mentioned originally. It in fact shows that our agent said "SOMETIMES WE WILL LIST THE PROPERTY to find builders in the area if we do not already have some local to the property, but this is a last resort. We have been working in ******* for a while so I do not think that will end up being the case here." This confirms that marketing your property was always a possibility and this is on top of the fact that our ability to market your property was always listed as one of the few bullet points in our contract that you signed. Also, your attachment of the cancellation letter is appreciated and shows that we did in fact send you a letter out of courtesy to inform you that we unfortunately had to cancel. Everything you've attached and we've explained should prove to you that we had no ill will toward you, we regret having to cancel the purchase of your land, and that we did not breach the contract that both parties signed. We sincerely hope you give us another chance in the future because contrary to the narrative you believe, we rarely have to cancel a land purchase. It is unfortunate that when it does happen, it's not an ideal situation for either party and that is why I understand your frustration. I've attached the contract as well just in case it helps in any way.

      Look at the numerous complaints just on the BBB. Your tactics are predatory, and you continue to act innocent. Where is my return phone? You had no issue calling when you wanted the listing. You and your business practices are not fully transparent, and I would advise anyone looking at doing business with you to RUN not walk another direction.

      My complaint seems to be in line of everyone else whose having similar issues with this company. My belief is this company is practicing deception , manipulation and unethical. I too signed a one page bogus contract which offered cash payment for property. They were supposed to put in escrow money, which they did not. Contract signed on 7/9/2022 with closing 10/9/2022. They.decided to cancel on 10/14/2022 5 days past the closing date. Similarly they tried to flip my property but were not able so decided to cancel. I think they should at least forfeit the escrow amount. I should have done my homework and looked at these complaints prior to dealing with this company. But hopefully when people read this theyll realize that this company is fraudulent. For those reading

      Hello ******, thanks for taking the time share your feedback. We are sorry to hear that you were not pleased with the outcome of our transaction but please know that we also wish your property would have fitted our needs. We spend a lot resources on due diligence but sometimes it just does not work out. We realize us cancelling can be a bit frustrating, but please know there is nothing fraudulent about our business. We have purchased thousands of properties since our inception and while in the rare occurrence we may have to cancel, that does not mean that we are unethical as you stated. Our contracts are very clear and transparent and it states plainly that the contract expires in 90 days. You called our 1 page contract "bogus" which is just another attempt to slander us but in fact our contract is anything but bogus. The contract states that we, the buyer, can cancel the contract at any time but also states that the closing is to take place on or before 90 days. Since we did not close within 90 days, the contract is null and void, thus cancelled. We only sent the cancellation letter you mentioned as a courtesy to you, the seller, to let you know the contract is now null and void. We apologize again for anything you misunderstood in the contract but please know we are not as you stated in your complaint, "fraudulent, deceptive, or unethical".  Once again, we have bought thousands of properties and have had overwhelmingly happy customers throughout. Sometimes the sale just doesn't work out and it's unfortunate that some customers like yourself choose to jump on BBB and slander us but the truth is sometimes a land purchase just doesn't work out for us. We're sorry again that your's happened to be one of the few that just didn't fit our needs as we had hoped. We hope you'll give us a chance to earn your business again if you ever decide to sell another property. Thanks again for taking the time out of your day to share your feedback.       it is interesting that this company had a quick response to a complaint. It is also apparent that they use a templated response letter, knowing they will have complaints against them. They use phrases like were sorry this; and were sorry that ; we did this and that , thereby putting blame back on the customer.  
      Im sure the last 18 complaints I reviewed against them beg to differ .

      I feel this companys tactics and behavior should be looked at by Florida corporate commission. Im certain a class action suite would be appropriate.

      Hi ******, once again, we apologize again that the purchase of your property did not work out. Let me say first and foremost that you and all of our customers are important to us. You said we respond quickly as if that is a bad business practice but we respond to positive or negative reviews promptly making sure our customers know they are important to us. Not sure why you would say we are using a template only because we always are compassionate to our customers and any frustrations they may have. We take any complaints seriously and make sure to answer them personally and always attach any of their documents so that the customer can be reminded of the agreement they signed. This isn't to put it back on the customer as you stated, it's to only to remind the customer of the agreement we both signed. None of this could be done using a template and just like you took time out of your busy day to give us your feedback, we also take time out of our's to respond to each customer personally.  But yes, we do apologize and show compassion in the rare case we have to cancel a purchase, because even though we were legally allowed to do so, we genuinely wish we didn't have to. We have purchased almost **** properties this year alone but it's frustrating for us as well when we have to cancel any land purchase we had every intention of buying. I have attached the contract you signed once again just to make sure you and the BBB see that we are very transparent in our business practices. We hope to be able to earn your business in the future and apologize again for any frustration the cancellation may have caused. Wishing you the best.

