      Im a resident at ******************* and the management is terrible. The property is slowly deteriorating due to lack of care. The grass is overgrown with snakes, roaches in the hallways, no one answered the phone and brainbridge is the corporate office and they allow this. If this issue is not resolved I will not be renewing my lease. The office staff is rude and they do not want to work. They just want to sit all day. **************** is lying about communicating with residents and the manager doesnt seem to care. Why would you hire her?!?

      Thank you for your review and feedback as your experience is important to us. To address some of the issues with pest control and lawn care, our pest control company has come out on several occasions regarding snakes in the grass and roaches in the hallways and they treated the areas you identified but have yet to site anything. The grass and lawn care are completed on a weekly basis; we are working on improvements to get our general appeal of our landscaping up to expectation as we know this is important. 

      As relayed to you we do not provide contact information to our residents to address their concerns with our vendors as our office handles all communication for the property however, we will keep an eye on these items you addressed.

      We apologize that your impression is that our maintenance and office teams do not care however, it is our top priority to help our residents. Our community manager spoke with you the day you addressed these concerns, acted on an action plan to fix them, and ensured that your service request would be taken care of during the date you provided.

      I have a big concern our pool has been closed for almost 3 weeks. Management at ******************** sent out an email dated June 28th, letting us know that the pump needed to be replaced and that it should be completed by the end of the week. Then, on July 3rd, we received another email letting us know the problem was not the pump it was the switchboard. Maybe management needs to get somebody who knows what they are doing... because my grandbabies are here for two weeks, and I had to pay for them twice to go swimming at a community pool. I'm sure I can't be the only one complaining about the pool!

      Unfortunately,the pool was closed for a few weeks due to the heavy rains received and power outages, it caused the pump motor and electrical board to be severely damaged.We worked closely with the pool company and *************** to make the necessary repairs and delivery installments.

      Email communication were sent on several occasions expressing our deepest apologies for this inconvenience and to keep everyone posted.

      The pool is currently open!The team will be serving cold drinks and ice cream pops to express our apologies. If you need anything further or have any questions, please feel free to reach out.

      As a current tenant at Bainbridge Sunlake in Lutz, FL, I can 100 percent guarantee you I will NEVER lease with Bainbridge again, nor would I ever encourage someone else to. My location is great, and my view is great. But the management, the maintenance, the staffing, the communication, the overreach, & most importantly the convenience here has got to be one of the worst I have ever experienced. This entire management here is at the sole inconvenience of its tenants. They only care about their money, and nothing else. I moved in Dec 2023, and the amenities haven't worked since January (Firepits, Clubhouse are always a wreck with the solution locking it up rather than making the accountability fall on the proper parties, the parking has been a catastrophe since day 1, the gates are always broken or left unsecured). Then when you file formal complaints or concerns, you are blatantly disrespected by the office staff and discarded and targeted by the higher-level management

      When Bainbridge used to manage the property I live at, it seemed to me that they gave little and poor warning about shutting their property related sites down, such as Community Rewards. Because of this I was unable to claim the gift cards I had racked up with all my points I earned by providing feedback to the community, which was used to help Bainbridge in improving their services. I called the Bainbridge office several times and left emails and voicemails to try and claim what was owed to me at no avail. Management was extremely unhelpful and never reached back out when they said they would. In my strong opinion, they are a very badly run company and have little care for their residents.

      My terrible experience with Summit Station began when I received a few alerts about a change in quoted monthly rent, in the unit, and in the move-in date. Suddenly, I received an error message on the application system that my application was canceled on my move-in day. I did not receive a phone call or email from the leasing agent or anyone in the leasing office regarding the cancellation. I messaged the leasing office to ask why my application was canceled and was told that there must have been an error with the system because I had actually been approved.Given that my move-in date had already passed and I assumed the leasing office offered my apartment to someone else (again), but I informed them that I would be ready to move in whenever a new apartment could be prepared. I was supposed to receive a welcome letter and a leasing agreement to my email but never did. I went into the office and the leasing specialist assisted me when I entered the office. I told the leasing specialist about the numerous issues in the handling my application by the leasing staff at Summit Station. She stated that she would take a look and said she could see my application, but (this time) she saw that someone had manually denied my application, because she can see where I was approved for the apartment. The leasing specialist went on to say that due to the mishandling of my application, should I be interested in continuing the application process with Summit Station, I would not be required to pay another application fee and that the administration fee would be tacked onto the first-month rent. This was a lie. Despite there being no mention of paying an administration fee, a move-in date, or even a definite unit that would be available, AND there was no notification, approval, or agreement of an administration charge, this leasing staff still found it suitable to charge $175 would to my account without my knowledge. Then did not inform me about the charge until a day later.

