    I moved to Alcove Apartments in ****************** the beginning of this year off one of their previous tenants recommendation. I am not a tenant that you hear from, yes my rent may be late but it was always paid including late fee with no problem. My issue started maybe 3-4weeks after I moved into the unit I noticed black mole around my tub area that would come back in the same pattern and same spots after 4-5 days from scrubbing it with Clorox. I received a noticed on August 19th that my leasing agreement is soon to expire and the new pricing I will be paying upon renewal. The same date (August 19th) I went into the office to speak with management about my mole issue and to express my concerns about the raise in the leasing agreement. As I stated my issue the manger (Ms ******** said she will have someone to look at it, at least 2-3 weeks went by no contact. On September 9th I contacted the office to see if I could set payment arrangements for what was due since no one has came to check on the mole issue, oddly I was denied. Which lead to the property to file eviction and still not fix the issue. I am now being charged with outrages fees outside of what was owed like bulk items removed when I have video of the mole as well as what the apartment looked like when I left! I am starting to feel like the entire company is a scam especially the way business is handled at this complex, it needs to be investigated. I have had more health problems living in a unit with black mole than I have had my entire life. I just would like for the property to acknowledge their wrongdoing.

    The Apartment was not ready to be moved into and needs to be heavily worked on before someone else moves in here. I have been without AC/Heat since late February 2024 and have put in a total of 4 maintenance requests to have my appliances fixed. The last time i tried to operate the hvac unit electricity came out of the switch and the unit made a popping/exploding sound.I sent an email asking for this issue to be further looked at and if there is another unit I can stay in while my apartment gets fixed. I received an email two days later stating I needed to contact the corporation with my issue. I then proceeded to contact the ************** location and I have yet to receive a response. I sent another email to the complex about how my issues have yet to be resolved with no response. I sent two more emails afterward with no response.This is a major issue because I work from home the majority of the week. I can not work with fluctuating temperature conditions. Georgia law states that the temperatures for residents should be a minimum of 65 degrees fahrenheit and a maximum temperature of 85. My apartment complex has reached temperatures way out of this range.This is also a major safety hazard. The entire HVAC system needs to be replaced but maintenance and this Apartment complex have neglected this. I am at risk of carbon monoxide poisoning caused by broken filters. This is and will be potentially lethal.I should not be liable to give a 60 day notice or pay any early termination fees when I have been trying to contact multiple people about this situation for months. Working HVAC is advertised in my contract, it is within reason to say The Alcove is breaking the implied contract of amenities provided. I have been paying full rent without working amenities for two months. I offer for the Apartment complex to keep the security deposit in return. I will be moving out the end of April.

    The issues reported this day was discussed with the resident and she was released from her lease obligations here at The Alcove. She was not charged anything for breaking her lease and I have attached the move out statement which shows we did not charge her any termination fees. The reported work orders were completed.

    During the ********************************************************************************************************************************************************* my rent for each month I payed the last month then was given a bill for May 1 the day I no longer occupied the residence double billing for $125.00 there should be no monies owed?

    ****************** ~ I do appreciate your question and will do my best to answer any questions that you may have.  You stated that you were never given a meter reading for water usuage and this is true.  The Alcove does not have meters and there is no way to read meters.  If you remember when you moved in there was a Utility Addendum and that addendum stated that we use the RUBS method of billing.  We base our billing on the unit size and the number of people living in the unit.  If you no longer have a copy of the Utility Addendum I would be happy to send one to you upon your request.  When you first moved in if you remember you did not receive a water bill for the first 45 days.  You moved in on April 30, 2022 and you received your first bill on 7/1/2022 for the billing period of 5/1-5/31/23.  The property bills in arrears and that is why when you move out you have one final water/sewer bill.  The letter you received was not for anything charged in May but it is a May statement showing what is owed.

    I hope this clears up any confusion.  I would be happy to send you the Utility Addendum and also your ledger so you can see when you were charged for water/sewer.
