Got a survey done from these people and they sent me a pic of my land and said it was stakes there to show my land. I took a crew there to clear it out and when I got there It was only 1 strake out front. This same company charged my nephew and his land had the same pic but no stakes. This company was engaged to prepare a survey for the purchase of a home. They are surveyors, they have one job, to prepare an accurate survey. When I received the survey, I immediately noticed that the survey failed to chart a well-known easement that exists on the property that has been in place for decades. I was aware of this easement because, not only is it recorded in the official records, it was reflected on a survey prepared by this same company for this property several years prior and which was provided to us when we toured the home. The survey was also going to be used to complete major work in the backyard, for which knowledge of the easement is critical. This company has one job--prepare an accurate survey; they failed in doing so, and had I not exercised my own diligence and provided them with the information regarding the easement and with a copy of the very survey that they had prepared several years prior for a prior owner, the survey submitted for the home purchase and future work would have been entirely incorrect. It took hours upon hours of calls and emails to escalate this issue with the company. After I brought to their attention their major error, they sent me a "revised" survey, in which they simply replaced the incorrect survey that I paid $350 for, with the survey they did several years ago. After failing to properly prepare a survey, they had the audacity to charge me the $350 for completion of the survey. I am demanding a refund of the fee because they did not do their job, I did it for them, and they cannot be trusted to prepare an accurate survey.Business Response

A survey was completed for this property. There was an oversight and an easement was missed, however it was revised added and sent to the client. Due to the oversight and issue to the client a discount was provided. The fact of the client not trusting our survey is not accurate. The survey was ordered for a real estate closing on the property, in which our survey was used for that closing to take place. If the client did not trust the accuracy of our survey why was the survey used for the real estate closing? If the client truly did not trust our survey, a new company would have been hired and that simply was not the case.Customer Answer

I am rejecting this response because the company is entirely downplaying the survey error as an oversight. They missed a ************************************************************************************** place for decades. They simply failed to do their job and failed to review the official records in preparing the survey. This could have been catastrophic for me had I not reviewed their work and discovered the error myself because, I informed them at the time I discovered the error that this was for a closing and for work to be performed in the yard for which the accuracy of the survey is of the utmost importance. The companys argument that the survey was acceptable for closing is a red-*******. The bottom line is that the survey was not accurate and only was corrected after I personally reviewed and requested correction. The bottom line is this survey company is not competent and not reliable. Had I not done my own diligence and reviewed the official records to inform the survey company of what they wish to downplay as an oversight, I would have relied on an entirely incorrect survey for work on my property. Therefore, the meager 25% discount that the company offered is not a sufficient remedy. I am demanding a full refund. The survey was wrong and was only corrected because of my own actions. The survey company should not be entitled to any compensation for their sheer incompetence. They have one job, that job is to prepare accurate and reliable surveys and they are unable to complete it, and should not be used by others, particularly given their unwillingness to own up to their failures and provide adequate remedies to customers.

******* Survey located in s. ******* allegedly performed a survey 10/31/2018. The indicated the setcorners (which are regulatory dictated to be 1/2 pipe with surveyor I.d. Cap on it. They did not use the required reference point as required by ** **** Ag survey regulations that requires them to trace the steps of the original surveyor of the original plat or find township /sections/ and locate the original monuments set by original surveyor. This info is found at ******* **** of ************ land records. Those monuments are permanent. If they are missing **************** is required to rebuild them. Then submit corner surveys to the database - that can be found online, in land records database for each township section. Resurveys require more than finding rebar or referencing other subdivided parcels fences as references. Target (also in S, Fla allegedly the ****** ******* of ******* surveying, did not do use any survey equipment, the tripod tool, placed at plat corner, or any survey tools. The hourly workers they sent out to do a resurvey, were not licensed surveyors. They utilized metal detectors and shovels. In spite of the fact they found no pipes with I.d., these hourly workers allegedly set corner markers. Their actual drawing shows the pipes placed 5 feet past my wood privacy fence 8 feet tall with 4 feet of trellis on top with elec fence and barbwire on the interior, on a lot completely fenced wit wood privacy fence and gates with master locks. I also have 8 security cameras. - in spite of that their drawing indicates thet set a corner five feet inside my fence line. ? How did they access the property fenced and locked to set corners five feet past my privacy fence? They were not caught on surveillance cameras. When challenged by complaints to the **** of regulation, they now have hourly workers return and AGAIN without survey equipment. Or even a measuring tape. I took 100 ft tape and measured.
