    Moved into ********************** feb 2024 after paying double deposit. 2400 plus first months rent, mind you a veteran and a single mom of two kids. After being in the home for about 3 months I started noticing things like running water outside the house when I was he clothes, the floor starting to literally look like its rolling and then MOLD. Mind you I work two jobs so my only availability for anyone to come to the home would be on a Friday, I worked two jobs one I still have and thats at a doctors office and the second planet fitness, I lost my job at ** due to the negligence of the contractor to be on time on a Saturday morning before I have to be at work at 2. Never showed up till I was on my way to work which in return I had to call out and I lost my job. *** had companies come out and do assessments on the mold the structure and the hvac system because mold was found there as well. In August of 2024 I couldnt figure out why my son kept staying sick, I have doctors documentation stating why and results from an allergy test that showed my son was allergic two types of mold and dust mites. She recommended removal of the mold. The structure of the home has started to literally come apart. I sent them a demand letter asking for $8000, That would be for lost wages time off work for doctor visits as well as my deposit and pain and suffering because this is absolutely stressful. Two hours and 15 minutes after my lawyer Emailed them The demand letter I can show you where **** received a certified letter from Jd Homes to myself, giving me 60 days to vacate the property because he said the owner was selling it. Today was September 18, I was advised by the owner the HVAC people that were coming out to clean system would not need access to my house so why do I have them on camera in my home and using my things in my garage they used my mini vacuum I have all this on camera.

    There is no attorney, I do not have one. So who they are referring to may be the lawyer that sent the demand letter. This case has not been settled by a lawyer nor is one representing me

    I am rejecting this response because: I hired an attorney by the name of **** *** to do the demand letter only after that they no longer are involved if the other party does not respond. JD homes has not responded so its closed. As you can see

    I applied first I was denied saying I wasnt on my job long enough so then I added a co applicant she was denied for insufficient income. Our total household income per month is ****** so we were denied for lack of income how??? I need to understand it seems to me they are taking people money and denying them just because they want the moneyThey are also showing a dirty house I want my application fees back today cause if not I will be calling my bank to get back you are robbing people blind I wonder how many more people applied that got the same answer. Now I will be calling the federal trade commission and also fair housing because this is not right!!!

    We did not accept this applicant.  The applicant signed an agreement that stated; Application fees are NON REFUNDABLE even if you are denied.  We will attach.

    Jd rental I contacted them about a condo rental paid the rent for it was monthly plus a deposit Abd fee for application Abd tgey sent me all the info Abd when I got the Tge rental *********** saud it was a scam

    On March 24,2023 I submitted an application to lease a property located at *****************************************************************************. The home was leased by another applicant 03/31/2023. The leasing company denied the application fraudulently due to lack of income but I can prove that the application included income verification that more than meets the income requirements. JD homes is refusing to refund the application fee. The leasing company, JD Homes, did not complete the application for the lease until after the home had been occupied by another applicant.

    +Applicant must have one year of employment history

    +Applicant must have a monthly net income of 3x the rental amount.

    *************************** earns $2300 net per month at Staples

    I am sorry but *************************** does not qualify for a lease amount of $1795 per month

    The application included a co-applicant, named *******************************. The income combined for both applicants met the income requirement to be approved.

    The second applicant, *******************************, started his job at Publix Grocery last month, March 6, 2023.

    The applicants do not qualify.

    Property Manager resigned the day before court hearing to evict tenant who has not paid rent since October 2021. DeKalb County court of the magistrate is 4 months behind on cases. He has refused to provide me a copy of the month-to-month lease he has with the tenant. He has included monies collected but not has released any of those funds to me. Moreover, he did not return those funds.

    In Aptil 5th court mediation,  the court accepted proof of $2100 payment from tenant and deducted that from total remaining rent due to landlord. This $2100, still being held by JD Homes Management,  LLC, covers 5 months of management fees for JD Homes plus a $230 administration fee for eviction services. The remaining $1170 should be remitted to me immediately through electronic banking transaction (zelle) to expedite payment. No monies are due to tenant.

    This message is to confirm that JD Homes Management, LLC responded to my complaint request and has remitted the monies owed. I have received the $1170 in my account, and we have resolved our contractual relationship. You can **** the complaint as resolved or remove.
