Charged a late fees and sent a deliquency notice. The Retreat didn't follow the lease guildlines to schedule a 'Move Out" appointment. Rent due August 1st, rent was paid August 1st. No scheduled appointment was made for move out inspection happened, it jsut happened August 5th, the retreat then charge my account for $100 on August 6th and accessed $30 worth of late fees one day ofter the charge was entered. On top of that they sent a deliqueny letter to me saying that I was in violation of contract. They are not following the lease and they are not even giving me or anyone 24 hours before a late fee is charged. I asked for a written statement on what they consider late charges and they will not provide. They are just expecting people to pay no questions asked. How can it be legal for then to put a charge on an account 1 day and then start charging late fees the nexts. Doesn't sound legal. I asked if I could pay the cleaning fees the day of the inspection and they said no, they have no way of collecting. So no matter what under their system and process, i would automaticlly be charged a late fee, and then the next day a late fee on the late fee. *********************, refused to provide the information. Terrible people do business with, they want fees, fees and fees and they don't follow the lease obligations.

I would like to place a formal complaint about The Retreat at Kennesaw. My son moved into this apartment complex 08/2022 and on move-in day was placed in a different room than the signed contract stated (smaller room...same price). After much headache the manager sent out a new contract stating they "have the right to put you in ANY ROOM THEY SEE FIT, DESPITE SIGNING A CONTRACT AND YOUR HAVE TO PAY THE ORIGINAL PRICE". I did not sign this "updated" agreement. One month later (Sept. 2022) this complex started sending out emails and texts to the college students and parents stating if they did not go ahead and sign for Aug. 2023-2024 year, their rooms will be given away. If they decided not to sign right then, the price they pay would increase to the going rate and they would have no say. After getting bombarded with these emails, along with my son getting bombarded and basically coerced into signing, I did. We signed under the assumption that we were not signing a contract, but a possible spot if he did need the room a year from then. This is a new apartment complex by Landmark apartments and needs to be reviewed.