      This company has been a nightmare to deal with!! I had to move due to an insane flood in my apartment, 3 times!! The last time was the final straw as it ruined absolutely everything. I had a 2 bedroom apartment and there was 5 sq ft that was touched with water. Flood occurred on August 5th. I was 1 day late on rent and decided to not pay because my home was not inhabitable AT ALL. I asked the manager to get out of my lease which they reluctantly agreed. But I didnt have carpet or wall until the 15th of august and they wanted me to pay until then which was $900. Not to mention, I have a small child. I found a different apartment up the street. I have called every single month requesting to talk to someone or someone call me back and NOTHING. I called today because I have decided to take this to court. I asked for the registered agent and the lady at the corporate office said, well you can find that information on the ga secretary site. I asked that she just give me that information and she said well Ill have to connect you to someone else. Then proceeded to ask for all of my information. I didnt want to give her all of it because they have asked me this SEVERAL TIMES with no call back. So I hung up. Do not reside of any of their properties! A joke!

      The company stated that they gave a notice to residents but the residents without valid emails were not notified. No notices were provided and no signs to let visitors n is the policy as well. The policy just changed two weeks ago and they stated that they will not be putting up signs to inform visitors about ******. They dont even provide the information to the towing company and you have to call in to request the information. The ******* at capital hill are deplorable. The receptionist that was scheduled for 10/04/2022 at 4:50 was nice but not helpful . The towing company stated that this is not a permanent policy but they must adhere to now to reduce parking issues with the property. The company should look into adequate parking for residents before renting.

      Im a current resident at ******************** and I paid my rent on Sept 1st in full handed money order to Assistant property manager ************************* and a $150 late was applied to my account 9/4? Also he filed eviction on my twice **** and July I handed him the money order for **** in **** 2022 he also knocked on my door demanding rent in **** and July. I paid July and August rent to the court house in July. August rent was paid to the court house 8/5/2022 However my balance is still showing $5700 including with a late fee for September 2022 although September rent was paid on time September 1st I truly believe that funds are being mishandled and theres something very unethical about this situation.

      Bainbridge has bought ************************************************************************* and per their employee (voicemail proving) if you have an agreement to pay your rent late (the 15th) they demand and will enter your home without notification stating IT IS The *** for them to come in to post a notice without notification. I was home and thought someone was breaking in. There was almost a serious incident with an employee because I thought my home was being broken into due to headphones. It is not their right or *********** *** to enter and post. Slip it under the door. The voicemail says by law she had to violate my privacy and home to post a notice that they might file something of I didnt come through with my promise in 3 days and had to vacate the premises. This is not legal.

      Our team at 401 Teravista uses a variety of methods to collect rent in a timely fashion which includes email, phone calls and finally a notice to vacate for nonpayment of rent. When issuing the notice to vacate for this delinquent resident, the Texas property Code gives property owners different methods of delivering a notice to vacate to a resident. Section 24.005 States: Except as provided by Subsection (f-1), the notice to vacate shall be given in person or by mail at the premises in question. Notice in person may be by personal delivery to the tenant or any person residing at the premises who is 16 years of age or older or personal delivery to the premises and affixing the notice to the inside of the main entry door. Our team attempted to contact this resident by phone prior to July 15th to which we received no response. On July 15th our team came to the resident’s home to deliver in person or affix the notice to inside of the main entry door, as is standard procedure for all residents at 401 Teravista. When attempting to deliver this notice, the team knocked several times and identified themselves as management. There was no response when the team knocked, therefore to properly and legally deliver this notice our team used the key to open the door to affix the notice to the inside of the main entry door. As the team was walking away, the resident opened the door and threated to “shoot us if we ever came back and opened her door again.” Our team works diligently to follow all policies and procedures when completing these tasks in an effort to ensure that all residents are treated equally and fairly, as we did on July 15th when delivering notice to this home. If unable to pay rent on the 1st of the month when rent is due, we encourage residents to please contact the leasing office to speak with a management team member. This will allow us to go over payment options directly and if needed, we can arrange a time to deliver required notices directly to you. Our intention is not to invade privacy, but instead to resolve any delinquent rent in a timely and efficient manner.