      On September 19, 2022 I signed a contract to sell my property to this group. BE WARNED, NO ONE WORKS IN THE OFFICE. This company is a fraud. There are no employees, the phone will only be answered by an answering service. No one will return your calls or emails. They will list your property before the contract closes, and there is nothing you can do. DO NOT DO BUSINESS WITH THIS COMPANY.

      Hello ****, thanks for taking the time to let us know how we're doing. Not sure if our emails are going to spam or a junk folder, but I am sorry to hear our emails have not been getting through to you. But I see we did in fact reach out to you on September 20, 2022 from the email address ******************************************************************* in which the final part of the message states:

      "In the meantime, Liquid Property Group will begin the process of completing our due diligence, including but not limited to, surveys, land determination studies, meeting with builders and developers, hiring consultants, meeting with county building/zoning, etc. As you can imagine, the process can take a bit, so please be patient. Do not be alarmed if you do not hear from us. Rest assured, we are just going through our process. As we get closer to your projected closing date, you will hear from myself, the closing coordinators, or our title agent with additional information.Thank you for doing business with Liquid Property Group!"

      I also see that you were sent an email from *********************************************************************> at around 8:54 am eastern time this morning that read:

      "Good Morning ****,This is ******* from Liquid Property Group & Im in the closing department. It came to my attention that you were looking for an update. Since we are recovering data from many outlets, it is very difficult to give you an in-depth progress report, but I will be the one keeping you updated from now on if there are any changes to this date or property sale. Were still as of now continuing our due diligence for the property and are still looking at a tentative closing date of December 17th, 2022.Hopefully you received the email below that was sent September 20th. It says in your message that you have never heard from us so I believe our emails have been going to the clutter or spam folder, so make sure you are regularly checking these folders in regards to this sale."

      It seems you are frustrated with the process and although we are compassionate to that and feel bad for any confusion you may have had when signing the agreement, this is why our agreement is very short, clear and transparent. It states in the agreement that you, the seller, grants us the authority to market your property in various ways including listing it on the **** It also states that we have 90 days from the date the contract was executed to close so we are still well within this time period and have not broken any part of the agreement. Lastly, one line of the contract reads plainly that only us, the buyer, can cancel the agreement at any time. I am attaching the agreement for your review once again. I don't know why you suddenly don't want to sell us your land but please know communication is never a problem. We work hard for each and every one of our our customers including you so please no that we are not a fraud as you stated and we have a group of amazing employees that work hard for you every single day. We are just getting past the hurricane and things have been a bit out of sorts but as you've seen in the emails above, we still have been in contact with you. If you have any further questions, please direct them to ******* at the email address above and she will be glad to help you. Thanks for working with us and I hope this message gives you some peace of mind that we are working hard on the purchase of your land.

They put you under contract, and attempt to sell your property while you are under contract. They are not a sellers agent, they represent themselves as buyers. That is why it takes 3 months to do their "due diligence". When it doesn't sell, they cancel the contract and you get nothing. 

      ************ is a fraud.

      Hello, we are sorry to hear you are unhappy with selling us your land. At this point it's obvious you feel you made a mistake selling us your land because you think you can get more money selling to someone else but I do not think it is fair to our company and our employees to continue to harass and slander us any way you can. We PURCHASED nearly 500 properties this year alone which we can absolutely prove if the BBB wants to see documentation.  How can someone say that we don't buy properties??? Thus we are in the hopes that the BBB will remove this complaint as it's absolutely 100% false. Additionally, we have now learned that you, ****, have been harassing one of our admins during this process saying that the company she works for is fake, etc. Also when the admin showed you proof of all of the emails we've sent you, you responded by sending her an article online of how to change the date of when an email was sent, as if the admin falsified an email and making it look like it was sent sooner than it was. This is harassment and only because of that, we will not be doing business with someone that treats our employees this way. We have now officially cancelled the agreement we had granting you what you have been after for so many weeks now.  I am attaching the original contract that shows very plainly that we were in fact allowed to market your property and that you were in fact bound to the agreement until we decided to cancel today. Hoping the BBB sees this and knows that we have not done anything wrong and then additionally that since we cancelled the contract we now expect this matter to be closed and hopefully REMOVED. This is a clear attempt to slander our good name over and over on this website and others in the hopes we would in turn cancel an agreement that she signed into because she thinks she can get more money for her property selling to someone else. We are doing what she has asked which is cancelling the contract but hoping the BBB sees this entire situation for what it is.

