Our complaint is similar to the others listed here--Liquid Property Group sent us a Purchase and Sale Agreement, which we signed (electronically) and then ghosted us. They have an (extremely polite) answering service but never return calls or texts. Their website social media links just go back to the website. We believe the contract's 90 days are up, but aren't sure since they do not respond at all. At this point we'd just like an official cancellation so we can feel free to go on to sell to a legitimate buyer.Business response

Business Response /* (1000, 5, 2021/11/12) */ We send you a cancellation over 30 days ago because the property failed our field inspection. I apologize that you did not get it. If you would like, we can email it to you, but the contract has already been officially cancelled. I will have the cancellation emailed to you today and if the one in the mail ever shows up, you will already have it. I don't believe the property failed any inspection--it's a vacant lot, and there are developed properties around it--but I don't care! Yes, just email us the cancellation notice. We did finally receive a printed notice of our cancellation. Interesting note: I was checking Zillow and see that the property was listed for sale on 8/11/21, then with the price dropping three times before the listing was removed on 10/21/21. We never 'listed' the property for any price, so, as I suspected, Liquid Property tied us up with a never-executed contract and then tried to sell a property they didn't even own. When they couldn't get a high enough price, they ghosted us and let the contract expire.Initial Complaint

Mike T. company blew up our phone trying to purchase our property in Athens, GA. They asked for 90 days to close because they needed to get surveys, title work, etc. I told them it doesn't take 90 days and it can be done in 30 days. We settled on 60 days for $30k which was a fair price. The very next week he ran a real estate ad trying to sell for $60k... twice the value of the lot. Then I was called just prior to the 60 days asking me for more time because they wasn't able to get the title work and survey completed. I mentioned seeing the ad posted for $60k and she said they had a buyer and needed to complete survey. I told the lady that I would agree to more time, if they provided me with a copy of the survey and she would need to put in writing. She agreed over the phone and said they would be sending the revised contract. No revised contract received.. I did receive a "Release and Cancellation of Contract For Sale And Purchase" letter postmarked 14 days afterwards.Business response

Hi, it was unfortunate the purchase of your land did not work out and we apologize for any confusion. We did try to complete the sale and an example of this is where you mentioned we ran a real estate ad for your property. We incurred many other expenses in marketing your property so it's always unfortunate for us as well when we have to cancel a purchase. We hope you understand and hopefully you will give us another opportunity to work together in the future.
