1 starRegret from Day 1 We moved into our home January *******. Since March we have been trying to get repairs completed. We cannot get a response by phone or email anymore they have come out for a leaking sliding glass door said it was normal to leak inside even on a light rain. Windows wont stay up and claimed that was normal also. We had a leak in one of our guest bathrooms and it left inside of cabinet waterlogged and ruined and have not replaced, we also have a piece of trim that is unmatched that they were supposed to bring out and replace but have not. The flooring that came in the home is so thin it can be torn by hand we resolved this issue with them. This has been one nightmare after another so we havent been able to enjoy the fact we have a new home. There is no such thing as good customer service when it comes to this place.Review fromCleveland S

I spoke with Mr. ****** as well as the retailer and the retailer is suppose to be sending someone out to make repairs. As far as the manufacturer this customer is out of warranty.Review fromjoseph b

1 starour home is three tears old. So i get the warranty is up. We bought the largest, most expensive triple wide they had at the time. Nothing but problems from day one. They have a large file of repairs on this home. Bought the sub zero frig, 3 years and four units later still no working ice maker. We had to buy a counter unit. Now the sub floor is spongy all over the home. Been under all the piers are tight, no leak. Just weak floor all over, scared i am going to step through the floor. For $251,000 this is crazy. I would not buy another loh again. They tell you what you want to hear and never follow through. My 2022 home is full of mold Big Wig told me there was no mold. I'm disappointed in the man's behavior towards my life changing event of mold toxins in my home. My home is sick and now I have a horrible diagnosis that is due to exposure to the mold in my LOH. I purchased home in October, It was built in August and sat on *********************** lot until November 2021. I had mold around whole home ventilation, the repaired...it's back. I have fungus in my bloodstream now I reported to LOH well before my warranty expired, ************ Wig didn't show up here until August 2023. He promised to also repair the decorative rock on my Tub in my master bathroom, repair my sliding glass door, haven't heard a word from him. My kitchen floor is curled due to lousy installation, he was aware Ineededthe repairdoneor new flooring installed. They don't care to that my life or my families life is disrupted. 1 starWe bought a *************** home in June, 2023. We've had nothing but problems from the dealer and manufacturer. Currently, we've had a major water break in the bathroom, which has resulted in walls and flooring being removed. This is the second break in the same location. The contractors they send out are ridiculous. Please do your homework if you're thinking of buying a Live Oak home and DON'T BUY! We made a ***** decision and have been paying for it since we bought the home. We are using our own contractors on this repair, I would never use one of theirs again. When the walls were removed from water damage, we saw that some of the flimsy exterior sheeting wasn't installed good and we can see daylight and the exterior siding in many places. They scammed my mother sent the wrong home and its continuously falling apart. Same issues as everyone one else here.She was almost burned up because her home caught fire. The inspector report says its how the manufacturers wired it was incorrect.. windows leak. They have promised to fix for months yet no one ever shows .Live Oak Manufactured Homes

We bought this home new in 2021. So far we've had to replace the plumbing under all three sinks, the front door and we had a roof leak above the utility room. Upon inspection of the roof there was a random nail stuck half way through the shingles. There are also countless slices in the bathroom and kitchen linoleum which we didn't notice until they started peeling up. The quality control in the manufacturing process does not exist. This home should have never left the warehouse in this condition. We overpaid for a hunk of complete trash. Do better.Live Oak Manufactured Homes

The quality of this home is terrible. My wife believes this Brand New Home is refurbished. I had them come out many times to fix things. I finally got fed up and decided to fix things myself. Every time they would come out, the problem got worse. The cabinets are all un alliened, there are gape in the moldings, caulking and grout missing and cracked in many places, siding had nail holes everywhere, and was cut to fill in spaces. This home was built in April, 2022 and purchased in June, 2023. There were cosmetic items that are typical with moving and installing a manufactured home. *****, ****, and ******************* should be ashamed of themselves for letting people get taken advantage of, hiding behind fine print, and sending out complete junk for "homes" my travel trailer is put together better than this $100k manufactured "home". delivered Oct/Nov of 2023, HVAC issues, electrical issues, plumbing issues, overall craftsmanship is a horrible. No one in the process of this trailer should have an ounce of pride left in their soul, and the cross eyed monkeys that assembled this thing(no wait, monkeys would have done better) should all be fired. But, they'll hide behind the "warranty" and "as per your contract" BS. Class action anyone? seems we have enough...ZERO is the rating not one.Live Oak Manufactured Homes