      Entered into agreement to sell vacant property at a specified price.Later understood that they intended to 'remarket' property while under our agreement (but before they actually purchased)Given this information, and that they had NOT listed the property in the prior 6 weeks, I asked if they wanted to terminate the deal.NO they said, we are still on for closing in early October.Nearly every week I enquired and they said the same thing - we are still on for closing.Today - they said they are terminating the deal. After LYING to me for weeks about wanting to continue they do this and I have lost several prospects.Is it too much just to be honest ? That is all anyone can ask. The complaint is poor business practices.

      Hello ****, thanks for taking the time in giving us feedback. We strive to make all of our customers completely happy with each transaction and of course we do not like to hear that you are not pleased with your's. We had every intention of purchasing your property but it turned out that it didn't fit our needs at the time. This is unfortunate for all parties including us because we did spend value resources on attempting to purchase your land. We are sorry that this was not ideal for you either but this is why our agreement states very clearly that we, the buyer, have the right to market your property in various ways and it also reads very plainly that we may cancel at any time. We made sure to cancel within 90 days of when both parties signed the agreement since we could not close within the 90 day window that the contract called for. So although we did in fact keep the integrity of our agreement, we do apologize for anything you may have misinterpreted in the contract. That is not our goal and that is why we make our contract very minimal with just 10 clearly visible bullet points. I've attached our signed contract to validate the things I've stated in response to your complaint. We apologize that things did not work out how you expected. Thanks again for taking the time.

      Where should I start? Complete nightmare. This company somehow got information to text us claiming they would buy our property and give us cash on hand immediately. Instead they lead us into a contract for 90 days with no way to get out of it. Even though we requested multiple times nicely. They put our property on Redfin and had a real state agent send potential buyers to our property unattended asking us for a tour! Wow extremely unprofessional. Not to mention they wont even put a for sale sign up. Theyre super lazy , unprofessional and rude. My husband and I regret even coming in to contact with these people. I only hope in the future that this review steers others in the other direction. This company is bogus and a huge joke. They offered us 192k for our 5 acres and then listed for 265k! They havent even had a offer they have it so high. I cant believe they actually got a business license.

      Hello *****, thank you for your feedback. We strive to make all of our sales as simple and easy for you, the seller, and our investors/builders and I am sorry that there was any confusion when reviewing and signing our 1 page contract. This contract that is still currently binding very clearly states in bullet points the guidelines of the agreement including line 8 where it covers DISCLOSURE and says plainly that "Seller agrees to grant ***** permission to market this property as necessary, including but not limited to local and national advertisements, real estate agents, multiple listing services (MLS), and any other venues they may choose." The contract also states that the purchase closing is to occur on or before 90 days from the executed contract date which was signed on August 1st, 2022 so we have just less than 30 days to close on the property. The contract says that we are a "for profit" company and that is why we try to sell the property for more than we purchased it from you. Listing it at $265 is just our way of getting your property and others in front of our nationwide group of investors and builders. We have not failed in any way on our end of the agreement and have not cancelled the purchase up to this point which the contracts clearly states only us, the buyer, may do so for any reason. With that being said, we are compassionate and very sorry to hear that people are randomly knocking on your door without an agent. That is not something Liquid Property Group would never do and thus, respectfully speaking of course, this complaint should be made to the real estate firm instead of us. We work hard to take care of our customers and that includes you. We have reached out to see if the agent listing the property knows why that is happening. I looked through your file and see you asked for more real estate sale signs and it appeared you were fine with us listing the property and were supportive. My only guess is that the potential buyers showing up at your door unexpectedly is what has changed your perspective and urged you to write a complaint about us using untrue negative remarks about our company but once again please know that we are not sending people to view the property without an agent. And lastly, we are sincerely sorry if there was any part of the agreement that was not understood when you signed off and I hope I helped clarify some of the things you made this complaint about.
