    ******************SUBJECT:SOUTH PARK COTTAGES, TINY HOME, UNIT 1100 - GRIEVANCE In October 2023, I was preapproved for a mortgage by *********** In my efforts to get my loan approved and finalized through the underwriting review subsequently, ********** denied approval because South Park Cottages did not provide the necessary information and documentation in a timely manner. As a result of ********** denying my loan, South Park Cottages informed me that if I did not purchase the tiny home with cash, they would sell the home to another buyer in waiting status. In December 2023, I purchased the tiny home in cash for approximately $245,000, including additional techie home expenses. In January 2024, I started moving my important possessions into the tiny home. Since living in my tiny home, I have been faced with several major operational deficiencies: Plumbing. I cannot use the hot water in the kitchen sink, bathroom sink and shower simultaneously without the water going cold immediately. Heating and cooling system is inadequate. The system does not keep the entire unit hot or cold as needed, as the weather conditions change. Inadequate ventilation. Inadequate access to the heating and cooling system.Electrical systems inadequate. The electrical circuit breaker was/is not labeled.An unstable upper outside deck.Although the seller/builder (************************************) addressed some of my major urgent operational unit problems, I still have major concerns with my unit/property that do not meet my satisfaction. There are major property defects and poor workmanship issues to my property. As a remedy to resolve my grievance and concerns with my unit/property, I have requested ************************************ to buy back my South Park Cottage, Tiny Home, Unit 1100, and to allow me a reasonable amount of time to find another home to buy. I made the written request to ************************ on May 8, 2024. I have not gotten his written response yet.

    ********************************* and his real estate partners and in-house team of real estate professionals, including ************************* (****** *********** and *************************** (Movement Mortgage) are unethical, immoral and unprofessional. They refuse to refund my deposit, after being under contract for an entire year, and misleading me to believe that I was qualified for a home loan. ****** and his team denies all wrongdoing and have not accepted any accountability or responsibility for their bad business practices and continue to shift the blame onto others. I experienced economic and financial abuse at the hands of this real estate team that I entrusted to help me throughout my home buying process, whose mission was to help Black people obtain homeownership who were at an economical disadvantage in the housing market. The unethical practices of this team first came into play when ************************* provided dual representation to both the Seller and the Buyer. However, she failed to advocate for me as a Buyer, and did not draw up a fair contract that was in both the Seller and the Buyer (myself) best interest. The contract was one-sided, as it was only beneficial and in favor of the Seller (******). There were no contingencies in place to protect the Buyer. They had a fiduciary duty and responsibility to uphold to their clients, but were negligent in doing so, and acted in bad faith. They were often non-communicative and dismissive when responding to concerns, complaints, calls and emails, or slow to respond. They always gave vague or misleading answers to questions about the construction of the home, as well as the status of my loan and the underwriting process. Overall, it was a horrible experience that caused me a lot of mental anguish and stress. Im forewarning buyers to please be mindful and careful of purchasing a home with this particular real estate developer, realtor and lender, as they were not upfront and forthcoming, and will hang you out to dry.
