    Hired this person by strong recommendation from my real estate agent, *******************. He did a home inspection as part of my purchase of a home we were buying. He said there were no new issues with the roof. However 2 weeks into moving in, there is a significant leak which several roofing companies said could not be missed by anyone providing an inspection. The are two areas of 6 foot long ,old rot that are now leaking into the home. They even asked for the company name who did the inspection , they were so bothered. Now I have pricey repairs that should have been handled by the previous owner or we could have backed out of the sale.. I would like my money returned for this inspection and to have him accountable for what appears to be negligence either by not going on the roof to inspect or intentionally lying about the damage on the realtors behalf to push the sale.

    Good Morning,

    I am always sorry to hear of a customers dissatisfaction.  However, there are some issues with the complaint that I would like to address. 

    The first concern is that it was stated I said there were no issues with the roof.  That is false and inaccurate.  I have attached 4 separate photos of documented roof issues that were included in the report. Multiple locations of damaged tiles, debris build up, missing fasteners, full gutters and significant staining in the attic over the garage were all issues that were listed in the report and screenshots of the report are attached.  We actually recommended repairs by a licensed roofer for several issues with the roof.

    In fact, the client purchased a 4 *************** Inspection as well and we failed the roof on that report, stating that the roof was unsatisfactory.  Repairs were clearly necessary.

    The possibility always exists that additional issues were identified, but the photo included by the client may actually be from the garage.  If so, the attic stains I noted in my report were in that exact location. There was a claim that repairs had already been done in that area so we recommended to inquire with the owner about the details to be sure.

    As home inspectors we do have limitations.  For instance, tiles roofs are not walked on due to the likelihood of damaging tiles combined with the fact that the physical integrity of the tiles can hide issues anyway and it is not worth the risk of damage.  Also, the attic space in the home was extremely limited.  Both of these limitations are directly said in the report in an attempt to be as accurate as possible.  On page 14, we state the roof is not walked on due to being tile and on page 18 we state that there was much of the attic that was inaccessible.

    Another factor unfortunately is simply the weather and the amount of rain we received before and after the inspection date of April 29th.  The amount of rain the two months since was significant and can lead to new or more advanced issues in already documented locations like the garage.

    As for the insult of me possibly lying intentionally, I have no stake in whether a sale goes through or not.  I gain nothing by lying other than unhappy customers and I find the accusation offensive.  I have been recommended by the realtor of the last couple of years multiple times, but part of that is him knowing I am going to do my very best to tell the truth each and every time.

    All of that said, I am going to refund the inspection fee in an effort to make it known that I am not interested in people thinking negatively of me or my integrity.  PLEASE NOTE, a refund in this case is in no way an admission of fault because I firmly believe that a quality home inspection was performed and good information was provided to the client, specifically abou the roof.  Circumstances or situations do sometimes arise that are just unfortunate and unpredictable.  I stand by my 16 years as a full time home inspector and thousands upon thousands of inspections completed.
