    Zero stars. I regret renting ********************************************************************** at $1395mo. from ***************************** (THI Properties LLC, *********************************). ******* treated me like I had no right to live in property without disruptions. THI obsession over property violated my right to privacy and quiet enjoyment, repeatedly entered for non-emergency reasons without prior notice (against Georgias law). THI gained access via attached garage keypad code, to enter door leading to interior of house. VERY CREEPY STALKISH BEHAVIOR. THI called me names like "moron, nuts, fat a** ignorant" and c*** I put lock on backyard fence for safety. THI cut it off. *** stuck erroneous eviction notice on front door threatening to evict me for locks and not changing "HVAC filters" he left in garage during ANOTHER unannounced entry. I filed a police report about THI overall conduct. During move-out, I took pictures and returned property to pre-lease condition. I tried moving last few items from garage but THI behavior became belligerent and threatening. He yelled "Get Out Now!" From my experience, ******* is a verbally abusive, racist. I hate I gave a ***** to live in his "little" house. ****** shows THI filed eviction against a tenant "black lady" that rented after me. THI seems to like renting to "black" women. He probably think he can bully us. When I first applied we did initial walk thru. *** took me thru master bedroom of property, where an older "black" lady was STILL IN HER BED. She looked shocked to see us. This makes me wonder if she endured the same "enter at will" experiences. THI is White skinny male, of short statue. Doubt he'd approach a man in same disrespectful way. THI claim to be millionaire with multiple houses. If thats true, why THI so very obsessed with "little" house in **********, **. He threw grownup tantrums then call me difficult tenant. Surely, because he couldn't run over me. *** left a me voicemail days before move out saying, "You're such a wonderful person."

    Ms. ******** complaints were disproven in the Fulton County Magistrate ***** hearing Case #**MS170632.  She delayed the initial court hearing by stating she wasn't sure of her legal rights and wanted legal counsel.  When the trial was rescheduled she had never obtained legal counsel and was pro se.  Her case was dismissed because she had no proof of the things that were reported that I had done. She delayed the exterior siding and painting project by changing the locks on the side gate of the house. She was given $200 off her rent for any inconvenience and my siding company can confirm what she actually did to interfere with improvements that were previously confirmed with her before the commencement of the project. I had provided her a move out statement minus deductions for damages and delays that occurred during her tenancy. She even turned off the natural gas to the hot water tank and then demanded that I come out and relight it. She was the one that turned off the natural gas instead of turning on the outside water valve which was my original request so that the siding company could have access for the project. My plumber confirmed that she had in fact shut off the natural gas to the hot water tank and I charged her for the service call.  I had no faith in her knowing any basic home maintenance skills. She waited 4 months to tell me that the hot water wasn't warm when all she had to do was increase the temperature by moving the dial on the hot water tank to the appropriate temperature she desired. She required that I come out from *******, a 2 hour round trip, to satisfy her request.  Also, by her not allowing me into the house on a quarterly basis, a portion of the garage ceiling collapsed due to the fact that the garage door opener was not working properly and she never notified me about that problem. She also changed the locks without my approval, again going against the Lease Agreement.  I never once entered the house without her approval or notification where 24 hours was given. She had no right to refuse my entry to service and maintain the property.  She even tried to present a portion of the Lease during the ***** Hearing but I provided the Judge the entire copy of the Lease.  She is a very hypocritical person, doing whatever she wants and not reading the Lease, or knowing what are some basic home maintenance duties which are required.  Her actions showed that she basically felt like the house was hers to do whatever she felt like.  Even questioning my repairman as to if they could be trusted to service her house.
