Beginning of June I got a text from ************ Zion **** requesting to use him as my Realstate Agent to represent to buy a house. Before I let him to show me a house. I told him that I cannot buy a house now because my rental house lease is at the end of November and they will charge me 2 months of penalty if I do. And the Agent texted me stating that he would contribute $3,500 to my breaking lease. I agreed with him to show houses. I found a house and signed a contract on it. After I hired house Inspector and he found 12 items needed repairs and the Seller did not want to fix them and he offered $2,500 to me after closing to repair. And I said no to the Agent and to convince me to sign the counter offer, he told me if I gave him after closing, he has Contractors to fix all the items for that price. At first the Seller would contribute $4,500 to closings plus $2,500. totaling to $7,000. And to convince me to sign the counter offer ************ Zion **** told me that according to Georgia Realstate Law, a Seller cannot contribute no more than $7,000 and after I sign the counter offer and pay $10,000, I found out that was a big lie. Since all my money was in CDs, when I went to close 2 CDs at ************* I've been charged $3,046 for penalty and about $4,000 penalty at ********* So, after I found out about all the breaking lease and bank penalties, I texted him and asked would you honor your words as stated you would contribute $3,500 to my breaking lease and he said no. He said that he would only cover my moving and cleaning expenses. I requested him to send the moving confirmation email showing that he would move my furniture on 8/01/2024 and he sent me a fake email confirmation to make me go through the closing process. The day before the closing I called the moving company and I was told that ************ **** had never booked a reservation to move my furniture. And I was supposed to return the keys of my rental house on 8/02/2024.

I have listed my condo for sale with a real estate agent who is listed in FMLS/MLS. Virtual Property has been harassing me for days with text messages that sound like they are from someone that I know. I have blocked several of their text messages yet they persist. The latest one came this morning at 8 AM!!! Note that today would be the 4th of July a ****** holiday! I have zero interest in speaking with these a** clowns. Also, what they are doing is a violation of Realtor code of ethics to contact a seller directly who is listed in FMLS/MLS.

long story short, i did my due diligence , i requested all labor to be done by a professional license and insured . The seller was supposed to provide with work warranties and repair invoice after closing and it was not the case, house was inspected by termites and they stated that nothing was found but when i moved in on 03/07/23 the day i went to shower water started to leak from the wall in the master bedroom, the professional that came from **************** indicated that the water pressure was set to 120psi to ''FIX'' the marginal water issue pointed on the initial inspection, therefore it passed inspection., 3 days later we had a swarm of termites out of the main bedroom. I have not had a response or help from the sellers agent and the seller refuses to answer. i've reached out to my agen about these issues asking no more than to be reinbursed for what i had to pay out of pocket but we've had little to no success with this. i had to pay out of pocket for Plumbing repair because the seller and agent refused to paid for the repair that was supposed to be done after the initial inspection, a professional came and said that to fix the marginal water pressure in the house whoever did the work set the *** to 120 which couldve cause damage to the piping and flooded my house I have 3 kids in the house and I have not been able to sleep. there were also Bat in the house that i had to pay to get removed myself. With that added, there is Squerls in the attic and I now have to pay to get a full exclusion done on the house all together i've had to spend about 8k total on stuff that they were supposed to get taken care of and now that the sell of the house is complete no one is answering my emails, the agent seller refuse to answer messages. Ive lost work hours although I work from home handling these matters, in addition to this, We just found out that the listing of **** Acres was incorrect, the property is only a total of **** acres but we paid and offered for ****

We have submitted complaints regarding numerous real estate crimes committed against us regarding our home at ****************************, ******************/*******, GS *****. We have found that a real estate agent went into **** registry and changed home ownership showing ********************* then ******************************* then fake straw buyers. Although legally in the court we still have the title in our names. Also there are some questionable histories regarding different and various ****** real estate licenses. Questions on who these individuals true identity is or their relationship to ********************* need to be addressed. ******************************* real estate license and his relationship to ********************************* need to be evaluated. Our home had 2 mortgages. The 2nd mortgage should have never gone to foreclosure. We own our second mortgage. In 2008 ***** Fargo forgave our second mortgage as part of the class action predatory mortgage loan filing. But somehow in December 2021 **************************************** was foreclosing on it. Attorney ******************* out of ******* handled the purchase of our second mortgage for *********************. She has a dual relationship with ********************* and ****************************************. She purported that she did a foreclosure on the second mortgage in the face of an active bankruptcy. Very concerning and suspect is she has a relationship with ********************* and ****************************************. Numerous irregularities occurred with our home at ****************************, ******************/*******, Georgia. This needs to be repeated we had 2 mortgages on our home. Our second was forgiven in 2008 as part of the massive predatory loan legal action. Somehow it was brought back to life after 10 years. We were informed by ***************** Services they purchased a group of loans from ***** Fargo in early 2018 and that is when our 2nd mortgage was given life after being forgiven.
